The Prestige City Mulund
The Prestige City Mulund is an in-progress hillside township project by Prestige Group in Mulund West, Mumbai. Planned as a hill city, it covers more than 30 acres on the lower slopes of Yogi Hills, where Sanjay Gandhi National Park's forest begins. Groups of tall residential towers take up the land, with shops, offices and community buildings planned between them.
The township grows one phase at a time. Its first tower, Prestige Siesta, is complete and sold out, while Prestige Bellanza is scheduled to finish in 2027. The newest launch, Prestige Forest Hills, adds bigger homes with three and four bedrooms.

The Prestige City Mulund Price Details
The Prestige City Mulund's lowest current price is Rs. 3.29 Crore, for a home in Forest Hills. Bellanza's homes are sold on a price-on-request basis, and Siesta can only be bought on resale. The EMI calculator on our site works out the instalment for a home loan of this size.

The Prestige City Mulund has its entrance off Agrawal Road, between the wooded hills and the built-up town. LBS Marg is the nearer of the two main roads, the Eastern Express Highway lies farther east, and a new link road to Goregaon is planned. Schools, hospitals and parks are all within a short drive of the gate.
Billabong High International School is a 1.7 km drive, and Sardar Pratap Singh Udyan is 2 km away. The Priyadarshini Indira Gandhi sports complex is 2.2 km from the gate. DMart Ready is 3.1 km from the township.
A little farther out, Upasani Super Speciality Hospital and the SSRVM school are each about 3 km off. Thane is 4.8 km by road, and the Airoli business area is close to 12 km.
Floor Plans
The Prestige City Mulund has a plan for most family sizes, from two-bedroom homes up to four-bedroom homes and duplexes. The compact end is in Bellanza, which also has the duplexes and sundeck homes. Forest Hills is the phase for space, with 3 BHK plans measuring 1,022 sq ft or more and 4 BHK plans of 1,745 sq ft or more.
Siesta's three-bedroom homes each open onto a sky lounge measuring as much as 450 sq ft. Exact layouts differ by tower and floor, so we send the plans for whichever phase a buyer chooses.
Amenities
The Prestige City Mulund is planned so that every cluster has a club of its own. Siesta's private club uses the 10th and 11th levels of its tower, Bellanza's clubhouse runs over five levels, and Forest Hills will offer 50-plus amenities. Open lawns, gardens and trails fill the spaces between the towers.
Among the facilities in the phases are:

- Padel, futsal and three-a-side basketball courts
- Rock climbing wall and skate park
- Library, card room and kids' story room
- Medical consultation room and creche
For the wider township, Prestige has proposed a temple, a school and a hospital. High street shops, restaurants and cafes are planned as well.

The Prestige City Mulund RERA and Approvals
The Prestige City Mulund holds a separate MahaRERA registration for each phase, all filed by Prestige Mulund Realty Private Limited. Siesta was registered first, in 2017, as P51800005285.
Bellanza followed in 2022 under two numbers: P51800045339 covers the first three wings (A to C) and P51800046488 the last three (D to F). Forest Hills holds P51800077457 (2024) and PR1181012600556 (2026). Every number is open to search on the MahaRERA site.
The Prestige City Mulund Construction Status
The Prestige City Mulund will be complete only when its last phase and the planned public buildings are done. Of the homes now under construction, Bellanza finishes first, with its first three wings due on 30 April 2027 and the other three on 30 October 2027. Forest Hills comes later: its first phase is due on 30 April 2031 and its second on 31 July 2032.
Siesta has no unsold homes left. Its registration now reads completed, after a revised date of 30 June 2025, and we are checking with Prestige on the occupancy certificate. Retail, the temple, the school and the hospital are planned for later stages.
