Prestige Bellanza is a late-stage, under-construction apartment and duplex project by Prestige Group in Mulund West, Mumbai, holding 1,636 homes registered in two phases. It is one of the clusters planned within The Prestige City Mulund at Yogi Hills, and its land measures roughly 6.5 acres. Its range runs from 2 BHK apartments to duplexes.
Six wings, A to F, rise around a podium garden known as the E-Deck. A five-level clubhouse and a 54-storey façade complete the design. Each apartment plan includes its own sundeck.

Prestige Bellanza Price Details
Prestige Bellanza homes are priced individually, and the current rate is shared on request. The cost of an apartment depends on whether it is a 2 BHK, a 3 BHK or a duplex, and on its wing and floor.

Prestige Bellanza is in the hillside part of Mulund West, Mumbai 400080, close to Swapna Nagari and reached from Agrawal Road. The township is bounded on the west by the forest of the national park around Yogi Hills. Thane begins a short drive to the north.

Prestige Bellanza offers four home types. Two are three-bedroom plans, one is a two-bedroom plan and the fourth is a duplex. Details of each are set out below:
- 2 Bed Grandeur: open living and dining, master bedroom and a sundeck
- 3 Bed Pristine: a third room designed as a den, plus a deck of 50 sq ft or more
- 3 Bed Grandeur: roomier living areas and a deck of 50 sq ft or more
- Duplex: an apartment on two levels
The Pristine series faces inward towards the E-Deck, while the Grandeur 3 BHK homes are turned towards Yogi Hills and the city skyline. Sizes come with the price list, which we send on request.
Amenities
Prestige Bellanza residents share the E-Deck, an open podium spread over 1.8 acres, and a five-level clubhouse. Facilities across the two include:

Prestige Bellanza RERA and Approvals
Prestige Bellanza Phase 1, made up of Wings A, B and C, carries MahaRERA number P51800045339. MahaRERA registered it on 12 May 2022 for 837 homes, with a completion deadline of 30 April 2027.
The second phase, Wings D, E and F, carries P51800046488. It was granted on 6 August 2022 for 799 homes, and its completion deadline is 30 October 2027. Both phases are promoted by Prestige Mulund Realty.
Prestige Bellanza Construction Status
Prestige Bellanza remains under construction, and both phases have entered their final year of work. Phase 1 has an April 2027 deadline, and Phase 2 must be ready by October 2027.
