Mana Dale at Kodathi: Homes, Costs and RERA Details for 2026

Down the road from Bellandur, Kodathi is where Mana Projects is putting up Mana Dale, a tall, phased apartment community. Anyone thinking of booking should know that the two phases on the RERA register finish in different years. What follows covers sizes, money, registrations and the checks worth doing.
Project Background
Mana Dale went on sale in November 2023. The master plan has 682 homes across 6.39 acres, and the highest towers have 28 floors on top of the ground floor. D. Kishore Reddy set up the developer in 2000, and its work is concentrated around Sarjapur Road.
Phase one broke ground in December 2023, followed by phase two in January 2025. At present the Karnataka RERA register holds 485 homes spread over four towers, and the balance will be added later.
Apartment Sizes
Homes in phase one have three or four bedrooms; two-bedroom flats appear only in the south towers. Carpet area, which excludes walls, balconies and shared areas, is much lower than saleable area.
There are three 3 BHK plans, each with three bathrooms, saleable at 1,590, 1,786 and 1,822 square feet. Carpet is approximately 1,008 square feet, 1,027 square feet and 1,071 square feet respectively. The single 4 BHK plan has four bathrooms, 2,145 square feet saleable and approximately 1,357 square feet of carpet.
The south towers also have a 3 BHK with about 933 square feet of carpet and a 2 BHK with about 832. Floor plates carry four homes in towers one and two, and five in the taller south tower.
What You Will Pay
Pricing begins at Rs. 154 Lakhs for the 3 BHK of 1,590 square feet, the smallest plan, and ends at Rs. 206 Lakhs for the 4 BHK. The middle two 3 BHK plans, 1,786 and 1,822 square feet, are listed from Rs. 172 Lakhs and Rs. 176 Lakhs respectively. Saleable area costs between Rs. 9,600 and Rs. 9,700 a square foot for all four plans.
Expect these charges beyond the agreed price:
- Stamp duty at 5% (5.6% after cess and surcharge) and a 2% registration fee
- GST at 5% for a home purchased during construction
- Floor-rise charges, and an extra amount for a corner or a favoured view
- Clubhouse, maintenance, electricity and water deposits and fees
For the Rs. 154 Lakhs home, stamp duty and registration total about Rs. 11.7 Lakhs. If a bank lends 75% (the norm above Rs. 75 Lakhs), a loan of around Rs. 116 Lakhs over 20 years at 8.5% gives an EMI near Rs. 1 Lakh. For other prices and down payments, use the EMI calculator.
RERA Records and Completion Years
The registrant for both is Mana Projects Private Limited, and the BDA sanctioned both plans. The Karnataka RERA website can be searched by project name and shows apartment lists and quarterly updates.
Mana Dale, the first phase, holds PRM/KA/RERA/1251/446/PR/091123/006409 from 9 November 2023. Its 228 homes are in two towers built over three basements, with a ground floor and 28 floors, and the registered completion is 31 December 2032.
The second one, PRM/KA/RERA/1251/446/PR/220125/007417, belongs to Mana Dale South-1 and was issued 22 January 2025. It covers 257 homes in a 28-floor tower and a 24-floor tower, with completion registered for 30 November 2029.
Phase one comprises 172 three-bedroom and 56 four-bedroom homes. South-1 comprises 156 three-bedroom homes, 51 two-bedroom homes and 50 compact units set aside for the economically weaker section.
Is Mana Dale Right for You?
It suits a household that wants a tall building with three or four bedrooms close to Sarjapur Road employers and can pay in stages for years. Someone who must move in the next couple of years is better off with a finished building.
Which tower you choose fixes the waiting time: 2029 for a flat in the south pair, 2032 for the first two. Three more years of waiting change rent, interest and the total outlay.
Reaching Kodathi
Mana Dale is on survey 60/1 in Kodathi (Varthur hobli, Bangalore East taluk, PIN 560087). Kodathi is on the Sarjapur Road stretch beyond Bellandur and before Sarjapur town, and most residents work in Outer Ring Road tech parks or Sarjapur Road offices.
The nearest station is Carmelaram, on the Baiyappanahalli-Hosur line. The planned Red Line of Namma Metro would run along this road between Hebbal and Sarjapur. State cabinet approval came in December 2024, but the Centre has yet to approve it, so trains are some years away. Our Kodathi locality page has more on the area.
Amenities and Utilities
On the list are a clubhouse (with a community hall), a pool, a gym and indoor as well as outdoor sports areas. Roughly 1,400 square metres is given to parks, and 793 covered car parks are earmarked for phase one. Water for phase one comes from the Kodathi panchayat; borewells serve the south towers.
The clubhouse and bigger open areas are for all phases together. Ask which facilities are delivered along with your tower and which are held back for later phases.
Before You Book
Because the project is phased, the paperwork needs extra attention. Cover each of the following:
- Establish which RERA registration applies to your tower and apartment
- Verify that the agreement's possession date is the one registered for the phase
- Check the registered carpet figure against the one the agreement states
- Demand an itemised written cost sheet with deposits, parking and floor-rise charges
- Ask what the water arrangement will be after handover, and the maintenance charge
- Confirm that your bank has approved the phase for lending
- Tour the site and note progress in each tower
