North Bangalore's Hebbal belt is getting a new luxury address in L&T Elara Celestia, which L&T Realty is building at Byatarayanapura, close to Bellary Road. Three to five bedrooms are on offer, with prices opening at Rs. 335 Lakhs, and the date given to RERA for completion is 31 March 2030. What follows covers the paperwork, the numbers and the points to settle before parting with a booking amount.

Registration and Timeline

The state authority entered the project in its register as Elara Celestia on 10 March 2025, numbered PRM/KA/RERA/1251/472/PR/100325/007564. L&T Realty Developers Limited is the named promoter, and a search on the Karnataka RERA site confirms it.

The BBMP sanctioned the drawings on 4 March 2025, under an FAR of 3.25. The project period on record is 15 February 2025 through 31 March 2030. Sales talk mentions 2029 for handover, so the agreement needs to carry the date that the developer is legally held to.

Foundations are slated for January to June 2026, and the basement levels for May to November of that year. Tower structures are scheduled from May 2027 until July 2028, after which interiors and finishing begin. Quarterly reports filed by the builder show whether the builder is keeping pace.

Key Facts

The headline details are as follows.

  • Builder: Larsen & Toubro's property division
  • Address: Byatarayanapura Village, Yelahanka Taluk, pincode 560092
  • Land: roughly 10 acres, officially 40,752 sq m
  • Towers: three, with a pair of basements, a ground level and 13 floors above in each
  • Homes: 634 in total, mainly three and four bedrooms, topped by duplexes
  • Price band: Rs. 3.35 Crore at the start and Rs. 1,500 Lakhs at the top

Sizes and Unit Mix

There are six main layouts, spanning the 3 BHK up to the 5 BHK duplex. The 3 BHK is sold at 1,525 sq ft and at 2,094 sq ft; usable RERA carpet area starts at 1,002 sq ft and reaches 1,468 sq ft.

Four-bedroom flats are 2,757 sq ft and 3,155 sq ft, with carpet areas between 1,838 sq ft and 2,113 sq ft. Next, a 3,735 sq ft duplex offers 2,490 to 2,534 sq ft carpet. Topping the range, the 5 BHK duplex of 4,931 sq ft has carpet area from 3,287 to 3,727 sq ft.

The register adds up to 466 three-bedroom flats, 144 four-bedroom flats, seven duplexes of 5 BHK and a pair of 4 BHK duplexes. The last 15 are compact units of one to three bedrooms.

The three buildings hold 208, 222 and 204 units, giving 16 to 18 on a typical floor. Two basement levels provide 862 covered parking bays. Only 10,444 sq m is built over, so about three quarters of the land, 74%, remains open.

Budget and Extra Charges

The smaller 3 BHK sets the starting figure, and the largest duplex sets the ceiling. Based on the smallest 3 BHK of 1,525 sq ft, the rate is roughly Rs. 22,000 per sq ft. Homes on the upper floors or facing the GKVK campus tend to carry more.

The quoted price does not include these:

  • GST on a home that is still being built
  • A deposit for maintenance, a corpus fund and clubhouse membership
  • Stamp duty of 5%, which becomes 5.6% of registered value once cess and surcharge are added
  • Premiums for height or a favoured spot
  • A 2% registration fee

Each should be a separate line in a written cost sheet. Use the EMI calculator to estimate the instalment, bearing in mind that stamp duty and registration need cash from savings.

Surroundings and Commute

Bellary Road, the highway to Kempegowda International Airport, serves the site. The northern boundary is GKVK Road, while the Phoenix Mall of Asia occupies the opposite flank. Southward, the Hebbal flyover and the ORR are minutes away.

Namma Metro's Blue Line, planned between KR Puram and the airport via Hebbal, is under construction alongside. When it opens, nearby stations will tie the area to the terminal as well as offices along the ORR. Until trains run, the highway and service roads take all the load.

Few roads in the city see more traffic, and the Hebbal junction clogs inbound lanes during the evening and morning rush. A trial run to your workplace at office time gives the honest picture. The mall's weekend visitors add to the crowding on the service road.

Who Should Consider It

The project suits families who can spend Rs. 335 Lakhs or more and want a roomy flat on the airport side. Employees of Manyata Tech Park, Hebbal offices and the northern ring road gain the most, and frequent travellers value the direct airport route.

Because handover comes towards 2030, a buyer in need of a house inside two years should look at ready homes. The same builder's completed L&T Raintree Boulevard nearby can be bought in resale. Commuting from here to the south or east of Bangalore is a long drive.

Amenities

A 2,351 sq m clubhouse on the roof, as per registration, is the main attraction. Plans also include landscaped parks, a swimming pool, a concierge desk, a creche, a gym and indoor as well as outdoor sports areas. BWSSB supply is planned for water, with tankers behind it. Check which of these will be finished by the time tower one is handed over.

Before You Pay the Booking Amount

Buying early means verifying both documents and the site. Get written answers on each of these:

  1. Confirm the registration number, promoter's name and end date on the RERA website.
  2. Ask for the carpet, balcony and super built-up numbers for your own flat.
  3. Request a complete cost sheet that lists GST, deposits, parking and floor rise individually.
  4. Find out how many car parks come with the home.
  5. Check what the draft agreement says about the handover date and the penalty for late delivery.
  6. Obtain the schedule of payments and see how each instalment links to a construction stage.
  7. Pay solely into the bank account designated by RERA for this project.
  8. Walk through the site to judge progress, and see Raintree Boulevard (L&T) for finish quality.

RERA lists 634 homes against the 630 mentioned in sales material. Have the sales team state the final count and the mix for every tower.
