KNS Sampada Plots off Mysore Road: Prices, Approvals and Timeline

Eleven acres in Kanaminaki, a village reached from Mysore Road near Kengeri, hold KNS Sampada, a registered plotted project from KNS Infra with 193 sites. The article explains approvals, the timeline, plot sizes, prices and the neighbourhood. It ends with what a buyer should verify and who the layout suits.
Approvals and Timeline
BDA's approval of the layout plan is dated 29 May 2025. Karnataka RERA followed on 25 July 2025 with registration PRM/KA/RERA/1251/310/PR/250725/007953, and the portal carries the plan and the plot schedule.
A June 2025 start and a registered finish of 27 June 2030 give the project five years. Layouts of this kind often finish their roads, drains and services early. That registered date caps the period for delay claims, so the developer should put each plot's expected handover date on paper.
Handing over a plot and building a house on it are separate matters. A buyer's name can go on the plot's registration before layout work ends, yet a house requires finished power lines, water and roads, plus its own building plan approval.
Prices by Plot Size
Every size has a price band, and the plot's place in the layout sets the final figure within it.
- Rs. 92.6 Lakhs-Rs. 1.05 Crore for the 30 x 40 plot (1,200 sq ft)
- Rs. 1.04 Crore-Rs. 1.18 Crore for the 30 x 45 plot (1,350 sq ft)
- Rs. 1.15 Crore-Rs. 1.31 Crore for the 30 x 50 plot (1,500 sq ft)
- Rs. 1.85 Crore-Rs. 2.11 Crore for the 40 x 60 plot (2,400 sq ft)
Per sq ft, the rate runs from about Rs. 7,700 up to Rs. 8,800 for every size, which makes comparison simple. Corners and park views push a plot towards the upper end of its band.
GST arises only on a later construction contract, so a plot sale carries none. Stamp duty of 5.6% (cess and surcharge included) plus 2% registration means a Rs. 92.6 Lakhs plot incurs roughly Rs. 7.04 Lakhs. Banks assess plot loans on separate terms, and the EMI calculator can be used to plan repayments.
Inside the Layout
Plots take 55% of the land (24,600 sq m), with roads at 30% and six parks and open areas at 15%. Reserving roads and parks before numbering plots is normal for an approved layout.
The mix leans small. Counted by size, there are 2 plots of 40 x 60, 12 odd-sized sites, 46 of 30 x 50, 60 of 30 x 45 and 73 of 30 x 40, together making 193.
The biggest size, 40 x 60, is scarce, so ask early. Odd sites at corners and edges must be measured from the approved plan. The amenities are open-air: Miyawaki-style dense planting, landscaped gardens, a meditation and yoga lawn, and jogging and cycling paths. There is no clubhouse or pool, so maintenance bills later should be lighter.
Neighbourhood
South of Mysore Road, beyond Kengeri, the Kumbalgodu area has this village. Local administration rests with the Kumbalagodu gram panchayat, in Bengaluru South taluk. The city is reached on the Bangalore-Mysore expressway and NH 275 (Mysore Road), which also lead to Bidadi and Ramanagara.
Bannerghatta Road, Electronic City and Kanakapura Road are all reachable from the NICE Road junction. The western end of the Purple Line is Challaghatta, on Mysore Road, too far from the layout to walk.
The closest big hospitals, colleges and shops are at Kengeri and Rajarajeshwari Nagar. A short drive the other way leads to the industrial area at Bidadi. Time the journey to the workplace and school during rush hour before deciding.
Quick Facts
These points summarise the project.
- Located in Kengeri hobli, Bengaluru South taluk
About the Developer
Since its start in 2007 under K. N. Surendra, KNS Infra has built plotted layouts on Sarjapur Road, Yelahanka, Tumkur Road, Kengeri and Mysore Road, plus Mysuru. Nearby, the far larger KNS Ananta is being built and is registered to complete in April 2028. Finished KNS layouts show how Sampada should look at handover, from road width and drains to park upkeep and how soon owners start building.
What to Verify
For a plot, documents are the product. These steps cover the key risks.
- Check that the boundary lines, size and number of the plot in the agreement agree with the RERA-filed approved plan
- Ask a lawyer to review the conversion order and title deeds, with the Encumbrance Certificate of Survey Nos. 90/1 to 90/5
- Request the BDA's release order for the plot, as approved private layouts open sites in stages
- Confirm the water supply arrangement, since the Kumbalagodu gram panchayat is named in the registration
- Have the handover dates and a list of completed services, namely sewage, water, power, drains and roads, written down
- Ask about the khata and the developer's fee for it
- Know the maintenance charge and the number of years the developer will manage the layout
Who Should Look
Someone seeking a registered plot within a compact Kengeri-side layout, and willing to wait before building, fits well. So does a family that would trade a clubhouse for parks and quiet, and few plots mean a community can form once houses come up.
A firm handover date comes first for anyone who needs a house within two years. Amenities such as a pool, gym or close metro station point to other projects, and commuting to East or North Bangalore deserves a hard look.
