Vario Homes by Karle in Nagavara: What a Resale Buyer Should Know

Karle Infra has completed and sold out Karle Vario Homes, two high-rise towers in the Karle Town Centre campus at Nagavara, close to Manyata Tech Park. A buyer therefore deals with an existing owner, never the builder. This guide covers the plan, flat sizes, RERA dates, resale costs and the checks to finish before paying.
The Towers at a Glance
The facts below describe the residential project inside the campus.
- Developer entity on RERA: Karle Homes Pvt Ltd
- Land parcel: 3.15 acres, or 12,755 sq m
- 400 flats, 200 in Tower 1 and 200 in Tower 2
- 34 floors per tower, with 4 basements beneath
- Two-bedroom and three-bedroom flats (2 BHK, 3 BHK)
- Occupancy certificate received 7 November 2025
With about 127 flats per acre, density is high, as expected for a tower in an office zone. The buildings cover only 2,043 sq m, so roughly 84% of the site is open ground.
Floor Plans and Areas
Four layouts are on offer, listed here by saleable area.
- The smaller 2 BHK: 1,161 sq ft
- The larger 2 BHK: 1,168 sq ft
- The smaller 3 BHK: 1,640 sq ft
- The larger 3 BHK: 1,655 sq ft
A landing serves five or six homes. With 34 floors, the number of lifts and the peak-hour wait deserve an in-person check. For comparing listings, use the carpet area that the owner's deed records.
Dates on the RERA Portal
Registration PRM/KA/RERA/1251/309/PR/190427/002539 was given to Vario Homes on 27 April 2019, and work started 1 April 2019. The original deadline fell on 31 March 2024, then moved to 31 December 2024, and the last date is 30 December 2025.
A modification in January 2025 followed the removal of the bridge that joined the plan to the next building; the BBMP had cleared the original. After the occupancy certificate of 7 November 2025, the promoter applied through the portal for completion on 31 December 2025.
Neighbourhood and Commute
Along 100 Feet Kempapura Road in Nagavara, the project has the lake beside it and the Manyata campus a short way off. Minutes away, the Outer Ring Road heads towards Hebbal and then the airport road. Staff at Manyata or the Karle offices can often skip the commute.
Metro access is still to come. Construction continues on the Blue Line, which runs towards the airport along the Outer Ring Road. The underground stretch of the Pink Line is planned to end at Nagawara, and no station here has opened.
The same offices bring queues at the gates. Watch the traffic at 9 am and again at 6 pm before deciding. Lake-side flats on upper floors get a wider view than flats facing the office blocks.
Money Matters in a Resale
Sold-out homes have no developer price list, so each owner sets a price. Collect listings from both towers to find the range before making an offer.
A completed home that holds an occupancy certificate is outside GST. The government charges come from 5.6% stamp duty plus 2% registration, so a Rs. 2 Crore flat costs about Rs. 15.2 Lakhs.
When the price crosses Rs. 50 Lakhs, 1% TDS is cut from the money paid to a resident seller and sent to the income tax department. Transfer fees to the society, dues and brokerage come on top, and the EMI calculator estimates the monthly instalment.
Is It the Right Fit?
Young families and professionals at Manyata will value the short trip to work. Rental investors can count on office demand nearby, provided the expected rent matches leases signed recently in these towers. Buyers seeking open gardens, low density or a calm street may prefer other parts of North Bangalore.
Shops and offices share the campus, so activity continues through the working day. Spend a weekday afternoon there before committing.
Seller Papers Checklist
Ask the seller for each of the following documents.
- Registered sale deed naming the seller, with carpet area and car park number
- Sanctioned plan, plus the occupancy certificate of 7 November 2025
- Fresh encumbrance certificate, showing whether the flat carries a loan
- Bank closure letter and original papers handed back, if the seller had a home loan
- Khata and the newest property tax receipt, issued to the seller
- Owners' association letter confirming maintenance is fully paid
- The undivided share of land passing with the flat, as in the deed
A lawyer should go through every link of the title before a token amount is paid. Walk through the flat with the seller and look at seepage, windows, electrical points and plumbing. A lender's legal and technical review adds another opinion.
