JRC Palladio Villas villas

JRC Projects built JRC Palladio Villas, a gated cluster of 213 villas at Billapura Cross, off Sarjapur-Attibele Road. The developer reported the work as complete in March 2026. What follows covers the homes, the cost, the registration and what a buyer should confirm first.

The Surroundings

From Sarjapur town, keep going along the road for Attibele, where Hosur Road starts, and the community appears. The opposite direction, Sarjapur Road, climbs north-west past Dommasandra, then Carmelaram, on to the Outer Ring Road. For Electronic City, use Attibele or Chandapura-Dommasandra Road.

Today the only metro within reach is the Yellow Line, whose last station is Bommasandra. A Red Line linking Hebbal and Sarjapur is on paper, and early in October 2026 it was still waiting for the Union Government to approve it. Treat it as a possibility, not a factor.

The land is governed by a gram panchayat, beyond the limits of the city corporation, in Anekal Taluk. Water, roads and drainage rely heavily on arrangements made by the community, which is true of other schemes along Sarjapur-Attibele Road too.

Key Details

The list covers the registration and the completion filing.

  • Promoter: JRC Projects, a Sarjapur Road partnership
  • Village: Billachikkanahalli (Sarjapura Hobli, Anekal Taluk), beside Indus International School
  • Extent: nearly 16.9 acres (68,442 sq m)
  • Villas: 213, each with its own plot, over ground plus two floors
  • Types: 70 three-bedroom villas, 121 four-bedroom villas and 22 on irregular plots
  • The villa project was registered on 11 February 2020 as PRM/KA/RERA/1251/308/PR/200211/003281
  • Deadline entered at registration: 27 March 2026
  • 4 BHK range: Rs. 2.09 Crore at the low end, Rs. 3.25 Crore at the top

On the RERA portal, the name to type is "JRC PALLADIO". Back in 2018 the land was registered as a layout under another number, yet anyone purchasing a finished house should look at the villa registration.

Cost of the Villas

Five 4 BHK plans carry the starting prices in this table.

FromAreaPlan
Rs. 2.09 Crore2,444 sq ftFour bedrooms
Rs. 2.49 Crore2,840 sq ftFour bedrooms
Rs. 2.82 Crore3,328 sq ftFour bedrooms
Rs. 3.02 Crore3,463 sq ftFour bedrooms
Rs. 3.25 Crore3,835 sq ftFour bedrooms

Each plan costs near Rs. 8,500 to 8,800 per sq ft. Plots come in four dimensions: 9 m by 15 m, 9 m by 18 m, 12 m by 15 m and 12 m by 18 m, and the size fixes the sanctioned power load as well as the plan. Our team can send the current 3 BHK list with sizes and prices.

Each house is sold together with its plot, giving outright ownership of the ground, unlike an apartment owner who holds only an undivided share. The sale deed should therefore carry the plot number and boundaries next to the building details.

Where Construction Stands

Construction commenced in January 2020 and is now over. The completion filing reached the state regulator on 20 March 2026, seven days before the deadline entered at registration, and the quarterly updates showed all work done.

In that filing 145 of the 213 were sold, which left 68 unsold, so the developer still had stock in 2026, and owners were reselling as well. A finished house can be inspected top to bottom before any payment, which is the clear benefit of this stage.

Ask a direct question about the occupancy certificate. The filing showed it as pending, so obtain the certificate, or the order on completion from the planning authority, prior to registering the deed.

Amenities and Upkeep

A swimming pool, gym and indoor games make up the clubhouse. Outside are courts for basketball and badminton, a cricket pitch, a track for walking and a children's play area. On your visit, check which of these work today and who runs them.

Upkeep is split among fewer households than in a tower block. Seek three items in writing: the date when the owners' association takes charge, the corpus fund and the monthly charge.

Who Should Look

Families who want an independent house of three or four bedrooms inside a gated community, rather than a bare plot, fit well. The international schools around Sarjapur are a draw, and each villa has space for a home lift, useful for elderly parents.

It is a poor fit for people who need a fast trip into central Bangalore or travel by public transport, as private vehicles carry this belt. Villa living also brings more maintenance, in the house itself and in the common roads and the clubhouse.

Before You Pay

Whether the seller is the builder or an owner, go through each of these.

  1. Match the villa number to the RERA registration and to the approved layout
  2. Get the as-built drawing the planning authority approved, plus the occupancy certificate or completion certificate
  3. Have an advocate examine the plot's encumbrance certificate, title deeds and land conversion order
  4. Collect the panchayat e-khata and the latest tax receipt
  5. Ask if GST applies, since GST is charged on a sale that precedes the completion certificate
  6. Inspect how water is sourced, how sewage is treated and what power load the plot has
  7. Find out whether the lift is supplied or merely provided for, and the charge
  8. Drive the office and school routes at the times the family will actually travel

Expect to pay stamp duty at 5.6% inclusive of cess and surcharge, and 2% for registration. For a villa costing Rs. 2.09 Crore the total comes to nearly Rs. 15.9 Lakhs, and the EMI calculator estimates the instalment for the rest.
