JRC Kanso Near Sarjapur-Attibele Road: Villa Buyer's Guide (October 2026)

JRC Kanso is a row house scheme being built by JRC Projects in the countryside belt south of Sarjapur. Every home in it is a large 4 BHK villa, and the build runs into 2031, so a buyer needs to look closely at timing, paperwork and the developer's past work.
At a Glance
These are the details filed with the state regulator when the scheme was registered in May 2026.

- Number of villas: 122, grouped in six blocks
- Plan cleared by Anekal Planning Authority on 12 March 2026
- RERA registration PRM/KA/RERA/1251/308/PR/250526/008679, issued 25 May 2026

Inside the Community
The homes are identical in type: four-bedroom villas spread over ground plus two floors, each between 2,900 and 3,300 sq ft. Registered carpet area is 1,977 to 2,284 sq ft per villa, and private balconies and verandahs average about 890 sq ft per home.
A block holds between 16 and 24 villas. Each villa has a pair of covered parking spots, with 12 uncovered bays for visitors. The built-up share of the land is about 43%, so 57% is open ground, and the density comes to 16 or 17 villas for every acre.
The name Kanso refers to simplicity in Japanese, and the layout is meant to feel minimal, mindful and meaningful. Amenities fall into three sets named One, Few and Many, for solitude, a few neighbours or the entire community.
Where It Is and How You Reach It
The village falls under Sarjapur hobli. From Sarjapur town, drive south on Sarjapur-Attibele Road, which finishes at Hosur Road in Attibele.
The neighbourhood has Indus International School, a main reason this road attracts villa builders. Sarjapur town supplies daily needs, and the bigger hospitals and malls are towards Sarjapur Road. Electronic City is reached through Chandapura, or by way of Attibele and then Hosur Road.
The planned Sarjapur to Hebbal metro line is part of Namma Metro's Phase 3A. The line is not running yet, so test your office and school commute at peak hour before booking.
Money Matters
JRC Kanso does not quote prices openly; they are available on request. Ask for a written cost sheet showing the base price, clubhouse fee, GST, corpus fund and maintenance deposit, and whether the area quoted is saleable or carpet.
Registration costs in Karnataka for a home above Rs. 45 Lakhs are 5.6% stamp duty (cess and surcharge included) and 2% registration, so 7.6% on top of the registered value. Use the EMI calculator to size a monthly instalment.
Get the expected monthly maintenance charge in writing. Security, landscaping and the clubhouse are shared here by just over a hundred households, which is a smaller pool than in an apartment complex.
Timeline and Approvals
The RERA number can be searched on the Karnataka portal, where each villa's carpet area and the sanctioned plan are posted. Approval from the Anekal planning body came on 12 March 2026.
The construction start is entered as 2 May 2026, with the completion date fixed at 28 March 2031. Under RERA that date is the limit for delay claims. If the sales team promises something sooner, have it put in writing for your specific villa.
Borewells are listed for water. Find out what backs up the supply in summer, whether a piped municipal line is coming, and what the sanctioned plan provides on sewage treatment and rainwater harvesting.
Track Record of JRC Projects
Two architects started JRC Projects in Bangalore in 2009. Apartments on Sarjapur Road are in its portfolio, and JRC Palladio, a villa project on the same road, has been completed.
A completed project gives the strongest evidence a buyer can get. Look at wall finish, woodwork, waterproofing and landscaping there, and ask residents how defects and servicing were handled.
Pre-Booking Steps
Go through the following before paying any money.
- Verify that parking, carpet area and villa number in your agreement tally with RERA
- Insist on the delay clause and a handover date for your villa
- Let a lawyer scrutinise the title deeds, the Encumbrance Certificate and the conversion order across all the parcels
- Match the agreement's specifications to what the sample villa shows
- Tie every payment stage to work visible on site
- Settle the water plan, the corpus fund and the maintenance rate
- Talk to JRC Palladio owners about finish and after-handover service
The Right Buyer
This project is a fit for families who want a roomy villa in a modest gated community, with schools along the road, and who like a clean, plain design. Patience matters, since the construction period is long. Because all homes are alike, streets and upkeep stay consistent.
Buyers wanting possession sooner than that are better served by completed villas. A lower budget, a smaller home or a metro station close by suggests Sarjapur Road instead. Resale buyers for a single villa type are fewer, hence plan to keep the home for many years.
