Guru Punvaanii Eureka in Dharapura, Bidadi: A Buyer's Guide for October 2026

Outside Bidadi at Dharapura, a layout of plots with gates is marketed by Guru Punvaanii as Guru Punvaanii Eureka. The registered area is 16.5 acres or so, divided into 228 plots, and the lowest asking figure is Rs. 36.6 Lakhs. Fit, plots, costs, registration, access and what to verify are covered below.
Registration and Delays
Karnataka RERA gave the project number PRM/KA/RERA/1270/302/PR/211222/005550 on 21 December 2022. M R Infra is the promoter on record, while sales are handled by Guru Punvaanii. Layout sanction came on 30 April 2022 from the BMRDA planning authority that covers Bidadi.
Work began 10 May 2022. The original handover of 31 March 2023 moved first to 31 March 2024 and later to 31 December 2025, a date already behind us. How far the paperwork has progressed is therefore as telling as the state of the roads.
Two papers clear this up. One is a completion certificate or final release order, which proves works are finished and plots can be registered. The other is the latest order from RERA, which tells whether another extension exists.
Suitability
A Mysuru-side address under Rs. 40 Lakhs is the draw. Staff at Bidadi's industrial estate or in Ramanagara town form the likely buyers, along with owners prepared to wait several years. A modest design with green spaces and play corners adds to it.
Putting up a house is another expense after the plot. Those seeking a finished home quickly, or a clubhouse and swimming pool, are better served elsewhere. Eastern and northern business districts of Bangalore are far away.
Sizes, Parks and Services
Registered plots number 228, packed at roughly 14 an acre. By far the most numerous are the 112 plots that measure 30 x 50 ft, or 1,500 sq ft; next come 40 plots of 40 x 60 ft, which is 2,400 sq ft.
- 33 compact units of 30 x 40 ft, which equals 1,200 sq ft
- 9 mid-sized units of 40 x 50 ft, equal to 2,000 sq ft
- 34 plots with odd shapes and mixed areas
Open land includes five parks of around 1.7 acres combined, plus a single site for civic amenities. Features named in the plan are a jogging track, outdoor gym, kids' play area, amphitheatre, sports courts and gardens with themes. Roads are asphalt, wires go underground, sewage is treated on site and a water line reaches each plot.
New brochures speak of a layout with 243 plots and 17.5 acres, a figure above what the register shows. Ask whether your plot is part of the registered layout or a later add-on. The number on the layout drawing decides.
What You Pay
Quotes begin with Rs. 36.6 Lakhs for the smallest plot of 1,200 sq ft, a rate near Rs. 3,050 a sq ft. Bigger plots follow that rate, so 1,500 sq ft opens at Rs. 45.8 Lakhs and 2,400 sq ft opens at Rs. 73.2 Lakhs.
GST is not levied on land, but there are government charges. Stamp duty is 3% for values between Rs. 20 Lakhs and Rs. 45 Lakhs and 5% for anything higher, with cess and surcharge added. Registration is 2%, giving close to Rs. 1.96 Lakhs for the cheapest plot. A corner premium, an upkeep deposit and legal charges come on top, so insist on a single written total.
Plot loans normally cover less of the price than home loans and last fewer years. A quick monthly figure comes from the EMI calculator. Building cost is a different budget for later.
Address and Transport
Pincode 562128 covers the official address: Dharapura village of Kasaba Hobli, in Ramanagara Taluk. Look for it west of Bidadi, on the road to Ramanagara town. Some listing pages state Nelamangala, which is across the city, so confirm on a map before visiting.
Main connections:
- NH 275, the expressway to Mysuru, open since March 2023 and near the site
- The older highway to Mysuru, crossing Bidadi and Ramanagara
- The station at Bidadi, on the railway line running from Bangalore towards Mysuru
- Industrial units in Bidadi, including the Toyota Kirloskar factory
Shops, clinics and schools are found in Bidadi and Ramanagara. Challaghatta, last stop on the Purple Line, is the nearest metro. A large integrated township planned by the state for Bidadi is at an early stage.
The Builder
Seshadripuram houses the head office of Guru Punvaanii Properties. Its layouts are chiefly in Anekal, Attibele and Bidadi as well as off Magadi Road, with others in Kolar and Mysuru. This is an earlier project, so a visitor sees completed streets and gardens, not artwork.
Document Checklist
With plots, paper counts for more than glossy brochures. Check these:
- Promoter name, RERA number, number of plots and validity on the state RERA portal
- Your plot on the numbered, approved layout, to prove it is registered
- A release order or completion certificate that takes in the plot
- Title papers and conversion order, plus any encumbrance certificate on the survey numbers, all read by a lawyer
- Arrival at the plot of electricity, a drain, a water pipe and a road
- Khata type and the authority giving it
- Whether two banks will lend on it
Other nearby land is covered under Mysore Road. Get in touch to hear which plots are unsold and to receive the newest price sheet.
