Guru Punvaanii Elegance Villas villas

Bidadi, on the western edge of Bangalore, has a villa community that sells independent four-bedroom houses: Guru Punvaanii Elegance. About 6.2 acres at Bheemenahalli hold 103 villas, and the registered finish is December 2027. The sections below set out the sizes, prices, approvals and checks.

Registration and What It Covers

The promoter, Guru Punvaanii Properties, was granted PRM/KA/RERA/1270/302/PR/300924/007104 by Karnataka RERA on 30 September 2024, and 31 December 2027 is the date it gave for completion. A residential conversion order applies to the land, and the layout plan had won approval nine months earlier, on 30 December 2023.

Pay attention to one detail. The record treats the project as a plotted development: 6 acres 11 guntas, 103 plots, two parks and a civic amenity site. Because villas are built on the plots, the registration protects the layout, along with its roads and services.

Practical questions follow. Does the buyer receive a deed of sale for the plot and a distinct construction contract, or a single contract for a ready house? Which paper records when the villa will be handed over and what a delay costs? Get both in writing.

Home Sizes and Rates

Each home has four bedrooms. There are eight built-up areas on four plot sizes, and the starting prices run from Rs. 1.65 Crore up to Rs. 3.09 Crore.

  • Plot 30x40 ft: price Rs. 1.65 Crore, area 2,350 sq ft; price Rs. 1.83 Crore, area 2,618 sq ft
  • Plot 30x50 ft: price Rs. 2.14 Crore, area 3,054 sq ft; price Rs. 2.24 Crore, area 3,200 sq ft
  • Plot 40x40 or 40x45 ft: price Rs. 2.21 Crore, area 3,163 sq ft; price Rs. 2.42 Crore, area 3,458 sq ft
  • Plot 45x50 ft: price Rs. 2.84 Crore, area 4,055 sq ft; price Rs. 3.09 Crore, area 4,417 sq ft

Prices in the list are starting prices. Each option is close to Rs. 7,000 for every built-up sq ft, so a bigger villa gives extra space and land at the identical rate. The smaller plot sizes dominate, with 48 plots of 30x40 ft and 25 of 30x50 ft.

Walls are of Porotherm clay bricks, windows are Saint-Gobain toughened glass, floors are vitrified tile, wiring is by Polycab and home automation runs on Wi-Fi, per the specification. The 10,000 sq ft planned for the clubhouse covers a gym, a pool and indoor games. Floors and room sizes differ between villas, so request the plan for the one you choose.

Cost on Top of the Price

Before handover, more charges arrive. For stamp duty, the rate is 5% over Rs. 45 Lakhs (5.6% once cess and surcharge are counted), and registration takes 2%. Buying a villa before completion brings GST on its construction part.

The cost sheet should itemise maintenance deposit, corpus fund, clubhouse charges and premiums for corner or park-facing villas, all on one written sheet. The monthly outgo on the loan can be worked out in the EMI calculator. Linking payments to construction means each instalment follows work on site.

Where It Is and How to Travel

The registered address is in Ramanagara district: Bidadi Hobli, Bheemenahalli village, survey number 29/2, pincode 562109. The approach is by Mysore Road, with Bidadi as the town nearby. A peak-hour trial drive to work is advisable before deciding.

These links shape everyday travel:

  1. Mysore Road and the Mysuru expressway (NH 275), which opened in March 2023
  2. NICE Road, a connector to Hosur Road, Kanakapura Road and Bannerghatta Road from Mysore Road
  3. Challaghatta station, the end of Namma Metro's Purple Line
  4. Toyota Kirloskar and other factories in the industrial area around Bidadi

Around Bidadi, the state government has an integrated township in its plans, and work has hardly begun. Meanwhile, shopping, schools and hospitals are limited compared with long-established suburbs, so Bidadi town and Kengeri supply most daily needs.

Who Will Like It

Families that want a stand-alone house with four bedrooms and a plot of its own, and do not mind life towards Mysore Road, are the natural buyers. Jobs in Kengeri, the western suburbs or the industrial area at Bidadi suit best, as does a job that rarely means crossing the city.

Driving to the airport, Whitefield or the ring road offices takes long. Anyone wanting a short commute there, or working with a tighter budget, would do better with an apartment nearer the centre. Handover is some way off, so the purchase also takes patience.

The Builder

Guru Punvaanii Properties has its headquarters at Seshadripuram. Layouts of plots around Anekal, Attibele, Bidadi and Magadi Road make up most of its work, with its villa project being Elegance. Handed-over layouts reveal the state of drains, roads and parks, and a villa being built reveals the construction quality.

Verification Steps

Buying a villa is a large and lasting commitment, so inspect the paperwork and the building:

  1. Verify the promoter, the completion date and the RERA number on the state portal
  2. Check the plot number and dimensions of your villa against the approved layout
  3. Collect the villa's sanctioned plan, showing floors and the built-up measurement
  4. Ask a lawyer to study the title, the certificate of encumbrance and the order converting land use for 29/2
  5. Have the agreement carry the specification and the materials named in it
  6. Confirm how the villa gets water and power, and how sewage is treated
  7. Pay only into the bank account that the RERA registration lists for the project
