Godrej Aravya Estate at Doddaballapura: Sizes, Price and RERA

Godrej Properties built Godrej Aravya Estate as a plotted layout of 669 plots, on 48 acres in Chokkahanalli village near Doddaballapura, on Bangalore's northern side. Early advertising called it Godrej Doddaballapura Plots. RERA in Karnataka registered it in October 2025. Next come the buyer profile, surroundings, plot data, costs and the documents worth checking.

Who Buys a Plot Here

The target buyer wants land of their own, bought from a major developer, with a house of personal design to follow. Families expecting to settle in the north within a few years suit it, and so do owners ready to wait while the neighbourhood matures.

Money goes out twice, for the land and then for construction. A ready apartment works better when the need is for a roof within one or two years, or for rent from day one. The layout is due in October 2030, so time is part of the price.

Plot Mix and Facilities

Most of the sanctioned plots come in three regular sizes. The remainder, odd in shape, are at corners and edges.

• 1,200 sq ft, measuring 30 by 40 feet: 274 plots
• 1,500 sq ft, measuring 30 by 50 feet: 139 plots
• 2,400 sq ft, measuring 40 by 60 feet: 94 plots
• Odd shapes in mixed sizes: 162 plots

The plan sets aside 17 parks, with open spaces, of about 6.4 acres in total, plus three civic amenity sites. Roads inside run 9 and 12 metres across. Plans include a clubhouse spanning 11,000 sq ft, fitted with a multipurpose party area, landscaped gardens, children's play space, sports courts, a jogging track and a gymnasium.

There are roughly 14 plots in each acre. Position matters: a plot beside a park or on the 12-metre road is unlike one on the far boundary, and the plot number matters as much as its size.

Surroundings and Access

Bengaluru Rural district holds the layout (Doddaballapura Taluk, Thubagere Hobli), and the pincode is 561203. Kempegowda International Airport is south-east, and Doddaballapura town is on the same side, so try both drives at your normal travel time.

A few projects will decide how the belt grows:

• NH 648, the ring road for the satellite towns, links Dobbaspet, Hoskote and Devanahalli with Doddaballapura; some stretches are already open while others are still being built
• Between Doddaballapura and Dobbaspet, about 5,800 acres are planned for KWIN City, a township for knowledge, health and research
• Foxconn's manufacturing campus (about 300 acres) is in the industrial belt shared by Doddaballapura and Devanahalli

For now the town of Doddaballapura supplies schools, clinics and shops. A car is nearly essential at the start, and the commute to Hebbal or Manyata offices is long when traffic peaks.

Price and Added Charges

Land sold at launch for around Rs. 4,800 a sq ft, which put the smallest plot near Rs. 58 Lakhs. At that rate the 1,500 sq ft plot costs about Rs. 72 Lakhs and the 2,400 sq ft one about Rs. 1.15 Crore. Rates and availability move with each release, so write to us for open plots and current prices.

Land attracts no GST, though other charges build on top:

• In Karnataka, 5% duty applies above Rs. 45 Lakhs (with cess and surcharge), and 2% is charged for registration
• Premiums for corners, park-view plots and wider-road plots
• A deposit for maintenance and the club membership
• Khata transfer and legal fees

Construction of the house is budgeted separately, later. From the day of handover, maintenance has to be paid even if no house has been built.

Registration and Timeline

Aravya Estate, promoted by Godrej Township Development Limited, was registered on 17 October 2025 as PRM/KA/RERA/1250/301/PR/171025/008180. The Doddaballapur Planning Authority cleared the layout plan on 9 October 2025.

Registered completion falls on 31 October 2030, and over the period the developer builds the clubhouse, drains, roads and power lines. Quarterly progress reports go up on the Karnataka RERA website. Water is planned from borewells, alongside gram panchayat supply, with tankers kept in reserve, which makes it wise to ask how water works once owners begin building.

Documents to Verify

For land, paperwork says more than any brochure. Go through the following:

• Match the RERA number, number of plots and completion date to the website entry
• Find the plot on the sanctioned layout plan, which carries plot numbers, and record the road width at its front
• Get the land's conversion order, the layout approval, and the release order for the plot
• Ask a lawyer to examine the ownership title and the encumbrance record covering the survey numbers beneath the plot
• Find out the floors allowed, the setbacks and any guidelines for building
• Have the water plan, the maintenance charge plus the date it begins put in writing
• Test the peak-hour trip between the site and your workplace
