Godrej Aravya Estate is an ongoing plot project by Godrej Properties in Doddaballapur, Bangalore. Set out on 192,504 sq m, close to 47.6 acres, the layout has 669 residential plots and one commercial plot. It is located in Chokkanahalli, a village of Thubagere Hobli beyond Doddaballapur town. Godrej Township Development Limited is the promoter and holds the land.
Booking closed fast, and all of the plots have been taken. Entry plots were launched at Rs. 58 Lakhs. Resale is the only way in for new buyers, and most deals now are transfers between allottees.
Entry-size plots of 1,200 sq ft make up the largest share, 274 in all. There are 139 mid-size plots of 1,500 sq ft and 94 large ones of 2,400 sq ft. The balance of 162 plots follows the curves of the boundary.
Open spaces carry a forest theme, from woodland trails to camping spots. Work was 54% done in mid-2026, and the registered finish date falls in October 2030. Owners build their own homes once plots are released for registration.

Godrej Aravya Estate launched at Rs. 58 Lakhs on its smallest regular plots of 1,200 sq ft. Bigger plots were priced higher.
Payment terms
Original buyers paid in time-linked stages, finishing inside 15 months. The first 20% covers booking and the sale agreement, and four 15% instalments follow over the first year. The final 20% is tied to the release certificate of the plot.
Resale buyers pay the seller and register a fresh sale deed. Stamp duty and the registration fee come on top, along with any upkeep dues left on the plot.

Plot sizes at Godrej Aravya Estate follow the approved layout, with five plot categories. Plot areas run from 1,200 sq ft for the standard sites to 2,400 sq ft for the largest regular plots.
The 274 plots of 30 x 40 ft form the core of the layout. Next come 139 plots of 30 x 50 ft and 94 of 40 x 60 ft. The remaining 162 split into 90 odd rectangles and 72 irregular sites.

Outdoor amenities at Godrej Aravya Estate fill 17 parks and open spaces covering 26,021 sq m. Highlights of these spaces include:

Godrej Aravya Estate specifications deal with infrastructure, as each owner designs the house. Underground cables carry power from the transformer yard, and every street has LED lamps.
Pipes for drinking water and for flushing are laid separately and end inside each plot, with the sewer line alongside. A sewage treatment plant, a sump below ground and an elevated tank complete the water system. Diesel backup covers shared areas, and ducts are left for phone and data lines.
Godrej Aravya Estate RERA and Approvals
Godrej Aravya Estate was registered by Karnataka RERA on 17 October 2025 as Aravya Estate, number PRM/KA/RERA/1250/301/PR/171025/008180. Godrej Township Development Limited acts as promoter and holds the full land title.
Other approvals
The Doddaballapur Planning Authority sanctioned the layout on 9 October 2025. Conversion of the farmland to residential use was completed in 2025, and BESCOM, water and pollution control clearances have been granted.
Godrej Aravya Estate Construction Status
Work at Godrej Aravya Estate reached 54% in the June 2026 quarter, nine months after the October 2025 start. Plot formation is close to finished at 95%.
Road, drain and pole work is 65% complete, and the power supply work is half done. Planting is the main task left, with the layout due by 31 October 2030.
