Godrej Ananda at Bagalur: Three Phases, Dates and Checks

One address dominates new housing in Bagalur's aerospace belt: Godrej Ananda, developed by Godrej Properties. Its three RERA phases have reached very different stages by October 2026. The sections below cover each phase, followed by costs, location and checks.
Who Should Look at It
Compact homes from a listed developer close to the airport appeal to first-time buyers and to investors. Studios and small 2 BHK layouts hold the entry price down, and families of modest size can pick a 3 BHK. People working at the airport, in the aerospace park or at Manyata Tech Park benefit the most.
The community has over 4,000 homes, with towers going up to 28 floors, which means high density. Roomier layouts, low-rise blocks or a short drive into the centre are easier to find in other areas of North Bangalore.
Quick Facts
Plot R-10 of the Hardware Housing Sector, about 20.33 acres in all, holds 4,053 apartments spread over 14 towers. The pincode is 562149 (Bagalur village, Jala Hobli), and the land lies inside the Hi-Tech park for defence and aerospace. Apartments start at studio size and go up to 3 BHK.
- First phase: 806 apartments in 3 towers, completed
- Second phase, branded Bliss: 1,037 apartments in 4 towers, almost complete
- Third phase, named Soul: 2,210 apartments in 7 towers, being built
Phase 1 Details
The first phase is made of three 28-floor buildings, labelled E, F and G. RERA registered it in March 2021, the occupancy certificate was filed in December 2025, and handovers started that same month. As a result, a purchase here typically means buying from an existing owner.
Floor areas are 436 sq ft for the studio, 896 sq ft for the 2 BHK and 1,229 sq ft for the 3 BHK, all approximate. A second 3 BHK type of roughly 1,409 sq ft is made by joining a 2 BHK to a studio. Rs. 40.01 Lakhs was where prices began in this phase.
Phase 2 Details (Bliss)
Bliss stretches over about 4 acres and has 28-floor towers, four in number, above three basement levels. Registered in September 2022, it must be finished by 21 June 2027. The update filed for July 2026 puts work at 97%, with nine homes lacking a booking.
Most of the 1,037 homes are 2 BHK. Registered carpet areas break down this way:
- 168 studios, each with about 231 sq ft
- 701 two-bedroom (2 BHK) homes, carpet between 530 and 594 sq ft
- 168 three-bedroom (3 BHK) homes, carpet near 703 sq ft
Phase 3 Details (Soul)
Soul is the largest of the three, covering about 8.5 acres and holding 2,210 homes. Its towers have 22 to 24 floors. RERA registration was granted in October 2023, and handover is due by 30 August 2028. The quarterly update filed in July 2026 reported 46% of work done.
Homes come as 1 BHK, 2 BHK or 3 BHK. The 3 BHK carries a starting price of Rs. 1.3 Crore. Write to us for the latest prices and the towers that are open.
Roads and Connectivity
State Highway 104, the main road of Bagalur, passes the project, and a road 32 metres wide borders the southern edge. Because the site is part of the KIADB aerospace park, Kempegowda International Airport is nearby. Reaching Manyata Tech Park by road takes 26 minutes.
Employment around here comes from the aerospace park and adjoining IT and hardware zones. Metro access is on the way: the airport section of the Namma Metro Blue Line, now under construction, follows Bellary Road to Bagalur's west. The Bagalur locality page gives more on the neighbourhood.
Shared Amenities
All phases share one clubhouse of roughly 31,000 sq ft, and about 2 acres go to parks and planted areas. The facilities include:
- Fitness: swimming pool, gymnasium and a yoga corner
- Indoor sports rooms along with a community hall
- Outdoors: tennis, basketball and volleyball courts, plus a practice pitch for cricket
- Gardens: themed ones, a space for senior citizens, and a party lawn equipped for barbecues
- A play park for pets and a small amphitheatre
RERA Registrations
Universal Metro Properties LLP is the registered promoter (a Godrej Properties group firm) and layouts are cleared by the KIADB. The numbers, with validity:
- Phase 1, extended, is valid until 8 January 2027 and carries PRM/KA/RERA/1251/309/PR/210331/004084
- Bliss runs until 21 June 2027 and carries PRM/KA/RERA/1251/309/PR/280922/005282
- Soul runs until 30 August 2028 and carries PRM/KA/RERA/1251/309/PR/161023/006323
Karnataka's RERA portal lets anyone verify them, and its quarterly updates give progress and bookings by tower. The agreement should quote the number that matches the phase and tower.
What You Will Pay
The developer adds GST to a home still under construction, but a finished home holding an occupancy certificate carries none. Karnataka levies 3% stamp duty on homes priced above Rs. 20 Lakhs up to Rs. 45 Lakhs; the rate becomes 5% beyond that. A cess and surcharge are added to the duty, and registration adds 2%.
On top of the base price, expect deposits for maintenance, club fees and a parking charge, as is usual in a big project. The EMI calculator converts any price into a monthly instalment and an upfront cash figure.
Before You Commit
Different phases need different checks:
- In a Phase 1 resale, see the sale deed of the seller along with the occupancy certificate, paid tax receipts and a no-dues letter issued by the association
- In Phase 2, ask when the tower will be handed over and check that the carpet area in the agreement equals the registered figure
- In Phase 3, study the schedule of payments, how far the tower has come in the newest quarterly update, and the clause on delay
- In every phase, have the parking slot allotted in writing, since the number of slots falls short of the number of homes in certain towers
Seeing the site tells you how the towers are progressing and about the upkeep of completed ones. For a comparison of size and price, other Godrej Properties projects in North Bangalore are useful.
