Fortius Good Earth, Devanahalli: Layout, RERA Record and Site Progress (October 2026)

Fortius Good Earth, sold under the Fortius name, is a small plotted layout in the Devanahalli Taluk, north of Bangalore. Seven acres or so hold its 63 sites. The layout carries RERA registration and the airport planning body's approval, with completion promised by 31 December 2027. Plot mix, approvals, site progress, costs and checks follow.
Plot Mix and Layout Planning
Standard plots share the layout with irregular sites that follow the contours of the land. The plan breaks down as shown.
| Site type | Count | Size |
|---|---|---|
| Standard residential plots | 35 | Near 2,400 sq ft per plot |
| Odd-shaped residential plots | 27 | From 1,420 to 4,680 sq ft |
| Commercial site | 1 | Near 6,500 sq ft |
| Civic amenity sites | 2 | Set apart by the planning rules |
Close to 52% of the area is plots, and the balance goes to roads, civic sites and parks. Roads inside are 12 m in width. Water comes from the public supply plus borewells, as planned.

Is a Plot Right for You?
Land near the airport, with a home designed as you like, is the offer. Having only 63 sites keeps the neighbours few, a plus for families planning a villa. Those wanting to hold land rather than an apartment for years are a good match too.
A plot is bought in two stages, land first and house later. To get a home that is ready, Devanahalli has villa and apartment projects as well. The drive into the city centre goes through Yelahanka and Hebbal, slow at peak hours.
Getting There
Its survey numbers are 107/2, 28/2 and 108/4, in Hegganahalli and Kamenahalli. This part of the taluk is on the western side of Bellary Road (NH 44), short of Kempegowda International Airport when coming from the city. The Embassy Springs township has phases in Hegganahalli too, which means branded development is already nearby.
In one direction Bellary Road leads to the airport, and in the other to Yelahanka and Hebbal. The Blue Line of Namma Metro is under construction on this highway as an airport link. Shopping, clinics and schools are dispersed through the area, so check each distance from the gate at a visit.
What Buying Costs
Size, road and facing set each plot's price, and corner plots tend to carry a premium. The developer holds the up-to-date prices and knows which plots remain unsold. Expect the cost sheet to list the base rate, a charge on top for the plot picked, the maintenance deposit, legal fees and any infrastructure or clubhouse charges.
Stamp duty in Karnataka is 5% on values above Rs. 45 Lakhs (effective rate 5.6%, cess and surcharge counted), and registration is 2%. Building the house is a separate outlay: interiors, sanction of the plan, the architect and the contractor. Plots and construction are financed on terms unlike a standard home loan, so decide the loan before the booking payment.
Approvals, Land and RERA Number
BIAAPA, which plans the airport area, approved layout plan 68/2024-25 on 6 May 2025. The registration, PRM/KA/RERA/1250/303/PR/031125/008216, dates from November 2025. The Karnataka RERA portal lets anyone verify the number.
In 2012 the promoter bought the land under a sale deed, and it still owns it. Deputy Commissioner orders for Bangalore Rural District turned all three survey numbers into residential land in August 2012. Ownership is therefore the promoter's alone, and nowhere is a joint development agreement recorded.
Construction Progress
As of October 2026 the layout is still being developed. Work started 1 September 2025, and completion is registered for 31 December 2027. RERA's quarterly updates show:
- January 2026: ten per cent complete
- April 2026: twenty per cent complete
- July 2026: thirty per cent complete
For a plotted layout, progress is measured in parks, street lights, drains, roads and the power and water lines. A plot can be registered and built on only after this work arrives at it. Sites are released to the promoter by the planning authority in stages as work is completed.
Fortius Infra
Fortius Infra is a Bangalore-based developer that began in 2013. Its best-known name nearby is the villa community called Fortius Under The Sun, in Devanahalli. A visit there shows how the developer handles road quality, landscaping and maintenance.
Pre-Booking Checklist
For a plot, the land papers and the site itself matter most. Cover these steps:
- Compare the plot number, its dimensions and boundaries with the layout plan that was approved
- Look on the RERA portal to see that registration is live, and read the most recent quarterly update
- Transfer funds solely to the bank account that was registered for the project
- Check whether the plot has been released for sale by the planning authority
- Obtain an encumbrance certificate, the title deed and the conversion order
- Learn the layout's rules on building: setbacks, height limits and how long is allowed to build
- Go to the site to see how the road, drain and power-line work is going
Layouts elsewhere in the area deserve a look for comparison. The developer can share the plots available here and arrange a site visit.
