DNR Arista in Bellandur: Phase 1 and Phase 2, RERA and Prices (October 2026)

DNR Group's community DNR Arista is along Bellandur Main Road (East Bangalore), and each of its two phases holds a separate Karnataka RERA registration. In October 2026 one phase is done while its neighbour continues under construction. The notes below cover where the project is, what the homes cost, how far each phase has progressed and what to verify first.
Project Particulars
Eight mid-rise buildings contain 373 apartments with two to four bedrooms. The brand is DNR Group; the promoter named in the registrations is Inesa Ventures LLP.
The plot is held under Katha 1743/18/1C. Administratively it is Kaikondrahalli Village (hobli Varthur, taluk Bangalore East), pincode 560103. The land measures 17,705 sq m, close to 4.37 acres, and about 74% of it is open ground. An amenity zone with the clubhouse, 30,000 sq ft in all, serves residents.
Blocks A to E make up Phase 1, with 241 homes in towers rising 13 floors from two basement levels. Phase 2 occupies F, G and H and has the remaining 132.
Phase 1 and Phase 2 Compared
Since the phases are at different stages, each needs to be read on its own. Determine the block of any home first. The table sets out where each one is.
| Question | Phase 1 | Phase 2 |
|---|---|---|
| Occupancy certificate | Issued on 7 November 2024 | Still awaited |
| Registered completion | 12 December 2024 | Originally 31 December 2025; now 15 July 2026 after an extension |
| Homes | 241 (Blocks A to E) | 132 (Blocks F to H) |
People have been collecting Phase 1 homes since December 2024. Phase 2's extended date is over, and on 4 September 2026 the RERA authority approved a modified plan. The first thing to request is a newly written handover date. Registration numbers differ: Phase 2 carries PRM/KA/RERA/1251/446/PR/240306/006662, and Phase 1 carries TOR/PRM/KA/RERA/1251/446/PR/230419/001674.
Buyer Profile
Office-goers at the tech parks around the Outer Ring Road and Sarjapur Road will like the short drive. The same goes for families that prefer mid-rise buildings and a neighbourhood of some hundreds of homes. Choosing Phase 1 lets a buyer walk through the completed flat, its lifts and the shared spaces before paying.
If a calm suburb is the aim, or the budget falls far short of Rs. 1.65 Crore, the outer city has more to offer. Bellandur is dense and busy, with rush-hour congestion as part of everyday life.
Access and Neighbourhood
Bellandur Main Road links Sarjapur Road to the stretch of the ring road between Marathahalli and Sarjapur. To the west is HSR Layout. North of the site are offices in Marathahalli, Kadubeesanahalli and Bellandur.
The metro's Blue Line, now being built along the ring road, will have a station at Bellandur. Until then people drive, and at peak hours this corridor is one of the most congested in the city. September 2022's heavy rain flooded parts of this belt, which is a reason to ask residents about drainage at the approach road and basements.
The project is surrounded by schools, shopping and hospitals. The Bellandur locality page gives more on the neighbourhood.
Unit Sizes and Pricing
Three-bedroom homes form most of the community, with two-bedroom and four-bedroom plans too. Prices start at Rs. 1.65 Crore for a 2 BHK of 1,260 sq ft of super built-up area. A 3 BHK, measuring between 1,665 and 1,685 sq ft, starts at Rs. 2.44 Crore.
The 4 BHK spans from 2,025 up to 2,385 sq ft, and the largest plan costs Rs. 3.53 Crore upward. Those rates come to nearly Rs. 13,100 for a sq ft of the 2 BHK and nearly Rs. 14,700 up to Rs. 14,800 for the bigger homes.
Phase 1 homes have registered carpet areas of around 860 sq ft for a 2 BHK and roughly 1,120-1,140 sq ft for a typical 3 BHK. The phase contains 169 three-bedroom homes, 48 two-bedroom homes and 24 with four bedrooms.
Other Costs
Extras differ by phase. Buying under construction in Phase 2 attracts 5% GST, whereas a home in Phase 1 sold after the occupancy certificate attracts none. Stamp duty is 5% on homes priced above Rs. 45 Lakhs (5.6% after cess and surcharge), and registration is 2%.
Facing and floor-rise premiums, parking and clubhouse charges, the association's resale transfer fee and the maintenance deposit can also arise. Request a cost sheet listing the items for the particular unit. The EMI calculator turns any of these prices into a monthly instalment and an upfront cash figure.
Clubhouse and Amenities
Some 21 facilities fill and surround the clubhouse area of 30,000 sq ft. They include a swimming pool, fitness centre, billiards, table tennis, badminton and squash courts, a basketball court and a cricket pitch.
A meditation centre, library and entertainment hall are also there. So are a banquet hall, amphitheatre, play area for children, pet park, elders' park and jogging track. Some come with Phase 2, so a visit shows what residents use today.
Registration and Background
Phase 1's certificate carries 19 April 2023 as its date and replaces one from May 2018, which had the same serial number. BBMP approved the plan. Construction first began in March 2012, so the history goes back a long way.
The reasons given to the authority for the Phase 2 delay were the modified plan and the TDR approval. The Karnataka RERA portal shows both numbers and keeps each phase's status up to date.
DNR Group
Among the finished homes of DNR Group in Bangalore are DNR Atmosphere in Whitefield and DNR Springleaf in Koramangala. It also built DNR Casablanca in Mahadevapura and DNR Reflection in Bellandur. A walk through nearby DNR Reflection shows how the buildings stand up to several years of use.
Verification Steps
Ready homes in Phase 1 call for slightly different checks than homes in Phase 2, which is still being built. Cover the points below.
- Pin down the home's block and phase, and set the unit against the RERA record for that phase.
- In Phase 1, collect the e-Khata for the flat along with the occupancy certificate.
- In Phase 2, collect the extension order, the modified plan and the new completion date.
- Get the carpet area under RERA and an itemised cost sheet, with GST separate.
- Ask a property lawyer to read the title papers, because both phases include homes owned by land owners.
- Find out whether the home belongs to the developer or to a land owner, and whose signature goes on the sale deed.
- Test the peak-hour drive, and see the approach road once it has rained.
We can tell you which homes are available in each phase, and set up a visit to DNR Arista. Say which phase interests you.
