Metro at the gate, a clubhouse of 60,000 sq ft and homes on 49 floors: that is the pitch of CNTC The Presidential Tower in Yeshwanthpur, West Bangalore. The building has also run far behind schedule, so a buyer needs its registered record first. What follows covers timeline, layout, homes, cost and diligence.

Registration, Extensions and Complaints

Registration came on 14 October 2017, and the number can be looked up through the state's RERA portal by project name. Builders started work in July 2014, and since then the completion date has been moved more than once.

  • When registered, it was 30 June 2021
  • The Covid extension changed it to 30 March 2022
  • Then the Section 6 extension made it 3 March 2023
  • A later extension has set the current date, 30 June 2027

As of October 2026, the portal lists the project as "Ongoing". The structure and outer walls are done, as are the staircases and fire escapes, though progress updates still report work on a few lifts, shared spaces, amenities and services.

Since 2019 the authority has received 11 complaints, several about delayed handover and the interest due for the wait. Five of them were still at the enquiry stage or waiting for an order in October 2026. For a resale, check with the seller if any complaint or order touches the apartment on offer.

Plot and Building

NH 4 (Tumkur Road), plot number 8, Yeshwanthpur, pin 560022 is the address. The land parcel is 20,234 sq m, about 5 acres. The footprint of the building is 2,272 sq m, leaving 88% of the plot unbuilt. The plan was approved by the BBMP, and there are 667 car parks.

The building is one block in two wings, PA and PB, in which 49 floors rise above a ground level and three basements. Its 368 apartments come as 3 BHK or 4 BHK homes, plus a few duplexes. CNTC India Projects is the brand it is sold under. The registered promoter is Best Golden Developers Pvt Ltd, and the project is registered under PRM/KA/RERA/1251/309/PR/171014/000565.

Apartment Mix

On levels 2 to 45, each wing has four homes on every level. Carpet area, the usable floor within the walls, works out as follows.

  • The 88 smaller 3 BHK homes carry 1,086 sq ft of carpet, which is 100.89 sq m
  • The 176 larger 3 BHK homes measure between 1,607 sq ft and 1,673 sq ft (between 149.31 sq m and 155.46 sq m), and most include a staff room
  • The 88 four-bedroom homes, each with a staff room, come with between 2,070 sq ft and 2,133 sq ft (192.32 sq m at the low end, 198.13 sq m at the high end)

The topmost levels, 46 to 49, are reserved for 16 larger homes: one-level 4 BHKs measuring 2,820-3,130 sq ft of carpet and duplexes with 4 or 5 bedrooms. Parking is one car per 3 BHK, two per typical 4 BHK and four per top-floor home.

Sales conversations tend to use the larger saleable area, where the smallest 3 BHK is quoted at 1,595 sq ft and the largest 4 BHK at 3,055 sq ft. Carpet area is the fair measure, since the agreement for sale has to carry it.

Surroundings and Transport

The tower faces Tumkur Road in Yeshwanthpur, with the industrial area alongside and the Taj hotel further along. As the main highway north-west, Tumkur Road meets, at Goraguntepalya, the Outer Ring Road. The nearest settled areas are Rajajinagar, Malleswaram and the Peenya industrial belt.

The metro's Green Line (Namma Metro) runs ahead of the gate, and its stations here are Yeshwanthpur and Goraguntepalya. One of the city's main rail terminals, Yeshwanthpur railway station, is nearby.

Trucks and heavy traffic use the road all day, so see the entry and exit at the start and end of the working day. The lower floors overlook the road and the viaduct of the metro, and the upper ones are well clear of noise.

Prices

The entry point is near Rs. 2.2 Crore. Floor, wing, facing and view carry more weight in a tower of 50 levels as against a mid-rise block. One plan can be priced very differently if one apartment is 30 floors above another.

Today's offers mostly originate with current allottees and owners, who each name a price. Compare several apartments of one plan before offering. Above Rs. 45 Lakhs Karnataka charges 5% stamp duty, or 5.6% once cess and surcharge are added, plus 2% for registration.

Clubhouse and Leisure

The amenity plan rests on roughly 60,000 sq ft of clubhouse:

  • Infinity pool
  • Gym, sauna and spa
  • Games room and a mini theatre
  • A cafe and lounges, including ones for parties
  • Courts outdoors and a children's play area
  • Landscaped gardens; a meditation deck on the roof

Both the clubhouse and the lifts of a tower this tall are costlier to operate than an ordinary block. Ask what maintenance is charged per sq ft today and which services it pays for. During the visit, look at whether each facility is open and in use daily.

Suitability

The tower is meant for buyers wanting big three- or four-bedroom homes on high floors in the north-west with a metro close by. That fits best when work is in Yeshwanthpur, Peenya, Malleswaram or on Tumkur Road. Rooms are large, and the open land is ample for a site so near the centre.

There is no compact 2 BHK in the tower. Buyers with a firm date for moving in should study the dates above, and everyone should allow for running costs above those of a smaller block.

Verification Before Booking

The history makes paperwork more important than usual. Before an advance, complete these steps:

  1. Obtain the occupancy certificate for the floor and wing, then check the floors it lists
  2. Set the registered carpet area and parking count beside what the seller's agreement says
  3. Get the promoter to confirm in writing that nothing is owed on the seller's account and that the change of ownership will be entered in its records
  4. Learn how the owners' association runs, what monthly maintenance costs and which dues are pending on the apartment
  5. Obtain an encumbrance certificate and look for any loan or charge against the apartment
  6. Test the lifts, water and power backup for the floor on a working day
  7. Ask a property lawyer to go through the ownership papers and any RERA order that names the apartment

Home loan approval from a bank serves as a further check, because its lawyers examine the identical documents. Our team can arrange a visit and pass on availability, with prices for whichever floor and plan interest you.
