Chaithanya Samarth Villas villas

A villa that costs several Crore needs closer scrutiny than a flat, and a villa in a finished community raises its own questions. Chaithanya Samarth, built by Chaithanya Projects off Old Madras Road, is complete and occupied. This review begins with price and tax, then covers the homes, the surroundings and the papers.

Price and Tax Together

Rs. 7 Crore is the entry price of the 3 BHK, and the 4 BHK begins at Rs. 10 Crore. Against built-up area, those prices are close to Rs. 20,000 and Rs. 22,200 a sq ft. Corner houses and those facing a garden cost more, and what a resale fetches is the owner's call.

GST does not apply to a completed home that holds an occupancy certificate. The following costs are added to the price:

  • Stamp duty of 5% with cess and surcharge, making 5.6%, where the home exceeds Rs. 45 Lakhs
  • Registration charged at 2%
  • A possible transfer fee from the association or developer upon resale
  • Maintenance deposits and a monthly maintenance bill
  • Legal fees for verifying title and executing the sale deed

Suppose the price is Rs. 8 Crore. Duty would then be about Rs. 44.8 Lakhs and registration Rs. 16 Lakhs. Use our EMI calculator to turn a loan amount into a monthly payment.

Registration and Completion Record

Karnataka RERA approved the project on 19 January 2018 under number PRM/KA/RERA/1251/446/PR/180119/000936. The build started on 22 June 2017, and 21 March 2024 became the revised end date. The portal lists an occupancy certificate dated 15 September 2023, and in January 2025 the promoter applied for completion.

Of the 163 villas, 133 are shown sold and 30 unsold, so the seller could be the developer or an earlier buyer. The portal lists one complaint, now disposed. Anyone can verify the number on the state's RERA website.

The Houses

Buyers choose between three and four bedrooms across 163 villas, on land of 137,086 sq m (33 acres and 35 guntas), which is 4.8 villas on every acre. Buildings take 38,864 sq m, leaving roughly 72% of the land as open space, roads and gardens.

RERA groups the villas into two types, each in two variants. The 44 villas of Type 1 average roughly 2,200-2,350 sq ft in carpet area, whereas the 119 of Type 2 average roughly 3,080-3,150 sq ft.

Brochures quote built-up figures instead: about 3,500 sq ft (3 BHK) and 4,500 sq ft (4 BHK). Balconies and the open terrace are outside the carpet number. Villas differ, so take the land and built-up areas from the sale deed of the house in question.

Reaching the Community

Look for Mandur village, in the Bidarahalli Hobli of Bengaluru East Taluk, PIN 562129, and enter from Budigere Cross. At that junction, the Budigere and Devanahalli road branches off NH 75, as Old Madras Road is formally known.

The city side is to the west via KR Puram, and Hoskote is east. Northward, the Budigere road continues toward Devanahalli and the airport named after Kempegowda. In the opposite direction are Whitefield's tech parks, on the Purple Line metro. Rush-hour traffic is heavy and the turn can be slow, so try the real commute.

Amenities and Upkeep

A swimming pool, gym, indoor games and a party space make up the clubhouse. The grounds add a track for jogging, sports courts, a children's play area and landscaped gardens, and small retail units inside the gate cover everyday errands.

Years from now, upkeep will matter more than the feature list. Ask the association about the monthly charge, the size of the reserve fund and whether repairs are pending on the pool or clubhouse.

Who Will Like It

A family with a Rs. 7 Crore budget or above, wanting a spacious house and garden on the eastern side, will find it a natural fit. So will people who want to see a finished villa and move in soon, instead of waiting out a build.

If a metro stop reachable on foot matters, or a more compact and cheaper home, consider the apartment projects near the junction. They are listed on the page for Budigere Cross.

The Developer's Record

Chaithanya Projects works from Whitefield and builds mainly villa communities across the eastern suburbs. Earlier names include Chaithanya Rakuen (13 villas, Whitefield) and Chaithanya Sharan (27 villas, 11 acres, near Varthur). Walking through one shows how its houses age.

What to Verify Before Paying

Settle these points before any advance changes hands:

  1. Get the occupancy certificate of the specific villa and check the house against the sanctioned plan.
  2. Ask a lawyer to go through the title papers and the plot's encumbrance certificate.
  3. Check the deed's figures for plot, built-up area and parking.
  4. Look at the khata papers and the most recent property-tax receipt and see whose name they bear.
  5. For a resale, obtain a letter from the association certifying that no dues are pending.
  6. Check for seepage, cracks and faulty pipes or wiring, with expert help if required.
  7. Test the commute to work and the airport at peak hours.

Spending days on these checks is cheap beside the cost of the house. The team can share the villas available for sale and their current prices.
