Some buyers would rather own land and build a house to their own taste than take a finished flat. For them, Century Real Estate has launched a third phase of its Balinese-styled Seraya community, a gated plotted layout beside the airport in North Bangalore. The notes below follow the plots, the approvals, the full cost and the steps to take before a booking.

Is Plotted Land Your Product?

Plots fit families that want to design their own villa, need a home beside the airport and the job centres in the north, or would hold land until the neighbourhood matures. The house is a separate project with approvals and months of construction behind it. If a ready home is needed soon, villas and apartments near completion make more sense, since Phase 3 has only begun its development.

The Land and Its Layout

The whole Seraya is planned over about 55 acres, in the manner of a Balinese garden, with shaded avenues and parks. Phase 3 takes up roughly 5.7 hectares, or 14.2 acres, and contains 163 residential and 3 commercial plots. Century Dwellings Private Limited is the promoter of every phase, and each phase is registered on its own.

The regular residential plots come in three dimensions. Ten are 30x40, a shade under 1,200 sq ft in area. Seventy-three are 30x50 at roughly 1,500 sq ft, which makes them the commonest.

The largest regular size is 40x60, around 2,400 sq ft, and there are thirty of them. Of these, 25 are laid out as 60x40. The other fifty plots have odd shapes or are on corners, with varying areas.

Of the layout, 46% stays open, a total of 26,571 sq m. Internal roads, nine, twelve and twenty-four metres wide, take roughly 29% of it.

Parks and open spaces take about 11% across five sites, and civic amenity sites about 6%. The planning authority for the airport area cleared the drawings on 1 March 2025. Water is to be drawn from BWSSB, the local authority and borewells.

Location and Reach

Look for Tarabanahalli and Channahalli, villages within the Jala Hobli of Bengaluru North Taluk (PIN 562157). The layout adjoins NH 44, a little south of the toll plaza at Sadahalli, with Bettahalasur nearby. The airport can be reached in a short drive on NH 44, with Hebbal and the heart of the city in the other direction.

KIADB's Aerospace Park and the parks of Devanahalli are on the airport side. To the south are Yelahanka and Manyata Tech Park, reached by the Outer Ring Road or NH 44. Bettahalasur is down for a station on the metro's Blue Line to the airport, which is still under construction.

Another project, the Satellite Town Ring Road, will give a link toward Doddaballapura and Hoskote once complete. Till the metro opens, NH 44 takes every trip, so try the weekday commute yourself.

Registration and Work Done

The RERA number for Phase 3 is PRM/KA/RERA/1251/309/PR/180826/008876, dated 18 August 2026. The start is shown as 1 February 2026 and the layout is meant to be complete by 31 January 2030. Development was recorded as 0% when the registration came through, and the quarterly updates will show progress.

The filing records no litigation, and the promoter owns the land entirely. Payments from buyers go to a project account held with HDFC Bank, Vasanth Nagar. Phases 1 and 2 are registered separately, due by May 2029 and August 2029. Phase 1 has 123 residential plots and 1 commercial plot, and Phase 2 has 166 residential plots and 1 commercial plot.

Reckoning the Full Cost

Prices depend on size, shape, orientation and location within the layout, for example a corner or a plot facing a park. Request the present price list for each size, the plots that are free, the payment schedule and what upkeep is expected to cost, all on paper.

On top of that come Karnataka stamp duty of 5.6% with cess and surcharge on property worth over Rs. 45 Lakhs, and registration at 2%. Khata transfer, legal fees and paperwork add more, as do the club, corpus and advance maintenance sums set by the agreement. The villa construction is a further budget altogether.

Who Is Behind It

Set up in 1973 by Satish Pai along with Dayananda Pai, Century Real Estate has delivered plotted layouts in the north such as Century Artizan, Century Sports Village and Century Eden. Its present plotted offering near Devanahalli is Century Trails. Buyers looking at nearby land can also review Devanahalli.

Checklist for the Booking Stage

A plot comes first and the house follows, so settle these items early:

  1. See that your plot appears under the Phase 3 registration on the state RERA portal.
  2. Confirm in writing that the plot falls in the approved Phase 3 layout, not an earlier one.
  3. Get the price list plot by plot, with any extra charge for corners and park views.
  4. Study the villa design rules and any date by which building must start.
  5. Give a lawyer the title documents, the encumbrance certificate and the khata to review.
  6. Walk the site to judge progress on the roads and parks.

A site visit shows the layout better than any plan. The team can tell you which Phase 3 plots remain open and organise one.
