Century Novus Jakkur Review: RERA Status, Home Sizes and How a Transfer Works

Jakkur has turned into a popular pocket for homes in the north of Bangalore, and Century Novus is among its mid-sized options. Two towers of flats are rising there under the Century Real Estate name. The builder's own inventory is gone, so entry is through an existing buyer, and this guide spends as much time on the transfer as on the flats.
Why Some Buyers Look at It
Households employed at Manyata Tech Park, around Hebbal, along the road to the airport or in the parks near Yelahanka find the position convenient. The flats are modest in size, so the outlay comes in lower than the huge towers that came up near Bellary Road in 2025 and 2026. With only 234 homes, the neighbourhood inside the gates stays compact.
Anyone who needs to be living in a flat this year should look at completed buildings instead, because registered completion is roughly ten months away. Expect extra paperwork too, compared with booking direct from a builder.
The Neighbourhood
The project occupies the Nehru Nagar neighbourhood, entered from Jakkur Main Road, a short drive from NH 44. That highway is the principal link between Hebbal and the airport, so one corridor serves all of the Outer Ring Road, Hebbal and the airport.
Locals know the area for Jakkur Lake and the old aerodrome. A Metro line is also being built here, the Blue Line, which will connect KR Puram with the airport by way of Hebbal and Yelahanka and is planned to stop at Jakkur Cross. Trains are not running yet, so travel today means the road, and a rush-hour trial is worthwhile. The Jakkur locality page adds detail on schools, hospitals and everyday shops.
Layout, Sizes and Land
The plot is Sy. No. 10/2 in the Yelahanka hobli village of Jakkur, with PIN 560064. It is registered at 9,475 square metres, near 2.34 acres, although the sales material describes 2.5 acres. The registered promoter is Talreja Realty LLP.
Each tower has a basement under twelve storeys of homes and reaches 41.45 m. Together they hold 234 homes: 124 two-bedroom flats and 110 three-bedroom flats. That is 117 per tower, with ten to a typical floor. Residents get 36 open parking bays on top of 238 covered ones, and about 56% of the land stays open.
Two-bedroom flats start at 1,010 square feet and go up to 1,160, while three-bedroom flats start at 1,275 and go up to 1,645. These figures count a portion of common space. The average registered carpet space is 660 square feet and 900 square feet respectively, and the agreement quotes the carpet figure.
Clubhouse and Outdoors
Facilities cluster around a podium without vehicles, plus a 10,000 sq ft clubhouse. Residents get a pool, gyms inside and outdoors, a jogging track, a multipurpose court, a basketball court and a cricket net. Quieter pursuits include a yoga zone, a spa and sauna, a herbal garden and a reading lounge.
Younger residents have a games area and an adventure zone, and a hall and amphitheatre serve gatherings. The green design has Gold pre-certification from IGBC. That is a design-stage rating, with the final certificate due after completion.
Is the Builder's Paperwork in Order?
RERA registration dates from April 2023 and carries the number PRM/KA/RERA/1251/309/PR/100423/005853. Talreja Realty LLP is the full owner of the land. The sanction came from BBMP on 13 February 2023, and the declared water supply is from BWSSB.
Work started on 1 March 2023 against a completion target of 31 August 2027. The filing of July 2026 showed 82% progress, up from 78% in February that year. These are open to anyone on the state RERA portal.
Ask for the occupancy certificate before accepting a handover letter. Possession, khata, and power and water supply all depend on it.
How Pricing Works Now
At launch, Rs. 78 Lakhs was the starting price of the 2 BHK. The developer now marks all configurations sold out, so the figure on the table is whatever the present allottee asks. It moves with the floor, the facing, the amount paid so far and the sum still owed.
Until handover, selling means passing on the allottee's contract, and the developer must give written consent. Gather these papers first:
- The sale agreement, allotment letter and every receipt
- Written consent from the developer, with the charge it levies for a transfer
- A statement of the balance due, with GST kept separate
- Clearance from the lender, if the seller's flat carries a loan
- Stamp duty and a 2% registration fee, payable on the deed completed at handover
If the price is above Rs. 45 Lakhs, Karnataka stamp duty is 5%, which becomes 5.6% once cess and surcharge are added. Use our EMI calculator to see the instalment and upfront cash at any price.
The Developer
Century Real Estate has assembled substantial land across North Bangalore and has projects at Devanahalli, Yelahanka and Jakkur. A buyer wanting a flat straight from a builder can look at other apartment projects in the Jakkur area.
Six Steps Before Paying
Take these actions in this order:
- Cross-check tower, unit number and carpet space given in the seller's papers against the RERA record.
- Obtain from the developer, in writing, what is still due on the unit and on what terms it will transfer.
- Look in the agreement for the possession date, any delay clause and the parking allotted.
- Give a lawyer who handles property the title papers, the sanctioned plan and the agreement.
- Visit the site and be in the actual home to judge the tower, the floor and the outlook.
- Find out from your bank whether it finances transfers here before the price is fixed.
Keeping a paper record of every step protects everyone involved. The team can also show which homes are open for transfer right now and take buyers to the site.
