Buying at Brigade Nanda Heights: Plans, Registration and Resale Checks

Old residential Padmanabhanagar, in the south of the city, now has a new tall landmark in Brigade Nanda Heights. Brigade Group built the tower to 23 floors, and it has 107 apartments of three or four bedrooms. Here is a look at the area, the apartments, the registration, the cost of buying today and the documents to collect.
Is This Your Kind of Address?
The natural buyers are households wanting a new apartment in a long-settled area, reasonably near JP Nagar, Banashankari and Jayanagar. Banks, markets, hospitals and schools in Padmanabhanagar are decades old, so daily needs are nearby. The draw is quiet, low-density living, as opposed to a large township.
The price of a one-tower plot is a smaller range of shared amenities than a big campus provides. Since only 107 households split running costs, ask early about the monthly maintenance bill for a high-rise.
Getting Around
The tower occupies a plot in Munireddy Layout, towards Subramanyapura Main Road. The JP Nagar stop on the Green Line metro is about 10 minutes off. Bannerghatta Road, the NICE Road and Kanakapura Road connect the area with Electronic City and the remainder of south Bangalore.
Inner roads get narrow here and there, and crowded around school timings. Going at both morning and evening peaks reveals how the final approach behaves. Read about the surroundings on the area guide to Padmanabhanagar.
Plan Types and Sizes
Buyers pick from three formats. Of the 107 registered apartments:
- Type one, 31 units: 3 bedrooms, 2 bathrooms, 1,001 sq ft carpet each, with a single open terrace among them
- Type two, 54 units: 3 bedrooms, 3 bathrooms, carpet area from 1,044 through 1,065 sq ft
- Type three, 22 units: 4 bedrooms, 4 bathrooms, servants' quarters, 1,550 sq ft carpet each
The most common plan, three bedrooms with three bathrooms, has a super built-up area close to 1,581 sq ft. Four or five apartments share each floor, so orientation and height matter a lot to the view. A few sides look across the older neighbourhood's low roofs and others face adjoining buildings.
Registration Data
Records show these few facts:
- Promoter: Brigade Enterprises Ltd, under the Brigade Group name
- Location: Chikkallasandra Village, survey numbers 64/1B and 74/2A, with a street address on 18th Main Road, Bangalore 560061
- Area: 6,677 sq m, equal to about 1.65 acres, nearly nine-tenths of it open
- Structure: one tower of 23 floors with two basement levels
- Counts: 107 apartments and 155 parking spaces
Karnataka RERA granted the registration number PRM/KA/RERA/1251/310/PR/140622/004982 in June 2022. Work started on 1 July 2022, after the BBMP sanctioned the plan.
Where the Building Stands
Construction is complete, and owners received homes before the 31 December 2026 date that was declared. It now belongs to the group of projects Brigade Group has delivered. Registration and quarterly reports may be viewed on the RERA authority's website, and the tower's occupancy certificate should be seen before you take an apartment.
Amenities are modest, as a one-tower site allows. A pool and a gym are there, along with landscaped ground at the base. A fuller list, showing where each facility is, is available on request.
What Buying Costs Today
The launch price of the three-bathroom three-bedroom apartment was Rs. 1.84 Crore, which was near Rs. 11,600 per sq ft on the super built-up measure. The developer has no stock left, so apartments now arrive via resale or a transferred booking. Check recent asking prices for both sizes in the tower.
Extra charges vary with the stage at which you buy. They are:
- Stamp duty (5% plus surcharges) and a registration fee of 2%
- GST on instalments still payable to the developer, when a booking changes hands early
- A transfer fee levied by the developer on booking transfers
- Parking charges, corpus fund and prepaid maintenance, if still unpaid
A finished apartment sold once the occupancy certificate is in hand attracts no GST. An account of the seller's payments to date keeps the negotiation clear.
Documents to Collect
A purchase from a previous owner calls for documents from the seller as well as the developer. Get these before a figure is agreed:
- Occupancy certificate of the tower, plus the approved plan with your unit and parking slot marked
- Seller's contract with the builder and all payment receipts
- The builder's written consent for the transfer, or the sale deed where it has been registered
- Khata, encumbrance certificate and the most recent tax receipt
- A letter confirming no maintenance dues, and bank consent when a loan is outstanding on the apartment
In the south, the same builder also built Brigade Omega, close to Thurahalli Forest. The Brigade Group page lists more.
