Brigade Citrine on Old Madras Road: Unit Mix, Cost Sheet and Pre-Booking Checks

Anyone hunting for a modern high-rise near Budigere Cross will see Brigade Citrine on most lists. The developer, Brigade Group, is building it at Nimbekayipura in east Bangalore, with a RERA registration in place and completion due on 30 June 2029. These notes explain prices, the mix of plans, the sustainability pitch and a checklist for the booking stage.
Buyer Fit
Two groups with different needs are served. An investor, or someone buying alone, can begin with a small 1 BHK costing less than Rs. 90 Lakhs. A large household can pick a three-bedroom or four-bedroom home, the largest above 2,500 sq ft. People who like upper floors and wide views have plenty to pick from in 30-storey towers.
Waiting until mid-2029 does not suit anyone who needs to move soon. Households that prefer low-rise living, or a plot with lots of land for each home, may wish to look at bigger campuses nearby.
Project Facts
The principal numbers are summarised below.
- Brigade Group is the builder, with Brigade Enterprises Ltd as promoter
- The plot measures 4.5 acres
- Two 30-storey towers hold 420 homes, 180 of them in Block A and 240 in Block B
- Five plan types exist: one-bedroom, two-bedroom, three-bedroom, three-bedroom with study and four-bedroom
- Prices start from Rs. 82 Lakhs
- The RERA number is PRM/KA/RERA/1250/304/PR/131224/007287
- Completion is registered for 30 June 2029
Plans and Cost Sheet
Six layouts top out at a four-bathroom 4 BHK. Costs are quoted on built-up area and shown in Lakhs here, so that each is easy to compare.
- The 1 BHK, near 685 sq ft, goes from Rs. 82 Lakhs up to Rs. 85 Lakhs
- The three-bathroom 3 BHK, near 1,763 sq ft, goes from Rs. 202 Lakhs up to Rs. 215 Lakhs
- The 3 BHK that adds a study, near 1,998 sq ft, goes from Rs. 235 Lakhs up to Rs. 245 Lakhs
- The four-bathroom 4 BHK, near 2,525 sq ft, goes from Rs. 283 Lakhs up to Rs. 299 Lakhs
RERA's list further shows 62 homes with two bedrooms and 58 homes with three bedrooms and two bathrooms, and the current prices of both can be had from us. The smallest home costs most for each sq ft, near Rs. 12,000, while larger homes cost between Rs. 11,200 and Rs. 11,800.
The homes are still being built, so GST of 5% gets charged on the base price. Stamp duty of 5% plus surcharges applies above Rs. 45 Lakhs in Karnataka, along with a 2% registration fee. Things like parking, floor rise, a maintenance deposit and club membership are normally billed apart.
Site and Surroundings
Brigade Citrine occupies survey numbers 23/10, 23/2, 23/6B and 23/6A, the first carved out of 23/4. Its revenue village is Nimbekayipura, which belongs to Bengaluru East Taluk (Bidarahalli Hobli), with pincode 560049. Old Madras Road, at its Budigere Cross end, gives access, where the city thins out on its eastern side. Going west the road reaches KR Puram and the city, and going east it reaches Hoskote.
Road links serve Whitefield's offices as well as KR Puram. Finished Brigade communities line this stretch, and people living there know the commute, schooling and shopping better than a map does. A rush-hour test drive before booking is sensible.
The Net Zero Ambition
Brigade Group intends Citrine to be its first net zero residential scheme, and ideas from its design and energy plan are also going into other projects, Brigade Lumina among them. A net zero home tries to cancel out its energy use with clean energy made for it or bought on its behalf.
Buyers should ask the practical questions. Which certification is targeted, at what stage is it awarded, which systems produce the result and how will the owners' association run and fund them after handover?
Amenities
The clubhouse side offers a gym, a pool and a jogging track, and sports courts of various kinds are planned too. Kids get a play zone plus a different activity zone, and a mini theatre and indoor games keep things going when it rains. Gardens that are landscaped, a party area and shops at the foot of the towers complete things.
Lift capacity becomes a real issue when tall towers rise on a small plot. Obtain in writing how many lifts each tower has, what backup power covers lifts and pumps, and what maintenance per sq ft is expected.
Registration and Approvals
The Bangalore Development Authority sanctioned the building plan, and Karnataka RERA registered the project as PRM/KA/RERA/1250/304/PR/131224/007287 in December 2024. Building began on 23 December 2024, and completion is declared for 30 June 2029.
Both towers, 420 homes together, fall under that single registration, which means everyone shares one completion date. Its number and the quarterly progress reports can be viewed on the regulator's portal.
Checklist for Booking
With handover in 2029, documents and payment schedule deserve close checking. Work through these items.
- Compare the survey numbers written in the agreement with the title deeds and encumbrance record.
- Ask for carpet area, since RERA counts carpet and not built-up space.
- Collect one cost sheet covering GST, club fees, parking, deposits and floor rise.
- Confirm the number of lifts in each tower and how backup power works.
- Request written details of the net zero certification.
- Make sure payments follow construction stages.
More of the builder's homes can be found under Brigade Group. Buyers who prefer a 2027 handover and shorter towers can compare Brigade Calista, which is on Devanahalli Airport Road nearby.
