Brigade Calista at Budigere Cross: Unit Prices, Two-Phase RERA Record and Booking Checklist

A buyer who wants to move into a new Brigade home by 2027 will find Brigade Calista on most shortlists for east Bangalore. The development is rising at Bommenahalli Village, part of east Bangalore's Budigere Cross area. Below are its scale, the layouts and what they cost, the regulatory filings and a short checklist for the booking stage.

Scale and Structure

Two phases make up the scheme, each with a trio of towers on its own parcel. These are the headline facts.

• Brigade Group builds it, with Brigade Enterprises Ltd as the promoter
• Phase 2 holds 481 apartments, in 18-storey towers, on nearly 5.9 acres
• Phase 1 holds 506 apartments, in 17-18 storey towers, on nearly 5.8 acres
• Homes run from 1 BHK up to 3 BHK, and some 3 BHK plans include a study
• Prices begin at Rs. 104 Lakhs for a 2 BHK
• Completion is declared for June and December 2027

In total there are 987 apartments in six towers, covering about 11.7 acres altogether. Each phase has its own registration, so the home's phase decides when it is due.

Homes and What They Cost

Quoted prices use built-up area. The three principal plans appear below with a starting price and a rate per sq ft.

• The 2 BHK has 1,197 sq ft of built-up space and starts at Rs. 104 Lakhs, which is near Rs. 8,700 for each sq ft
• The 3 BHK has 1,529 sq ft and starts at Rs. 144 Lakhs, which is near Rs. 9,400 for each sq ft
• The 3.5 BHK, a 3 BHK with study, has 1,743 sq ft and starts at Rs. 175 Lakhs, which is near Rs. 10,000 for each sq ft

A home that is still being built carries GST of 5% on the base price. Stamp duty in Karnataka is 5% with surcharges once a home costs more than Rs. 45 Lakhs, and registration adds 2%. Car parking, club membership and the deposit for maintenance are normally billed separately.

Address and Surroundings

Bommenahalli Village (Bidarahalli Hobli) falls in Bengaluru East Taluk, and the pincode is 560049. Phase 1 occupies land recorded in parts under Survey Nos. 163p, 164, 165p and 166/1p. The taluk used to be Hoskote, which explains why older documents carry that name.

The project faces Devanahalli Airport Road, with a Saint Gobain plant as its neighbour. Across the road is Brigade Buena Vista, an already finished community by the same builder. The Budigere Cross junction leads to Old Madras Road, which continues towards KR Puram and then the Outer Ring Road.

Offices in Whitefield are reachable by road, and the rush-hour drive deserves a trial before booking. Brigade Buena Vista residents can say a lot about travel times, shops and schools in the area. More on the area is on the Budigere Cross page.

Who It Fits

The project suits families who have Rs. 100 Lakhs to Rs. 200 Lakhs to spend, need a fresh flat from a developer listed on the exchanges and are fine with a 2027 handover. It also suits those who prefer seeing the building rise and choosing floor and facing before completion. Compared with launches that came later, the shorter wait is a key attraction.

A household that must move in a few months from now may find a finished resale flat nearby better. Those who like a small, low-rise community ought to weigh the size, because nearly 1,000 families will live on the campus when both phases are done.

Facilities on Site

The clubhouse offers a pool, a gym and a room for indoor games. Outdoors there is a play area for children, sports courts, a skating and jogging track and gardens that are landscaped. A barbecue spot, party space and amphitheatre are there for gatherings, and shops on site cover day-to-day needs.

Some facilities may come into use only once the first residents have moved in, so request a written list of what is due at handover for Phase 1. Find out the lifts per tower as well.

Registrations and Approvals

Karnataka RERA numbers are PRM/KA/RERA/1251/446/PR/030223/005683 for Phase 1 and PRM/KA/RERA/1251/446/PR/220823/006195 for Phase 2. They date from February 2023 and August 2023 respectively. The local planning authority sanctioned the Phase 1 building plan in December 2022.

Phase 1, comprising Towers D, E, F, is declared for completion on 30 June 2027. Phase 2, comprising Towers A, B, C, follows on 31 December 2027. The regulator's portal shows both, along with each phase's quarterly progress.

Booking-Stage Checklist

With Phase 1 handover under two years off, the question becomes how far work has come. Run through these points.

• Ask the phase and tower of the home, plus the date promised for it.
• Compare the latest quarterly update with the state of construction on the ground.
• Request the carpet size, because RERA counts carpet and not built-up space.
• Collect a single cost sheet that adds up GST, parking, club fees, deposits and floor rise.
• Make sure future instalments are linked to construction stages.
• Try the peak-hour commute from the project gate to the office.
