Brigade Atmosphere Pearl Devanahalli: Villaments, RERA and Buying Checklist (October 2026)

Villaments are an unusual format in Bangalore, and Brigade Atmosphere Pearl is among the larger examples. Brigade Group completed it in Devanahalli, on the northern edge of the city, as the second chapter of its Brigade Atmosphere development. This October 2026 guide explains what is on offer and which checks matter before a purchase.
Who Built It and How Big It Is
The developer is Brigade Enterprises Ltd, better known as Brigade Group. Every block is low, made up of a ground level with three floors above.
- Homes: 128 villaments around courtyards, each with three bedrooms, and four additional homes with four bedrooms
- Plot: Pearl measures 38,152 sq m, about 9.4 acres, cut from a larger 18-acre site
- Open ground covers 30,010 sq m, which is around 79% of the plot
- Sanctioning body: BIAPPA, the planning authority for the airport area
- Status: 100% built as of the January 2026 report
With 132 homes spread over roughly 9.4 acres, density is about 14 per acre. A tower project crams in several times that. Each pair of villaments uses one lift and lobby, so no long corridors need crossing.
Floor Areas in Detail
The typical layout is a 3 BHK villament with a study, a servant's room and three bathrooms. Saleable space is 2,589 sq ft in one version and 2,540 sq ft in the other, with carpet area of 1,814-1,830 sq ft. Each also gets its own balcony or porch, about 120 sq ft to 140 sq ft in size.
The four largest homes offer four bedrooms plus four bathrooms. They carry roughly 2,650 sq ft of carpet area, with an open terrace near 440 sq ft. They rarely reach the market, so a seller should be asked early if one is available.
Think of a villament as a large apartment inside a low-rise block. It delivers villa-style room with shared maintenance, and the owner holds part of the land plus access to common gardens in place of a private plot. Price and resale value both reflect this.
Location and Reach
The village of Kurubarakunte, in Kasaba Hobli, is west of Devanahalli town. The international airport is about a 25-minute drive. Bellary Road (NH 44) takes traffic south to Hebbal and Yelahanka, while the ring road for satellite towns (STRR) passes nearby.
The offices in eastern and southern Bangalore are a long way off. The area suits regular air travellers, or those employed by airport-area firms, the aerospace park and the business parks beside Bellary Road. Anyone bound daily for Electronic City or Whitefield should try the trip before choosing.
The airport leg of the Blue Line is under construction, and a commuter rail connection to Devanahalli has been planned. Both are yet to reach the town, so the road carries all traffic for now. Schools, hospitals and shopping are along the airport road and in Devanahalli itself.
Registration and Completion Status
The Karnataka RERA listing is PRM/KA/RERA/1250/303/PR/220207/004671, dated 7 February 2022 for the project called Pearl at Brigade Atmosphere. Building work kicked off on 30 September 2021, with 31 December 2025 registered as the finish date. The land is made up of plots surveyed as 6/1 through 6/4 and 7/1 through 7/4 in Kurubarakunte.
A January 2026 quarterly update recorded 100% completion, covering the clubhouse, the pool, internal roads and lifts. The regulator's portal hosts progress reports and sanctioned plans for public viewing. An occupancy certificate is the key paper, since it proves the homes are fit for habitation.
Clubhouse and Leisure
A clubhouse with a pool and gym is the main amenity. Beyond it, the community provides these facilities.
- One tennis court, basketball on a half court and a play court for several sports
- Squash plus table tennis
- A room set aside for yoga and aerobics
- Party and event rooms, plus a library
- A lawn for relaxing, an amphitheatre and landscaped courtyards
- A sitting court meant for senior citizens
A small set of owners pays for all this. Find out the monthly maintenance bill per home and the corpus fund's size. A weekend visit reveals how the shared areas are looked after.
Buyer Profile
Families wanting a spacious, finished home in quiet, low-rise surroundings by the airport are the best match. Frequent flyers and North Bangalore professionals fit as well. The study makes it practical for anyone working remotely.
Buyers seeking their own garden or plot can compare villas and plots around here. A short ride to eastern or southern parts is not possible from this address. Resale listings are scarce in such a small community, so a purchase can take time.
Document Checklist
Availability can change fast at this scale. First establish whether the developer or an individual owner is selling, then run through these items.
- The sanctioned plan, together with the occupancy certificate of the block
- Carpet size, balcony size and undivided land share as written into the conveyance
- The parking slot that comes with the home
- A fresh encumbrance certificate revealing any mortgage
- Whether khata or e-khata is in place, and the latest tax receipt
- Any civil litigation at the Devanahalli court concerning the land, listed on the RERA page
- Unpaid maintenance, and whether common areas passed to the owners' association
The sale deed costs 5.6% in stamp duty and 2% in registration. A finished home holding an occupancy certificate carries no GST. Have a lawyer go through title papers prior to paying any token, and use the EMI calculator to see monthly loan cost.
