Buying in Adarsh Greens, Kogilu: Phase Details, RERA Dates and Resale Tips (October 2026)

Every one of the 1,711 flats at Adarsh Greens has an owner already, which makes this Kogilu project a resale market from day one. Adarsh Developers built it close to Jakkur Lake, on the city's northern side, and split it into two RERA phases made up mostly of small 2 BHK homes. This guide sets out the numbers for each phase, the unit sizes, the build status, the facilities and the paperwork a resale buyer needs.

The Buyer It Is Built For

The homes are sized for couples, young families and first-time owners who want a gated campus without paying for a large flat. Anyone with an office in Hebbal, in Yelahanka or out on the airport corridor will find the daily commute manageable. Since the developer has sold out both phases, the deal is always struck with an existing allottee rather than with the builder.

Project Numbers by Phase

The project occupies two adjoining plots, Survey Nos. 9 and 3, in Gasthi Kempanahalli village. Each phase was registered on its own, and the key figures are in the table.

The full site measures about 14.8 acres. Open areas take up more than 70% of it, with lawns and sports courts placed among the towers.

How Big Are the Flats?

There are just two plans to choose from:

  • One-bedroom: 650 sq ft on a super built-up basis, of which about 366 sq ft is carpet area (Phase 1 only)
  • Two-bedroom: 1,005 sq ft on a super built-up basis, with roughly 635 sq ft as carpet plus a balcony of roughly 54 sq ft

Carpet area means the usable floor inside the walls, and homes are registered under RERA by that measure. If you are weighing up two resale offers, ask each seller which tower and floor the flat is on and how much carpet it has. All three change the per sq ft value.

Where Construction Stands

By October 2026, progress varies between the phases. In Phase 1, the RERA quarterly reports list all three towers as structurally done, with the phase due for completion on 31 October 2026. Phase 2's July 2026 report had Block A nearly finished and Block B still in progress, and its registered date is 31 May 2027.

These dates come after extensions approved by the authority. Handover therefore depends on the tower your flat is in. Before agreeing on a figure, get the handover date in writing or see the possession letter itself. A flat in a tower that has its occupancy certificate commands more than one in a tower still waiting.

Getting the Resale Deal Right

Pricing is a matter between buyer and owner. It reflects the owner's original agreement with the developer, the instalments already cleared and the amount still outstanding. Put the following on paper:

  • How the total splits between the owner's share and the builder's outstanding dues
  • The name-transfer charge levied by the developer
  • The parking slot assigned to the flat
  • Maintenance and clubhouse deposits, settled or outstanding
  • Any bank loan on the flat, with a release letter from the bank

Karnataka charges stamp duty at 5% on homes priced over Rs. 45 Lakhs, and at 3% from Rs. 20 Lakhs to that limit, plus a cess and surcharge on the duty. Registration is 2% on top. Buyers taking a home loan can estimate their instalment with the EMI calculator.

Both phases list Adarsh Haven Private Limited as promoter, and the plans carry Bangalore Development Authority approval. The registrations and the quarterly reports are public on the K-RERA website.

Ask for these before parting with any token money:

  • The owner's allotment letter and registered sale agreement
  • Receipts for each instalment cleared with the builder
  • Written approval from the developer for the transfer
  • A copy of the approved plan, flat marked
  • The tower's occupancy certificate, once it is issued

Life on Campus

With more than 50 listed amenities, the campus is designed for a big resident population. Highlights include:

  • A pool and a clubhouse with gym, aerobics and health club rooms
  • Courts for badminton, plus snooker, table tennis and an indoor games area
  • Party halls and an open-air amphitheatre
  • Hammock and orchard gardens
  • A daycare creche and a kids' play zone
  • An in-house restaurant and grocery

Flats come with vitrified flooring in the living and bedroom spaces, UPVC sliding windows with insect mesh, and twin water lines for fresh and treated water. Towers have lifts for residents and separate ones for service, and the site harvests rainwater. On a visit, confirm which facilities are already running for your tower.

Kogilu as an Address

The postal address is Yelahanka Hobli's Gasthi Kempanahalli village, Bangalore 560064, in Kogilu. Jakkur Lake is nearby, and the surrounding areas are Yelahanka, Jakkur and Thanisandra. Bellary Road links the area to Hebbal and onward to central Bangalore, and in the other direction runs out to Kempegowda International Airport.

The nearest big employers are in Hebbal and in the office parks where the Outer Ring Road curves through the north. Jakkur and Yelahanka supply schools, hospitals and retail. A morning commute test and a timed airport run tell you most of what you need to know about the location.

The Builder Behind It

Adarsh Developers started in Bangalore in 1988 under its founder, B M Jayeshankar. Over the years it has delivered villas, apartments and plotted layouts, including completed projects in North Bangalore, Bellandur and along Sarjapur Road.

Before You Pay a Token

Buying from an owner while towers are still being handed over needs some care. Run through these steps:

  • Identify the phase and tower, and look up the correct RERA registration
  • Read the most recent quarterly report for that tower on the state RERA website
  • Find the promised possession date and any delay compensation in the owner's agreement
  • Check the owner's ID, and see that one name runs through every document
  • See the real flat and its tower, not just a show unit
