Buying a Plot at Adarsh Garden Estate, Sarjapur Road: Guide for October 2026

Buyers who want land in East Bangalore with a clubhouse next door have a choice in Adarsh Garden Estate. The development at Gattahalli has 374 plots across roughly 25.4 acres, and the cheapest is priced at Rs. 84.8 Lakhs. This guide begins with approvals, then moves through plots, costs, amenities and checks.
Approvals and RERA Record
The Bangalore Development Authority approved the layout plan on 31 December 2020. The project was entered in the Karnataka RERA register in July 2022 under Akarshak Realty Private Limited, a company of the Adarsh group. Its registration number is given in the FAQs below and can be looked up on the state portal.
Plot handovers began in December 2023. After one extension, the completion date on file is 31 December 2024.
Until you have paid only a refundable token, ask for these documents:
- RERA certificate together with the extension order
- Sanctioned layout drawing with the plot's number, measurements and facing marked
- Release order for that particular plot
- Conversion order and title records of the original survey numbers
- Encumbrance certificate
- Rules on setbacks and how many floors a house may have
The Setting
Gattahalli is a village in Sarjapura Hobli of Anekal Taluk, pincode 560099. The link to the wider city is Sarjapura Road, which runs between the Outer Ring Road and Sarjapur town. Workplaces on either side generate most of the local demand.
Schools, hospitals and markets are scattered along the road, and daily purchases can be made at stores within the layout. Rush-hour congestion is real. The planned metro line between Sarjapur and Hebbal remains at the proposal stage.
Is a Plot the Right Choice?
A plot is for people who want a house built to their own plan inside a gated community with shared facilities. Anyone employed around Sarjapur Road or the ring road will find the distances convenient. Those who must move within a few months are better served by ready homes, as construction starts only after the plot is purchased.
Plot Sizes and Rates
Most plots are plain rectangles, while corner and edge plots take odd shapes. Standard dimensions are 30 x 35 ft (near 1,017 sq ft), then 30 x 40 ft (near 1,163 sq ft, which appears most often) and 30 x 50 ft (near 1,453 sq ft). Odd-shaped ones are bigger, and several exceed 3,000 sq ft.

On a per sq ft basis, the smallest plot costs about Rs. 8,500, while the east-facing plot costs about Rs. 9,100. The two large plots facing west average near Rs. 7,900. Since orientation, corners and park views move the rate, rank plots on price per sq ft instead of the total.
What Is on Site
A clubhouse and eight themed gardens form the core. Facilities include:
- A swimming pool, plus a clubhouse that houses a gym, games room and library
- Badminton, basketball and volleyball courts, with a cricket pitch
- Tracks for jogging and cycling
- A multipurpose lawn and an amphitheatre
- Garden themes that include herbs and fruit trees
- A pet park, a children's play area, a cafe and provision stores
The plan includes 22 parks and open spaces on about 4.3 acres, and internal roads occupy about one third of the area. Walk through the entire layout during a visit and see what residents really use. Note the condition of the roads and drains as well.
Budget for the Plot and the House
Two separate budgets are involved. Stamp duty in Karnataka is 5% where the price exceeds Rs. 45 Lakhs, rising to 5.6% after cess and surcharge, and registration is 2%. Both are paid when the sale deed is signed.
These further costs are worth asking about:
- Added charges for a preferred facing, a corner plot or one fronting a park
- Membership of the clubhouse and a deposit towards upkeep
- Monthly upkeep charges while the plot stays vacant
- Fees for plan sanction and utility connections
- The construction cost, which follows the design and finishes chosen

Checks Before Booking
Paperwork and a site visit decide the outcome:
- Check the registration and the promoter name online
- Measure the plot on site and tally it with the approved layout

- Obtain a cost sheet that lists every charge on its own line
- Drive the access from Sarjapur Road at rush hour and after rain
