Five Township-Style Apartment Projects in Bangalore: Land, Density and Finish Dates

Large apartment complexes in Bangalore are often called townships, whether or not the label fits. The Karnataka RERA portal supplied the facts used to compare five of them, checked on 3 October 2026. Acreage, home counts and promised handover dates show how the projects differ, and that is worth knowing before anyone asks about price.
What the Word Means in Practice
Developers stretch it to projects with a handful of towers and a clubhouse, and the law gives apartment buyers no definition. An integrated township would put offices, shops and a school within the site, on at least 50 acres. Of the projects below, four are large gated communities, and only Nambiar District 25 is part of a larger master plan.
Crowding: Homes for Every Acre
Registered homes divided by registered land gives a rough measure of how busy a project will feel.
- At about 65 per acre, the second stage of Canvas and Cove is the most spacious, where 617 homes occupy 9.52 acres.
- Pavani Mirabilia comes next at about 83 per acre for its first phase, where 1,108 homes cover 13.41 acres.
- DNR Parklink follows at about 87, fitting 784 homes onto 8.96 acres.
- Nambiar District 25 reaches about 97, with 2,814 homes covering 28.89 acres.
- DSR The Address is the busiest at about 100, as 1,372 homes share 13.67 acres.
Lower numbers usually mean less waiting at lifts, and more room in the parking areas and the clubhouse. Keep this measure in mind while reading the notes that follow.
The Projects, One by One
Each note below combines the promoter, the place and the registered dates for one project.
Assetz Canvas and Cove
Wings C and D of the first stage got occupancy certificates in August 2025; Wings A and B are due in April 2027. APG Habitat, part of the Assetz group, built the stage at Begur (pincode 560068), with 723 homes in four wings on 7.31 acres. Assetz Canvas and Cove continues on the next 9.52 acres as the second stage.
Block A rises 28 floors and holds 244 homes; Block B rises 20 floors and holds 162; Block C rises 25 floors and holds 211. Delivery is due on 31 October 2028 for Blocks B and C, and on 30 April 2029 for Block A. A three-bedroom home costs Rs. 1.85 Crore upwards.
Pavani Mirabilia
The earliest date in this whole comparison belongs to Phase II of Pavani Mirabilia, registered for December 2026. Phase III has a date of March 2031, and Phase I is due in May 2028. In the July 2026 updates, Phase I was 84% done and Phase II 45% done.
Sai Sravanthi Infra Projects registered the project at Seegehalli, on the Hoskote road out of Whitefield. It has ten 19-floor towers above two basements, split among three phases. After a modified plan, Phase I has 1,108 homes across 13.41 acres, Phase II has 456 and Phase III has 239. Families in the early towers will share the site with building work for some years.
DNR Parklink
The first phase of DNR Parklink is registered for the end of 2027, on 31 December, and the second for 31 May 2029, so a gap of 17 months separates the handovers. The first has 356 homes in two blocks, A and B, of 22 floors. The second brings 428 homes in Blocks C and D (22 floors each), and Block E, nine floors of 1 BHK homes.
DNR Corporation is the promoter, and the land is in the villages of Byrathi and Chikkagubbi (pincode 560077) on Hennur Main Road. The latest updates show 65% progress in the first phase and 46% in the second. A 2 BHK that includes a study starts at Rs. 1.49 Crore, so check which phase the home is in.
Nambiar District 25
On the Sarjapur Road side at Dommasandra, Nambiar District 25 is rising in phases. Registration covers three phases to date, with towers numbering 20, each 32 to 38 floors tall, holding 2,814 homes. They use 28.89 acres of a master plan of roughly 100 acres.
The first phase ends on 26 January 2030, the second on 31 August 2030 and the third on 29 February 2032. Plans include a 2,50,000 sq ft clubhouse with a commercial zone nearby, and a 2 BHK is priced from Rs. 1.70 Crore. Scale brings extra amenities, and the longest wait among the five.
DSR The Address
The registered finish for DSR The Address is 12 June 2029, and the newest quarterly update puts progress at 42%. DSR Infraprojects is the developer, and the site is Thigalachowdadenahalli, beside Dommasandra in Sarjapura hobli. Five of the six towers have 30 floors, the sixth has 12, and all rise over three basements.
The first registration, on 5 September 2024, listed 702 homes. In April 2026 an approved modification raised this to 1,372 on the same land. Buyers should ask for the plan as modified and sanctioned, then see how parking and amenities grew with it.
Checks Before Booking
The RERA portal checks below need only a few minutes each.
- Phasing: find the registered date of the specific tower being bought.
- Plan changes: see whether a revised plan added homes after launch.
- Progress: compare the percentage built with the months left.
- Open space: rely on ground coverage in the sanctioned plan, since developers count green areas differently.
