DNR Highline vs Birla Tisya: Which Rajajinagar-Side High-Rise Fits Which Buyer?

If a family wants a premium apartment in the Rajajinagar part of West Bangalore, two completed-soon towers dominate the shortlist. DNR Highline is a 36-floor pair at Okalipuram, and Birla Tisya is a 31-floor pair on Magadi Main Road. Here the two are set against each other under the questions buyers ask most often.
Which Is Cheaper, and Is It Really?
Birla Tisya offers a 3 BHK of around 1,158 sq ft, priced from Rs. 2.46 Crore. DNR Highline begins higher, with its smallest 3 BHK at Rs. 3.45 Crore. Per sq ft, Birla Tisya works out near Rs. 21,200 and DNR Highline near Rs. 17,000.
That second comparison misleads. Birla Tisya's measure is close to carpet area, while DNR Highline's measure includes walls and common areas, so the larger rate belongs to the smaller measure. Carpet area from the agreement for sale is the honest yardstick, and both developers must state it there.
What a buyer actually pays is simpler. About Rs. 1 Crore separates the three-bedroom homes, and the cheaper one is smaller. The two- and four-bedroom plans at Birla Tisya are gone from the developer's stock, so only resales remain.
Which Gives More Room?
DNR Highline is the answer. The 218 homes comprise 141 three-bedroom, 62 four-bedroom and 15 five-bedroom plans, mostly fitted with a staff room. Their size range starts at 2,034 sq ft and ends with a 4,386 sq ft five-bedroom duplex, all counted as super built-up area. Tower A has 90 homes, Tower B has 128, and each floor holds three or four.
Birla Tisya packs 392 homes plus 8 retail units into two-, three- and four-bedroom plans, with RERA carpet areas between 70.14 and 152.72 sq m, roughly 755 up to 1,644 sq ft. Tower 1 has 210 homes, Tower 2 has 182, and a typical floor holds around seven.

The promoters on record are DNR Corporation Pvt Ltd and Birla Tisya LLP, registered under RERA on 18 January 2022 and 22 October 2021. The land areas are 12,262 sq m and 19,121 sq m respectively.
With tall towers, plenty of ground stays open: buildings occupy about 12% of the DNR Highline plot and 31% of Birla Tisya's. Birla Tisya has a clubhouse building of 929.58 square metres, near 10,000 sq ft, within 1,591 square metres of amenities. Clubhouse and amenities at DNR Highline total 40,000 sq ft.
Which Has the Better Location?
That depends on how the household travels, and on how much daily traffic it is willing to accept. Okalipuram is next to Bengaluru's KSR railway terminus, and Majestic's bus stand, plus the Purple and Green Line interchange, is close. Rail users gain, though streets around the station stay crowded and the junctions by the railway bridge slow down at peak times.
Birla Tisya is a quieter residential address between Rajajinagar and Vijayanagar, where schools, hospitals and markets are long established. Purple Line trains are boarded at Vijayanagar, south of the project, and Chord Road links Tumkur Road with Yeshwanthpur. Magadi Road carries heavy traffic.
Which Will Be Ready First?
Birla Tisya. Its July 2026 quarterly update reported 99% completion against a RERA date of 31 December 2026. DNR Highline's July filing showed 88%, and the registered date of 1 October 2026 is now behind it.
The promoter filed for an extension on 10 September 2026, to 1 October 2027, following a plan modification the authority approved in February 2026. RERA numbers are PRM/KA/RERA/1251/309/PR/220118/004647 for DNR Highline and PRM/KA/RERA/1251/309/PR/211022/004371 for Birla Tisya. Building plans for both were cleared by BBMP.
A higher percentage of work done does not by itself mean the certificate has been issued, so the position should be confirmed tower by tower. Tower-wise occupancy certificates settle when homes may legally be occupied. They also decide GST, which is 5% when the sale precedes the certificate and zero when it follows.
Who Should Pick What?
A household wanting upwards of 2,000 sq ft close to the main railway station and metro interchange, and prepared to spend more than Rs. 3.45 Crore, fits DNR Highline. That household also gets a staff room and a quieter floor of three or four doors. One seeking a three-bedroom home around Rs. 2.5 Crore in the Rajajinagar and Vijayanagar belt, and hoping for earlier possession, fits Birla Tisya. Homework Before Paying
These six points apply to either project.
- Obtain a written answer on the tower's occupancy certificate
- Compare exact units by RERA carpet area and complete price
- Check that the cost sheet gives GST, stamp duty and registration (5.6% and 2%) as individual lines
- At DNR Highline, collect the order granting any extension, with the tower's handover date
- Judge the gate traffic on a weekday evening at both
- Show the title papers to a property lawyer, since landowners in each project hold part of the homes
Which side of the certificate a purchase falls on changes the cost sheet directly, so the question belongs in the first conversation with the developer. Visiting both on one day, ideally in the evening, makes the contrast clear: scale, light, noise and the walk from gate to tower all differ.
