Mahindra Sadahalli: Land, Location and Launch Status Explained (October 2026)

Mahindra Sadahalli is only a working title for a planned apartment community from Mahindra Lifespace Developers, on land beside the Bellary Road corridor in North Bangalore. About 17 acres came together through two purchases, yet by October 2026 the project still lacked a RERA registration. The sections that follow set out the facts, the gaps, the surroundings, the EOI route and the steps after registration.
Timeline of the Land Deals
All confirmed information traces back to two press announcements. In January 2025 the company bought 8.2 acres alongside the Bangalore-Hyderabad highway, using a subsidiary called Anthurium Developers Limited. Plans for the plot are mid-premium apartments of roughly 9 lakh sq feet saleable area, and the sale value is expected to come close to Rs. 1,000 Crore.
A second block followed in June 2025, 8.79 acres in the village of Navaratna Agrahara, merged into the same holding. That block is expected to sell for Rs. 1,100 Crore, so the pair total roughly Rs. 2,100 Crore. From the first parcel the planned Doddajala metro station is 1.8 kms away.
The village of Navaratna Agrahara adjoins Sadahalli, which is why the project carries that name. NH 44, locally known as Bellary Road, is the highway. When checked in early October 2026, the state RERA portal had no registration against this land.
Open Points
Still open with the developer: tower numbers, home numbers, floor plans, prices, possession. Registration fixes them, since it brings the sanctioned layout, the total number of units and the completion date.
Agents are already sharing tower and home figures and a handover year. Consider those as soft estimates until launch. The final values are those in the RERA entry and in the sale agreement.
Connectivity and Workplaces
The plot is reached from Bellary Road, which runs from Hebbal to Kempegowda International Airport, through the section that links Yelahanka with Devanahalli. Sadahalli is where that road's toll plaza is located. Towards the city, the elevated expressway between Hebbal and Yelahanka gives drivers a quicker start.
Beside the highway, the Blue Line is being built by Namma Metro. When it opens, it will connect the airport with Hebbal and the Outer Ring Road, stopping at Doddajala among other planned stations. For now, getting around means using the highway.
Nearest employers are the airport and the KIADB Aerospace Park, plus technology and hardware campuses near Devanahalli. Nearer the city, Hebbal offices and Manyata Tech Park are options. Whitefield or Electronic City every day would mean a long commute.
Daily Life Around the Site
The villages around Sadahalli are slowly turning residential, and groceries and basics are sold along the highway and inside them. Big schools, malls and hospitals with many specialities are a drive away in Yelahanka and Hebbal.
More amenities will probably arrive as the airport road fills with new residents, although the pace cannot be predicted. Parents should first plan how children get to school and where the nearest hospital is. Buyers wanting everything within walking distance should favour long-settled North Bangalore neighbourhoods.
Fit and Timing
This is a sensible address for people working at the airport, in the aerospace and tech parks of Devanahalli, or in Hebbal. Another is anyone attracted to a large gated community built by a listed developer who is happy to wait several years. With that much land, there is room for multiple towers, open space and the full set of amenities.
Those who need to move soon should skip this one. Booking before launch means instalments throughout construction, alongside any rent or loan already being paid. Ready or almost ready projects around here match those needs better.
EOI Explained
Sales teams, whether the developer's or its partners', can collect an expression of interest (EOI) before launch. A token sum secures the buyer a spot at the front when sales open. The EOI records interest and nothing more, as it is no allotment and no sale agreement.
Before registration, the RERA Act forbids a promoter from advertising, booking or selling homes. Before the sale agreement is signed and registered, a promoter can accept at most a tenth of the price in advance. Useful precautions are:
- Make the token payment by cheque or bank transfer to the developer company's account, and keep clear of cash and middlemen
- Get the refund conditions in writing, including the days within which a full refund is paid
- Ask for a signed receipt stating project, payer and amount
- Treat every quoted price, size and floor as changeable for now
- Walk away if the price or plan at launch departs from the earlier indication
After the RERA Number Arrives
Registration changes early indications into binding figures. On the state RERA portal, open the project's page and check land area, towers, homes and completion date against the sales pitch.
Then follow the usual routine for a flat still being built. Ask for the carpet area and divide the price by it to get the rate per sq feet. Study the cost sheet and see how the draft agreement words possession and delay. Instalments belong only in the account that RERA requires the project to keep.
About the Builder
The builder, Mahindra Lifespace Developers, is the listed property business of the Mahindra Group. Mahindra Eden near Kanakapura Road is finished, while Mahindra Blossom, Mahindra Zen and Mahindra NewHaven are being built. FY26 residential pre-sales came to Rs. 3,405 Crore, and the year closed with cash exceeding debt.
