Mahindra NewHaven at Singasandra: Costs, Homes and Timeline (October 2026)

Mahindra NewHaven is a Mahindra Lifespace Developers launch at Singasandra, close to Hosur Road, and it is still being built. All 119 homes are in one tower, and entry pricing is Rs. 262 Lakhs. The guide takes in costs, the registration record, layout, homes, transport and the right questions to ask.
Layout of the Site
Wing A, the only tower, is built on a site measuring 9,611 square metres. A basement and a ground floor lie below 24 floors of homes, and the building reaches 78.5 metres. Built structures cover 2,393 sq m, which leaves roughly 75 percent of the plot as open ground.
The lowest residential floor carries four homes, while the floors above carry five apiece. Parking has 138 covered and 11 open spaces. A clubhouse of 12,800 sq feet is planned, together with a pool, a gym, a residents' hall and sports spaces indoors and out.
Home Types and Carpet Area
Each type has three bedrooms or more. The registered inventory is as follows:
- 3 BHK: 26 homes, average carpet area 1,194 sq feet
- 3 BHK plus study: 48 homes, average 1,284 sq feet
- 4 BHK: 43 homes with an average of 1,473 sq feet
- 5 BHK penthouse: 2 homes, average 2,508 sq feet
Sizes on the price list look larger since private balconies are left out of carpet area, each adding some 170 to 215 sq feet. The agreement must name the carpet area, so check it against the cost sheet.
What Each Plan Costs
Starting figures in Lakhs, with the quoted size beside each, are as below:
- 3 BHK, 1,353 sq feet: from Rs. 262 Lakhs
- 3 BHK with study, 1,469 sq feet: from Rs. 302 Lakhs
- 4 BHK, 1,687 sq feet: from Rs. 331 Lakhs
Per sq feet, the first plan costs around Rs. 19,400. Facing, floor rise and additional parking all move the final amount, so request a cost sheet for your flat. GST is 5 percent on a home bought under construction.
Above Rs. 45 Lakhs the stamp duty rate is 5.6 percent inclusive of cess and surcharge, and registration costs 2 percent. A Rs. 262 Lakhs purchase carries about Rs. 19.9 Lakhs of these charges. The EMI calculator shows the monthly payment and the cash needed first.
RERA Record and Schedule
BBMP approval of the plan came first, on April 9, 2025. The RERA authority then entered the project on April 16, 2025 under the number PRM/KA/RERA/1251/310/PR/160425/007668. The approved plan and quarterly updates can be read on the RERA portal.
Site work began in March 2025 and was still under way in October 2026. Handover is registered for December 28, 2029. If the promoter overshoots the agreed date, the RERA Act gives the buyer a right to interest.
Is It Your Kind of Home?
A natural buyer wants three or four bedrooms and a quiet society built by a listed company. With a single tower, relatively few households share the lifts, pool and gym. Staff of Electronic City firms and Hosur Road or Bommanahalli offices find the location convenient.
It does demand patience. Expect to wait about three years, paying in stages while any rent or loan carries on. Anyone who needs a 2 BHK, or a place to live inside a year, would be better off with completed homes in the area.
Roads and Metro
Survey No. 62 in Basapura village makes up the plot, in Bengaluru South taluk with pincode 560068. Singasandra village land adjoins the north, while the western edge follows the boundary of Begur village. Singasandra is a residential area off the western side of Hosur Road, just north of Electronic City.
Singasandra station on Hosur Road has been open since August 2025 on Namma Metro's Yellow Line, which links RV Road to Bommasandra. Electronic City is one way, and Silk Board and Jayanagar the other. By road, Hosur Road and its elevated expressway are the main routes, so try the connecting streets at busy hours.
Developer and the Earlier Project
The developer, Mahindra Lifespace Developers, is a listed arm of the Mahindra Group. Reporting FY26 numbers, the company counted NewHaven as a launch of the year and closed March 2026 holding net cash, so funding delays look less likely.
On neighbouring land in Singasandra village is its earlier Mahindra Zen: two 25-floor towers with 228 homes, registered in March 2024 and due for completion on December 31, 2028. Walking that site shows the finish and speed to expect.
Questions for the Sales Team
These seven questions help in the first meeting:
- Do the plot, the tower and the count of 119 homes match the RERA entry?
- Is your flat's carpet area written down, then repeated in the sale agreement?
- Which extras does the cost sheet include: floor rise, parking, clubhouse, deposits, advance maintenance?
- What monthly maintenance rate is expected, with one tower and 119 homes sharing costs?
- How does the draft agreement word possession and delay?
- Will every payment reach the project's RERA-designated account?
- How long does the peak-hour trip take to the station, and on to your office?
Time the home loan for when the cost sheet is final, because lenders go by the agreement value. Our team can share the current price list and open floors.
