Mahindra Eden Resale Guide: A Ready Net Zero Project at Vajarahalli (October 2026)

Four towers, 527 homes and every one sold: that is the position at Mahindra Eden, a Mahindra Lifespace Developers project near Kanakapura Road. Both phases are finished and hold their occupancy certificates, so a buyer today deals with a resident owner, not with the builder. The sections below take in the registration record, towers, sizes, green design, location and paperwork.
Registration and Handover
The RERA authority in Karnataka registered the first phase on March 30, 2022 (PRM/KA/RERA/1251/310/PR/300322/004794) and the second on August 6, 2022 (PRM/KA/RERA/1251/310/PR/060822/005141). Both entries are searchable online.
The registered deadlines were March 30, 2027 and July 30, 2027, but certificates arrived much sooner: December 31, 2025 for Phase 1, then April 1, 2026 for Phase 2. A 2027 handover quoted anywhere is outdated.
The Towers
Two towers and two basement levels make up each phase. Phase 1 totals 277 homes, split between Wing A (107 homes, 26 floors) and Wing B (170 homes, 28 floors). Phase 2 totals 250 homes, split between Wing C (107 homes, 26 floors) and Wing D (143 homes, 28 floors).
All 277 and all 250 homes have been sold. The scheme was announced in April 2022 on a 7.74-acre site with over 85 percent kept open, and the BBMP approved the plans. Phase 2 has its own page, Mahindra Eden Phase 2.
Home Sizes
Plan names include Aqua, Greens, Meadows, Park and Woods, and the bedroom range is one to three. Averages of registered carpet area run as follows:
- Meadows 1 BHK: roughly 405 sq feet, with 56 homes in the first phase only
- Meadows and Woods 2 BHK: roughly 775 sq feet
- Park 2 BHK: roughly 869 sq feet, with 27 homes in the second phase only
- 3 BHK in Meadows, Greens and Aqua: roughly 1,062, 1,135 and 1,289 sq feet respectively
Sellers often quote saleable area, which counts walls, balconies and part of the common space. Under that measure the 2 BHK is 1,207 sq feet, and 3 BHK flats are 1,653, 1,771 or 2,013 sq feet. Bedroom count alone does not fix the size, so ask for the plan name.
Fit and Location
The project suits families who want a finished flat in a green-certified society south of the centre. Buyers can walk through the unit, lifts and shared areas before paying. Buyers who want a brand-new unit on staged payments are better served by newer launches.
The address given is Holiday Village Road, Vajarahalli, Bengaluru South taluk (560062), Sy. No. 49 and 50/2. The lane joins Kanakapura Road (NH 948), which leads from Banashankari to the NICE Road junction. Schools, hospitals and shops are on the main road.
Metro service on the Green Line along that road ends at Silk Institute and began in January 2021. Vajarahalli and Thalaghattapura are the closest stations. Those working in Whitefield or by the airport should try the peak-hour trip first, as it is long.
How the Net Zero Energy Design Works
The April 2022 launch presented Mahindra Eden with an Indian Green Building Council certificate, as the country's first net zero energy residential development. Such buildings consume less power and meet the rest from renewables. Daylight and airflow planning, shaded openings, reflective paint and special glass help.
Planned savings exceed 18 lakh kWh a year, and the remainder comes from on-site solar, wind and green power bought through the grid. Water use should be 74 percent under normal levels, thanks to low-flow taps, rainwater collection and sewage treatment on site.
Ask the owners' association for the monthly power bill of the common areas, the solar plant's output and the treatment plant's running cost. Those numbers show the practical benefit.
Price, Stamp Duty and Registration
Resale rates are set flat by flat, and depend on tower, floor, view and interiors. Compare several listings of one plan to gauge the market. Tell us what you need and we will share the homes currently available.
Stamp duty in Karnataka works out to 5.6 percent with cess and surcharge for property priced over Rs. 45 Lakhs, with a 2 percent registration fee on top. Together they raise the cost of a Rs. 1.5 Crore flat by about Rs. 11.4 Lakhs. The EMI calculator gives the monthly instalment and cash needed up front.
Documents Worth Verifying
Resale of a recent building is straightforward, though several papers deserve attention. Ask the seller for these:
- Registered sale deed naming the wing, the floor and the flat
- Occupancy certificate of the phase
- E-khata held by the seller, with the most recent tax receipt
- Bank letter closing any home loan, or a written arrangement to settle it from the sale amount
- Letter confirming maintenance dues are cleared, from the owners' association
- Carpet area on the deed, matched with the size quoted
- Allotment letter for the car park
The RERA Act requires the promoter to fix structural defects found within five years of possession, and the cover moves to the new owner, so ask for the possession letter. The developer is Mahindra Lifespace Developers, the Mahindra Group's listed property business, whose further projects around Bangalore are on our site.
