Mahindra Blossom at Hope Farm, Whitefield: A Buyer's Primer (October 2026)

Mahindra Blossom

Under-construction Mahindra Blossom is a Mahindra Lifespaces community that went on sale in December 2025, in the Hope Farm part of Whitefield. It has 733 homes, an operating Purple Line metro stop beside it and a registered completion of October 2030. The sections below set out the site, home sizes, costs, certification, RERA details and what to verify first.

Who it is meant for

This is a project for households after three or four bedrooms in the central part of Whitefield, with a metro station at the gate. With homes beginning at Rs. 2.7 Crore, the buyer is likely to be a self-user with a bigger budget. Staff of ITPL, Brookefield and Outer Ring Road offices gain an alternative to driving.

Keys are planned from November 2030, so a four-year payment schedule is part of the deal. Buyers wanting smaller flats or an earlier move-in should compare ready projects in East Bangalore.

Site and land details

The promoter at launch was Mahindra Lifespace Developers Limited. The land measures 9.3 acres or so (37,911 sq m) and fronts Whitefield Main Road in Pattandur Agrahara, a short way from the Hope Farm Circle junction, pin code 560066. Up to 29 floors rise across seven towers, which hold 733 apartments plus two retail blocks. Buyers choose from 2 BHK, 3 BHK, a 3 BHK with study, or 4 BHK.

The land records place it in K R Puram Hobli, BBMP Ward 83, under Survey Numbers 149 and 150. These figures tally with the Karnataka RERA portal.

Metro and neighbourhood

Passengers have boarded at Hopefarm Channasandra station since March 2023, and it adjoins the site. From there the Purple Line reaches Challaghatta by way of Majestic, MG Road and K R Puram, so the city centre needs no car. A short drive covers ITPL, the office parks, hospitals, schools and malls, in an area that is already mature.

Road traffic at Hope Farm Circle is heavy in office hours, as it is among Whitefield's busiest junctions. Metro riders escape much of it. Visit on a working day at rush hour to watch the gate road cope with traffic.

Plan, amenities and green rating

Buildings take 10,507 sq m, against 37,911 sq m in total, so about 72% of the plot stays open. The clubhouse occupies the centre, with an amphitheatre and a pet park outside. Announced amenities add a swimming pool of half-Olympic size, jogging tracks and badminton courts (two of each) and street retail inside the project.

Pre-certification covers two IGBC ratings, Green Homes and Net Zero Waste. Mahindra Lifespaces has two earlier net zero residential projects in Bangalore, so this is its third. Since net zero here concerns waste, a written statement of its scope and of the effect on monthly costs is worth asking for.

Sizes and prices

A regular 3 BHK (1,775 sq ft or so) is quoted between Rs. 2.7 Crore and Rs. 2.87 Crore. For the 3 BHK with study (near 1,900 sq ft) the quote ranges from Rs. 3.35 Crore at the low end and Rs. 3.7 Crore at the high end. A 4 BHK of nearly 2,450 sq ft sells for anything from Rs. 3.75 Crore to Rs. 4.1 Crore.

Every 2 BHK home, each near 1,250 sq ft, is sold. Starting rates work out near Rs. 15,200 a sq ft on the 3 BHK and Rs. 15,300 for the four-bedroom. Layouts allow cross-ventilation and follow Vaastu at the entry, and a few have walk-in wardrobes or long balconies. Floor rise moves the price across 29 floors, so a floor-wise sheet is the number to plan around.

Total cost of buying

The agreement value is not the full outlay. Add GST of 5%, a 2% registration fee, and stamp duty at 5% for the portion beyond Rs. 45 Lakhs (5.6% after cess and surcharge). Deposits, advance maintenance, parking, clubhouse and floor rise come in where relevant.

Buying at Rs. 2.7 Crore would mean stamp duty of nearly Rs. 15.1 Lakhs, plus Rs. 5.4 Lakhs towards registration. To see the loan instalment for any budget, try the EMI calculator.

Registration and schedule

Karnataka RERA granted registration PRM/KA/RERA/1251/446/PR/171225/008348 on 17 December 2025. It treats the 733 apartments and the two retail blocks as a single mixed scheme. BBMP approved the plan, and building work is registered between 1 January 2026 and 31 October 2030.

The registration changed hands in June 2026, moving from the parent, Mahindra Lifespace Developers Limited, to the special-purpose company Mahindra Blossom Developers Limited. The present promoter ought to be named in the sale agreement and on the project bank account. Anyone may inspect both on the portal.

Developer

Mahindra Lifespaces is the Mahindra Group listed real estate business. Mahindra Zen, Mahindra Eden and Mahindra Windchimes are among its Bangalore projects. At the 17 December 2025 launch announcement, the estimated sales value was given as about Rs. 1,900 Crore.

Pre-booking checklist

Seven checks remove most of the risk of buying before a building is ready, and each is quick to do.

  1. Look up the registration online and confirm promoter and completion date
  2. Get your flat carpet area on paper and check it against the registered area
  3. Request a floor-wise rate sheet together with a cost sheet that names each charge and deposit
  4. Have the developer state in writing what the IGBC pre-certification covers
  5. Ask how many lifts each tower has and how water reaches the upper storeys
  6. Do the walk between the site and the metro station at rush hour
  7. Pay into the designated RERA project account only, as the agreement states

Completing these takes a few days at the most. Ask for a site visit, the latest prices or the floor plans whenever you need them.
