Mahaveer Celesse near Yelahanka: Ready Apartments, Sizes and RERA Record

Mahaveer Group has completed a residential community named Mahaveer Celesse past Yelahanka, where Bellary Road heads north to the airport. There are 545 apartments, in either 2 BHK or 3 BHK form, spread over eight blocks across 5.2 acres. What follows covers the builder, the site, the layout, sizes, charges, the registration trail and the verification steps.

The Builder

Mahaveer Group traces its construction work back to 1998, with schemes in Bangalore and Hyderabad. Mahaveer Northscape, near Sadahalli on the same airport corridor, is another of its projects. Current Celesse residents can describe handover and upkeep first-hand.

Registration History

The Karnataka RERA certificate, numbered PRM/KA/RERA/1251/309/PR/171026/000415, carries the date 26 October 2017 and names Reddy Housing Private Limited as promoter. The Bangalore Development Authority approved the plan, with construction commencing that March of 2016.

Handover was originally set for 30 June 2020; three extensions pushed it to 31 March 2025, the final registered date. In October 2026 the state portal listed 10 complaints against it, and the complete record is open to the public.

Where It Is

Registered as Survey No. 12/5, the plot falls in the village of Sonnappanahalli (Jala Hobli, Bengaluru North Taluk). Bettahalasur and the Air Force Station at Yelahanka are neighbours. NH 44 runs close by and joins Hebbal to the airport. The distance to Kempegowda International Airport is 11 km.

The Blue Line airport metro is under way on this road, with a Bettahalasuru stop proposed roughly 500 m from the gate. Until it opens, residents drive, with the elevated expressway going to Hebbal.

Education and medical facilities are found in Yelahanka and along the highway. The stretch beside the site is still developing, so shops and restaurants within walking range are few. Do the commute on a weekday to see it for yourself.

Who It Fits

Pick it for a ready home toward the airport and no waiting on a fresh launch. Smaller and mid-sized households fit the plans, and with 545 apartments the shared amenities are extensive. Airport staff and employees of the Aerospace Park or the Bellary Road office parks get a short commute.

Because it is at the far north of Yelahanka, regular travel to the south or east is tiring. For a newly built tower with current specifications, weigh the latest launches across North Bangalore too.

Layout and Facilities

Each of the eight blocks has ground plus 14 floors. Their footprint is 4,226 sq m on land measuring 21,043 sq m, so roughly 80% stays open, and density comes to roughly 105 apartments per acre.

  • Pool with landscaped gardens
  • Jogging track, gym and sauna
  • Squash and badminton courts, plus a pitch to practise cricket
  • A play zone for children and a skating rink
  • Coffee shop, convenience store and a multipurpose hall

All of this can be seen today, since the community is complete. A busy, cared-for pool and clubhouse point to a well-run residents' body.

Sizes

The 2 BHK spans 1,171-1,214 sq ft and the 3 BHK spans 1,375-1,599 sq ft, with two or three bathrooms in the latter. Both are saleable figures: walls, balconies and some common space are counted in them.

The area RERA recognises is carpet, i.e. the floor space usable indoors. Get that figure for the exact unit in writing and compare homes by it.

Extra Costs

The developer can supply the price list and say which homes remain. In a ready project price depends on block, floor and facing, while resale owners name their own.

  • Stamp duty: 5% over Rs. 45 Lakhs, equal to 5.6% after cess and surcharge
  • Registration: 2%
  • Possible extras: advance maintenance, deposits, a clubhouse fee and car parking

GST stops applying once an occupancy certificate exists for the building. Buyers of ready homes therefore pay none. Use the EMI calculator to see a monthly instalment for your budget.

Checklist Before Paying

Finished projects carry no build risk, so scrutinise the documents:

  1. Occupancy certificate covering the block that holds the apartment
  2. Complaints listed on the state portal against the RERA number
  3. Title papers, khata and BDA approval, reviewed by a lawyer
  4. Sewage, electricity and water lines that are permanent and working
  5. Monthly maintenance amount and how active the owners' association is
  6. A walk through the apartment, its fittings and that block's common areas
  7. Carpet area and all charges put in writing ahead of the agreement

Allow a few days. Visiting the site will show what is on offer and how it is finished.
