Macasa Emerald by Mana Projects near Sarjapur Road: Homes, RERA and Costs

In East Bangalore, off Sarjapur Road at Chikkanayakanahalli, Mana Projects is completing Macasa Emerald. Two towers hold 202 apartments, offered only as 2 BHK and 2.5 BHK, and registration requires it to be finished by 31 December 2026. We cover the builder, fit, surroundings, layout, sizes, money and a checklist.
Who Builds It
Mana Projects has built in Bangalore since 2000, with most of its work on Sarjapur Road. Mana Capitol, Mana Foresta and Mana Tropicale are three of its projects there. Walking round a finished one shows how well it was built and how it is looked after.
Is It Right for You
For couples and small families wanting two bedrooms near the Sarjapur Road offices, the homes are a neat match. There is no 3 BHK, so neighbours will be alike, and the budget is moderate for this stretch. Landlords who plan to rent to nearby professionals may like it too.
Tenants who want to move soon gain from the close handover. If three bedrooms or a big campus rich in sports facilities matter, other projects in the Sarjapura Road belt are the better comparison.
Surroundings and Travel
Varthur Hobli in Bengaluru East Taluk contains the site, in Chikkanayakanahalli village (560035), with survey numbers 33/1, 33/2, 33/3. The location is a short way off the main road, close to Doddakannelli, and bordered by roads to the north and east. From Sarjapur Road, Iblur gives access to the Outer Ring Road, and HSR Layout, Marathahalli and Bellandur beyond it.
Sarjapur Road itself hosts the Wipro campus and further tech offices. Schools, hospitals and supermarkets are long established around here, in what is East Bangalore. There is no working metro station close, a Sarjapur Road metro line is only planned, and daily travel uses roads and buses.
Peak-hour traffic is heavy. Drive to your workplace on a weekday to get the real picture.
Layout
The plot measures 7,812 sq m, or about 1.93 acres. Tower 2 has 103 homes and Tower 1 has 99, at nine per floor. Buildings use 3,163 sq m, which leaves about 60% of the land open.
That is roughly 105 homes to the acre, dense but common for compact flats here. Each tower has two basements, a ground floor and up to 12 floors above. Registered parking is 218 covered spaces and 10 open spaces, and the clubhouse, swimming pool and gym are to be listed in the agreement.
Home Types
A study room is what separates the 2.5 BHK from the 2 BHK, and carpet areas are close, so the question is how the space is split. The registered numbers are these.
- 89 homes of 2 BHK, averaging 703 sq ft (65.3 sq m)
- 113 homes of 2.5 BHK, averaging 710 sq ft (65.9 sq m)
RERA works with carpet area, meaning usable floor within the walls. Sales offices often quote larger numbers that add walls, balconies and part of the shared space. A few sq ft separate one unit from the next, so request the exact unit's carpet area in writing.
Costs
The developer is the source for current prices and a costing. Floor, facing and construction stage change the price, and only a written costing for the unit picked can be relied on.
On an apartment under construction in Bangalore, expect these additions to the base price:
- 5% GST, charged on the agreement value
- Stamp duty on the value above Rs. 45 Lakhs at 5%, plus cess and surcharge (5.6% in all)
- Registration at 2%
- Advance maintenance, deposits, the clubhouse, parking and floor rise where applicable
To see monthly loan payments at any budget, use the EMI calculator here. Allow for rent and loan interest together until handover.
Registration Details
Mana Projects Pvt Ltd, the promoter, holds Karnataka RERA number PRM/KA/RERA/1251/446/PR/101122/005450, granted 10 November 2022. Plan approval from the Bangalore Development Authority came on 17 October 2022. Building runs from 24 October 2022 until 31 December 2026 as registered.
Zero complaints were on record in October 2026. With completion months away, the progress of finishing work is the thing to inspect on site. The state RERA portal carries the quarterly updates for everyone.
Checklist
Buying close to handover carries lower risk, but these checks remain useful before the booking payment:
- Use the state portal to match the RERA number with the promoter's name and the completion date.
- Go to the site and set the work seen against the newest quarterly report.
- Ask when the occupancy certificate should arrive, and whether any extension is being sought.
- Have the chosen unit's carpet area put in writing and weigh it against the registered number.
- Request a cost sheet that lists each charge, tax and deposit.
- Ask what monthly maintenance per sq ft to expect.
- Have a lawyer read the draft agreement for sale and the title papers.
Allow a few days. See the site, the latest prices and the floor plans before deciding.
