Lodha Sadahalli Phase 1 near the Airport: Sizes, Pricing and RERA Details

Lodha Sadahalli, as it is widely called, has entered the state register with its first phase named Fiorana at Beaumont Estate (Phase 1), marketed as Lodha Beaumont Estate. The plan puts the township in northern Bangalore, by the airport. These notes cover the builder, location, layout, flat sizes, prices and what to verify before paying.
About Lodha in Bangalore
Earlier named Macrotech Developers Limited, Lodha Group is listed on the exchanges and based in Mumbai. Lodha Azur (2024) was its first RERA registration in Karnataka, followed by Haven and Elanza (2025).
Few Lodha projects exist in the city yet, so the local track record is thin. Seeing a finished tower in person shows whether the sample flat's finish carries through.
Registration and Timeline
Regulator approval is recorded under PRM/KA/RERA/1251/472/PR/200726/008829, dated 20 July 2026. In that month the phase moved from the stage of expressions of interest to a registered launch. Lodha Developers Limited holds the registration as promoter.
Building is scheduled from 1 December 2026, with completion on 31 March 2032, and the entry reads as a new launch. As of October 2026 no complaint was recorded against it. The state RERA portal shows each tower's unit list and quarterly progress updates to any buyer.
- Area: Yelahanka Taluk, Jala Hobli, pincode 562157, with villages Navarathna Agrahara and Tarabanahalli
- Phase land: about 11.66 acres (47,196 sq m)
- Buildings: towers A to E, 27 floors each, 540 homes
- Types: mostly 3 BHK (with or without study) and 4 BHK, plus penthouses and a few 2 BHK
Surroundings and Access
The address is Sadahalli, west of Bellary Road, just behind Prestige Tech Cloud, a short way from the ITC factory. The survey numbers are 3/1 and part of 4 (Tarabanahalli), plus the four from 54/1 up to 54/4 (Navarathna Agrahara). On the south side a road from the master plan is proposed.
From the site, Bellary Road runs to the trumpet interchange at the airport, then to Kempegowda International Airport itself. Most local jobs are at KIADB's Aerospace Park and in Devanahalli's business parks. The Blue Line to the airport is still under construction on Bellary Road, so daily travel is by road.
The area is still emerging: most schools, hospitals and large malls are found nearer Yelahanka and Hebbal, which makes errands a drive. Go on a weekday morning to see how long the trip to work or school takes.
How the Township Is Laid Out
Roughly 70 acres in total are earmarked, to be developed phase by phase. Phase one takes 11.66 acres, with five towers of 106 to 110 homes each (540 in all), 540 covered car parks and basements on two levels in parts.
Of the phase's 47,196 sq m, only 5,080 sq m is built over, so about 89% remains open. That equals about 46 homes to the acre. On 10 July 2026 the airport area's planning body, the Bangalore International Airport Area Planning Authority, approved the plan.
Flat Sizes and Prices
Prices run from Rs. 350 Lakhs for a 3 BHK to Rs. 13 Crore at the top, for the biggest penthouses. Per sq ft of built-up area, the entry price is close to Rs. 15,200. Built-up sizes follow:
- 3 BHK: roughly 2,300 sq ft, starting at Rs. 350 Lakhs
- 3.5 BHK with study: roughly 2,700 sq ft, starting at Rs. 380 Lakhs
- 4 BHK: roughly 4,000 sq ft, starting at Rs. 550 Lakhs
- 4-bedroom duplexes: roughly 5,000 sq ft and 5,500 sq ft, starting at Rs. 7 Crore and at Rs. 8 Crore
- Jodi unit with five bedrooms: roughly 8,000 sq ft, priced between Rs. 10 Crore and Rs. 11 Crore
- Penthouses: area on request, priced between Rs. 9 Crore and Rs. 13 Crore
Registered carpet areas are lower than built-up ones, which is normal for apartments. A plain 3 BHK measures near 1,324 sq ft, near 1,497 sq ft with a study, while a 4 BHK has 2,126 up to 2,170 sq ft or so. By count, 158 homes have three bedrooms, 154 add a study, 206 have four, 12 have two and 10 are penthouses.
What Else Is Paid
A home under construction carries GST of 5% on its agreement value. Stamp duty is 5% on value beyond Rs. 45 Lakhs, rising to 5.6% after cess and surcharge, and registration adds 2%. Charges for floor rise, a preferred location, deposits, advance maintenance and the clubhouse may follow.
A Rs. 350 Lakhs home owes close to Rs. 19.6 Lakhs of stamp duty, plus Rs. 7 Lakhs of registration. Use the site's EMI calculator to get the monthly loan payment at any budget.
Who It Fits
The best fit is a buyer who can spend over Rs. 3.5 Crore. In North Bangalore, towards the airport, a spacious home is on offer. Flats with three or four bedrooms dominate, so most neighbours will be owner-occupiers with similar needs. People working at the airport, the Aerospace Park or the tech parks off Bellary Road will commute briefly.
March 2032 means waiting more than five years. Anyone who needs to move earlier, or wants less space, should weigh ready and nearly ready options in the corridor.
Seven Things to Verify
The risk of a long build is concentrated in a few places, and these steps cover most of it. Finish them before the booking payment:
- Look the RERA number up on the state portal, then confirm the tower, unit and completion date it shows.
- Get the carpet area for the home chosen written down, then check it against the registered number.
- Ask what Phase 1 delivers in amenities and which are held back for later phases of the township.
- Request a cost sheet that itemises taxes, deposits, floor rise and location charges.
- Read the agreement for sale with an eye on the schedule of payments and the delay clause.
- Deposit funds only in the account the agreement names as the project's RERA account.
- Ask a lawyer to scrutinise the title papers for every survey number.
