Life Springs by Vaishnodevi near Bidadi: Plot Sizes, Approvals and Costs

Past the western edge of Bangalore, Bidadi now has a new plotted option from Vaishnodevi, called Life Springs. Heggadegere village holds the layout, with 116 residential plots across about 6.58 acres, and RERA registered it in September 2026. Next come the plot mix, approvals, timeline, costs and a pre-purchase checklist.
The Plots in Numbers
The land also has one civic amenity site. Standard plots measure 30 ft across and 40 to 50 ft in length, while irregular ones form both the smallest and the largest. The count by size:
- 1,200 sq ft, in 63 plots measuring 30 x 40 ft
- 1,500 sq ft, in 5 plots measuring 30 x 50 ft
- 1,481 to 1,491 sq ft, in 14 plots about 49 ft long and 30 ft across
- Roughly 820 up to 2,430 sq ft, in 34 irregular plots
Irregular plots average near 1,520 sq ft, though the spread is considerable. Those at the 820 sq ft end feel cramped once setbacks come off, and a large one with a diagonal side gives up usable area. Take dimensions from the sanctioned drawing and compare the corners with the ground.
Plots take up roughly 54% of the area. The balance is four parks (around 0.66 acre between them), roads of about 2 acres and the amenity site (around 0.33 acre). Park-edge plots tend to be pricier than interior ones.
Who Is Building It and What Is Approved
The promoter is Vaishnodevi Ritz Estates LLP, a partnership of two based in Rajarajeshwari Nagar. RERA number PRM/KA/RERA/1251/310/PR/010926/008900 reached it on 1 September 2026. Area Planning Authority for the Bengaluru-Mysuru Infrastructure Corridor, known as BMICAPA, had passed plan BMICAPA/VINYASA-02/14/2026-27/507 on 24 June 2026.
Construction is to be done between 1 August 2026 and 15 July 2028. Plots are formed over the first five months, to December 2026. Roads, footpaths, drains and electrical poles follow from January to June 2027, then the transformer, substation and power from July to December 2027. Planting and leftover jobs run until July 2028, which is the registered finish.
A private owner supplies the land and holds a stake, while the firm does the development under an agreement. The declared cost of development comes to nearly Rs. 6 Crore, land not included. Water will come from a borewell, as is usual locally.
Through a sister company, Vaishnodevi Group has registered Nature View, Lakefront by Vaishnodevi and Millennium with Karnataka RERA as well. Walking one of them shows the group's standards for roads, drains and parks. For Life Springs itself, the portal's quarterly updates report how far work has gone, and each payment should follow a look at them.
Is It Right for You
An approved layout of modest size is the draw. The 30 x 40 ft plot dominates, and it is what most Bangalore households build on, so resale is straightforward. Factory employees from Bidadi, households looking towards Mysuru and buyers happy to wait for years are the natural fit.
Handover is due in July 2028 and work is only starting, so anyone wishing to build in 2026 should look at a completed layout. Offices in the city's east and north are far from here, so try the commute on a working day.
Access and Surroundings
Pincode 562109 covers the site, which is Heggadegere village in Ramanagara taluk (Bidadi Hobli), on Survey Nos. 240, 239/2, 239/1 and 238/2. The nearest town is Bidadi, through which the highway runs. Local roads cover the last distance.
Four connections matter:
- NH 275, the Bengaluru-Mysuru Expressway, open since March 2023 and passing Bidadi
- The older Mysore Road, through Kumbalgodu and Kengeri
- An industrial area with factories such as the Toyota Kirloskar plant
- Challaghatta, where the Purple Line stops, the closest metro station
Shops, schools and clinics are in the town and along the Mysore Road stretch. An integrated township is in the plans, as is a metro extension, but neither has a confirmed date. Treat the plot as a bet on existing roads and jobs.
Total Outlay
Pricing follows plot size, facing and position, and the developer should supply a list showing the per sq ft rate for each size. Rates in approved plots around Bidadi diverge between villages. Registered sales within Heggadegere give the most relevant comparison.
The bill grows with several items:
- Registration fee of 2%
- Stamp duty of 5.6% with cess and surcharge, on values over Rs. 45 Lakhs
- Extra for a corner, east-facing or park-facing site
- Upkeep charges until the layout is handed over
- Legal fees plus the khata transfer
Suppose a plot costs Rs. 50 Lakhs. The duty comes to Rs. 2.8 Lakhs, the registration to Rs. 1 Lakh, and the two to Rs. 3.8 Lakhs. Both are worked out on the sale price or the guidance value, whichever is higher.
Plot loans are not like home loans, since lenders cover a lesser share of land value and often expect building to start within a set time. Arrange the sanction letter before booking so the payments fit.
Due Diligence
With registration and plan in place, scrutiny shifts to the specific plot and the rate of work. A sensible order follows:
- Confirm the registration on the RERA portal of Karnataka and read the newest quarterly report.
- Ask for the sanctioned plan and spot the plot on it.
- Let a lawyer review the title deeds, plus the encumbrance certificate covering the four survey numbers.
- Clarify whose share the plot is in, developer or landowner, and who executes the sale deed.
- See the order converting the land for residential use, and learn which khata applies.
- Find out how deep the borewell is and what it yields, and what happens for water once homes are built.
- Go to the site and set the corner pegs, the widths of roads and the parks against the drawing.
- Pay in step with completed stages, into the designated RERA account alone.
Written replies are best. Progress appears first as plot markings and next as roads. More approved layouts in the corridor can be found on the Mysore Road area page.
