KNS Samooha Plots near Nelamangala: 2,573 Sites, Phases and Rates

West Bangalore's Nelamangala belt holds KNS Samooha, a township-scale layout of about 157 acres by KNS Infra. Three RERA registrations back it, and the Nelamangala Planning Authority, a BMRDA body, approved the plans. Readers will find prices, plot counts, location, timeline and the checks worth running before a booking.
What the Plots Cost
Price rises with size, yet the rate per sq ft eases: roughly Rs. 7,700 for a 600 sq ft site against roughly Rs. 6,800 for a 2,400 sq ft one. These are the starting prices.
- 20 x 30 size: Rs. 46 Lakhs, 600 sq ft
- 30 x 30 size: Rs. 67 Lakhs, 900 sq ft
- 30 x 40 size: Rs. 84 Lakhs, 1,200 sq ft
- 30 x 50 size: Rs. 1.04 Crore, 1,500 sq ft
- 40 x 60 size: Rs. 1.64 Crore, 2,400 sq ft
Prices go higher for corner plots and for those facing a park or wide road. The developer can supply the current list for the phase in question.
Land is outside GST. Stamp duty comes to 5.6% including cess and surcharge for property above Rs. 45 Lakhs, and registration is 2%, which is around Rs. 3.5 Lakhs for a plot priced at Rs. 46 Lakhs. The EMI calculator shows the loan side.
How the Phases Compare
The three phases differ in size, plot count and mix. Counts are shown for each plot size below.
| Phase | 20 x 30 | 30 x 30 | 30 x 35 | 30 x 40 | 30 x 45 | 30 x 50 | 40 x 60 | Odd-sized |
|---|---|---|---|---|---|---|---|---|
| Phase I | 3 | 5 | 0 | 291 | 113 | 111 | 92 | 144 |
| Phase II | 0 | 11 | 18 | 352 | 53 | 2 | 8 | 145 |
| Phase III | 62 | 34 | 38 | 467 | 166 | 165 | 36 | 257 |
In square feet, the columns stand for 600, 900, 1,050, 1,200, 1,350, 1,500 and 2,400. The 30 x 40 plot leads everywhere. Phase I holds most 40 x 60 plots and Phase III nearly all the 20 x 30 sites, while odd-sized plots, a large share, need their measurements read from the plan.
Phase I gives plots 52% of its land and roads 32%, with civic amenity sites at 5% and parks and open spaces at 10%. A 1-acre clubhouse adds an indoor games room, a swimming pool and a gym, together with a cycling track, a creche and co-working space.
Location and Access
The postal code is 562123, in Bengaluru Rural district. The site is in Nelamangala taluk, Kasaba hobli, immediately north of Nelamangala town, on the Doddaballapura road. Kanegowdanahalli hosts the first two phases, and the third covers the villages of Ananthapura and Machonayakanahalli.
NH 75 runs from Nelamangala to Hassan and Mangalore, and it meets NH 48, which the city calls Tumkur Road. The stretch into Bangalore passes Yeshwanthpur, Peenya and Dasarahalli. Madavara is where the Green Line metro terminates, so the layout is a road journey from it.
Large employers nearby include Dobbaspet, Peenya and, along Tumkur Road, factories and warehouses. Reaching offices in the centre, east or south of Bangalore means a long drive, lengthened by peak traffic. Everyday needs such as schools, hospitals and shops are met in Nelamangala, with more choice towards Dasarahalli.
Registrations and Promoters
The three phases are independent RERA projects, so an agreement covers just one of them. Phase I was registered on 6 March 2025 as PRM/KA/RERA/1250/307/PR/060325/007551, covering 51 acres and 32 guntas with 759 plots.
Phase II holds PRM/KA/RERA/1250/307/PR/210825/008014, registered on 21 August 2025 for 34 acres and 3.5 guntas with 589 plots. Phase III holds PRM/KA/RERA/1250/307/PR/290825/008039, registered 29 August 2025 for about 71.4 acres and 1,225 plots.
KNS Vintage Infra Private Limited promotes the first two, and KNS CK Projects LLP promotes the third. Each is a KNS group firm. A buyer should confirm that the sale agreement and receipt show the promoter responsible for the phase the plot belongs to.
Timeline
The planning authority approved the plans in August 2024, on the 22nd for the first two phases and the 23rd for the third. Registered completion falls five years later, on 22 August 2029 and 23 August 2029.
Each phase's sanctioned plan and the schedule of plots are published on the Karnataka RERA portal. Treat the registered date as the last day before delay can be claimed, and ask for the handover date of that particular plot and the progress of power lines, roads and drains.
All three phases are to take water from the village panchayat, so the supply plan, borewell yield and storage tanks are good topics for a site visit. Raise them on arrival.
Developer Background
KNS Infra was founded by K. N. Surendra in 2007. Its plotted layouts are on Sarjapur Road, Yelahanka, Kengeri, Tumkur Road and Mysore Road, plus Mysuru. A finished layout shows what parks, drains and roads look like at handover.
Due-Diligence Steps
The layout is developed and sold phase by phase, so what to verify depends on the plot. The main points follow.
- Find the phase the plot belongs to and compare the RERA number and promoter named in the agreement with that phase
- Test the dimensions, number and edges of the plot against the layout plan sanctioned for that phase
- Ask a lawyer to go through the conversion order, the title deeds and the Encumbrance Certificate of the underlying survey numbers
- Request the planning authority's release order for the plot
- Obtain handover dates and the services still to come as written commitments
- Check the phase of the clubhouse and its opening date
- Verify which khata is offered and what maintenance costs after handover
Who It Fits
Buyers who can hold off building until 2029 or later get a lower entry price, for a registered plot, than closer in along Tumkur Road. Families working at Nelamangala, Dobbaspet, Peenya or Dasarahalli gain most. The clubhouse and parks appeal to future residents.
A buyer who must build soon should choose a finished layout. Commuting daily to the east or south of Bangalore is tiring, and the nearest metro station is at Madavara.
