KNS Billore Plots plots

KNS Infra has completed KNS Billore, a plotted project of fewer than 200 sites in Kadatanamale, reached from Doddaballapura Road near Yelahanka. This article takes up approvals, prices, plot sizes, the surroundings and the developer. It then lists the checks to make and the buyers it suits.

Registration and Stage

Layout clearance came first, on 27 March 2024, from the Doddaballapura Planning Authority (part of the BMRDA). Karnataka RERA followed on 2 July 2024 with registration PRM/KA/RERA/1251/472/PR/020724/006937, and its portal carries the sanctioned plan and the plot schedule.

Work on site started on 4 June 2024. The completion date on record, 27 May 2026, has gone by, which makes the layout finished. Before paying, a buyer can examine power lines, parks, roads and drains.

Water supply comes from the local panchayat as per the registration. It is worth asking how that water reaches individual plots, and if borewells back it up, particularly for the summer months.

Plot Sizes and Prices

Four sizes are sold, each with a starting price in the table.

Sq ftPlotStarting price
90030 x 30from Rs. 47 Lakhs
1,05030 x 35from Rs. 54.8 Lakhs
1,20030 x 40from Rs. 62.5 Lakhs
1,50030 x 50from Rs. 78 Lakhs

Each size works out near Rs. 5,200 a sq ft, so a larger plot costs more only because of its area. Corner and park-facing sites generally go above these figures.

GST is absent from land sales. Registration is 2%, and stamp duty is 5.6% (cess and surcharge included) since the value exceeds Rs. 45 Lakhs, so a Rs. 47 Lakhs plot carries around Rs. 3.57 Lakhs of charges. Banks follow separate rules for plot loans, and the EMI calculator shows the repayment side.

Inside the Layout

Of the land, 31% goes to roads, 12% to three parks and 5% to two civic amenity sites, while plots take about 52%. Around 48% therefore stays free of plots.

Standard plots are 30 feet wide. By size, 126 are 30 x 40, 19 are 30 x 35, 15 are 30 x 50 and 5 are 30 x 30, with 34 irregular sites making up the 199. Anyone wanting a 30 x 30 or a 30 x 50 should enquire early, and irregular sites at corners need their exact measurements from the approved plan.

Everything shared is open-air: a jogging track and an outdoor gym, a cricket pitch, a multipurpose sports court, landscaped gardens and a play area for children. Without a clubhouse or pool, later maintenance bills should be lighter.

Surroundings

The village is north of Rajanukunte, in the part of Yelahanka taluk served by Doddaballapura Road. Yelahanka is south of the layout and Doddaballapura town is north, with SH 9 running between them.

Yelahanka offers the closest large hospitals, colleges and retail streets. A drive east, through either Rajanukunte or Yelahanka, reaches the airport, and Doddaballapura's industrial areas give the nearest jobs.

That stretch of road is still developing, with fewer schools and daily shops than Yelahanka. Most journeys need personal transport such as a car or a two-wheeler, so drive the route to work and school before deciding.

Key Particulars

These entries summarise the layout.

  • Registered under the company Billore Ventures Private Limited (KNS Infra)
  • Survey Nos. 37/1 and 37/3 within Hesaraghatta hobli (Yelahanka taluk)
  • Extent: 45,325 sq m, i.e. 11 acres plus 8 guntas
  • Sites: 199 residential plots

Developer Background

Layouts by KNS Infra are found on Sarjapur Road, in Yelahanka, on Tumkur Road, in Kengeri and on Mysore Road, plus Mysuru. K. N. Surendra started the company in 2007, and KNS Billore is among its smaller layouts in North Bangalore.

Verification Steps

Delivery risk ends once a layout is finished, yet documents need attention. Cover these points before booking.

  1. Cross-check the deed's plot number, dimensions and edges against the RERA-approved plan
  2. Let a lawyer scrutinise the Encumbrance Certificate, the title deeds and the land conversion order for the survey numbers
  3. Obtain the planning authority's order to free the plot for sale
  4. Inspect on site: street lights, water lines, parks, drains and roads
  5. Learn whether the developer is making the first sale or an earlier owner is reselling
  6. Ask what khata will be issued and by which local body
  7. Clarify who manages upkeep from now on, and at what monthly cost

Who It Fits

Someone buying a plot for the first time, with less than Rs. 80 Lakhs and a wish for a finished, approved layout in North Bangalore, is the usual match. Those who want to build soon also gain, since layout work has ended. The entry price drops below Rs. 50 Lakhs with the 900 sq ft plot.

Plots wider than 30 feet are scarce here. Buyers wanting clubhouse facilities or a metro station a short drive away would do better closer to Yelahanka. Daily travel to southern or eastern Bangalore deserves careful thought.
