KNS Ananta Plots near Kengeri: Three Phases, Rates and What to Check

Covering about 96 acres at M. Krishnasagara, close to Kengeri on the western side of Bangalore, KNS Ananta is a KNS Infra layout sanctioned by the BDA. Three RERA registrations apply, so some facts differ by phase. Below are sizes, rates, approvals, the builder's background and the steps to complete before paying a token amount.
What a Plot Costs
Rs. 7,000 is the base rate for each sq ft, so the 30 x 40 size costs Rs. 84 Lakhs, and larger ones scale up with their area.
| Area (sq ft) | Size | Cost at base rate |
|---|---|---|
| 1,200 | 30 x 40 | Rs. 84 Lakhs |
| 1,350 | 30 x 45 | Rs. 94.5 Lakhs |
| 1,500 | 30 x 50 | Rs. 1.05 Crore |
| 2,400 | 40 x 60 | Rs. 1.68 Crore |
Prime positions such as corners, park views and wider roads command a higher rate. Request the latest price list for the phase from the developer, together with a written cost sheet split into plot price, clubhouse fee and maintenance deposit, if any.
GST does not touch plot sales. A 5.6% stamp duty with cess and surcharge folded in, plus 2% registration, costs an Rs. 84 Lakhs buyer close to Rs. 6.38 Lakhs. Lenders follow separate rules for plots, and the EMI calculator is useful for the loan side.
Setting and Connections
West of Kengeri, on the northern side of Mysore Road, is the village. Beside it is Nadaprabhu Kempegowda Layout of the BDA, which makes the surroundings residential in plan. The NICE Road junction and NH 275 tie the township to the city.
Kengeri is on the Purple Line of Namma Metro, whose western terminal is Challaghatta. Residents drive to either station, as the layout is outside walking distance.
Kengeri and Rajarajeshwari Nagar concentrate the hospitals, colleges and shops. Test the commute to work and school at rush hour before committing, and measure the plot's distance to the main entrance.
Phase Particulars
Each registration has its own size, count and dates, as the table shows.
| Phase | Plots | Land | Completion | RERA granted |
|---|---|---|---|---|
| Phase I (KNS Ananta) | 926 | 59 acres plus 25 guntas | 30 April 2028 | 22 June 2023 |
| Phase II | 386 | 23 acres plus 33 guntas | 31 May 2028 | 10 August 2023 |
| Phase III | 214 | 12 acres plus 35.5 guntas | 15 July 2030 | 30 October 2025 |
Search PRM/KA/RERA/1251/310/PR/220623/006012 for Phase I, then PRM/KA/RERA/1251/310/PR/100823/006137 for Phase II, and finally PRM/KA/RERA/1251/310/PR/301025/008208 for Phase III. The Karnataka RERA portal accepts each one.
BDA's approvals came on 3 April 2023 for Phase I, 4 May 2023 for Phase II and 30 May 2025 for Phase III. In its July 2026 updates, RERA recorded Phases I and II as 100% developed and Phase III as 10%. Early phases are close to finished, while Phase III requires patience.
Key Facts
The facts below cover all three phases.
- Developer: KNS Infra, acting through KNS Propworth LLP
- Villages: M. Krishnasagara, in the Kengeri hobli of Bengaluru South taluk, and neighbouring Yalachaguppe for Phase III
- 1,526 registered sites on about 96 acres
- A separate BDA layout approval for every phase
- Clubhouse size: 60,000 sq ft
Plot Sizes, Open Space and Clubhouse
Of the total land, 55% is plots, 15% is parks and open spaces and 30% is roads. The approved plans show 27 separate parks and open areas.
The smallest site measures 600 sq ft (20 x 30). Next come 1,200 sq ft for a 30 x 40, 1,350 sq ft for a 30 x 45, 1,500 sq ft for a 30 x 50, 1,800 sq ft for a 40 x 45 and 2,000 sq ft for a 40 x 50. At the top is the 40 x 60 plot at 2,400 sq ft, of which Phase I has 136, an unusual quantity. Phase II favours 30 x 50, Phase III favours 30 x 40, and odd corner sites are measured in the plan.
The clubhouse offers a restaurant, a yoga studio, a gym, a swimming pool, and badminton and squash courts. Outside there are volleyball, tennis and basketball courts, a children's play area, an outdoor gym and an amphitheatre. Ask how such a big clubhouse will be charged each month.
The Developer
K. N. Surendra founded KNS Infra in 2007. It builds layouts on Mysore Road, in Kengeri, on Tumkur Road, in Yelahanka, on Sarjapur Road and in Mysuru, and KNS Ananta is its biggest in Bangalore.
The completed phases show what the unfinished one will become. A visit reveals road width, drains, park upkeep and the number of owners already building.
What to Verify Before Booking
In a plot purchase, documents carry the value. These points reduce the main risks.
- Compare the plot's number, size and boundary lines with the drawing registered for its phase
- Hand the title deeds, the land conversion order and the survey number's Encumbrance Certificate to a lawyer
- Obtain the BDA order releasing the plot, because sanctioned private layouts are opened for sale in stages
- Get handover dates in writing, along with the status of roads, drains, power, water supply and sewage
- Confirm the water source, with borewells registered for the first two phases
- Find out the khata the plot will receive and the fee the developer asks
- Study clubhouse and upkeep fees, and how long the developer will operate the township
Who Should Look
The natural fit is a buyer who wants land in a large, sanctioned township with a clubhouse towards Mysore Road. Anyone intending to build soon should consider the first two phases, and those hunting for 40 x 60 sites have unusual choice.
Commuters to the east or north of Bangalore must consider the daily distance. A walkable metro station or a small, quiet layout points to other projects. Phase III means waiting until 2030 to build.
