Jakkur's Keya Life by the Lake: 52 Duplex Homes, Prices and Buyer Checks

Fifty-two duplex homes and penthouses make up Keya Life by the Lake, a finished low-rise development by Keya Homes on the edge of the lake at Jakkur, North Bangalore. The certificate allowing occupation was issued in May 2022. Neighbourhood, home sizes, what a purchase costs, RERA standing and the checks that should come first are covered below.
Pricing as of October 2026
The cheapest home is a 4 BHK upper duplex of between 4,450 and 4,490 sq ft saleable, at Rs. 5.30 Crore with registration extra. Per sq ft, that is around Rs. 11,800 to 11,900. Nearly all homes are occupied, so a resale price is whatever the owner asks.
Registration adds heavily at this scale. A 5.6% stamp duty with a 2% registration fee brings about Rs. 40 Lakhs on top of Rs. 5.30 Crore. The EMI calculator estimates the monthly instalment and the cash required at the start.
Home Sizes and Parking
Lower levels carry the garden homes. Terrace homes and penthouses are above them. A few are 5 BHK; the rest are 4 BHK.
In a 4 BHK the carpet area runs from roughly 2,065 sq ft up to 2,795 sq ft, and parking is for 3 or 4 cars. A 5 BHK measures about 2,895 to 2,995 sq ft and gets 4 car parks. A basement holds 185 parking spaces, shared by all 52 homes.
With just four floors built across 2.6 acres, each home gets a large undivided share of land, somewhere between 1,560 and 2,600 sq ft. That is a plus when reselling or if the project is ever redeveloped.
Surroundings
Nehru Nagar, pincode 560065, is the postal area of this Jakkur site on Jakkur Road. Hebbal and Yelahanka bracket the area, which is on the eastern side of NH 44 (Bellary Road). Manyata Tech Park is reached southward, and Kempegowda International Airport northward.
That arterial road also feeds the Outer Ring Road and Hebbal. A Blue Line for Namma Metro is being built along it, and Jakkur Cross is the planned station. A walking path rings the lake.
Schools, hospitals and markets are spread across Sahakara Nagar, Yelahanka and Jakkur, a short drive off. Check traffic on the way in from Bellary Road at peak school and office times.
Project Particulars
The RERA portal for Karnataka carries these entries under the name Life By The Lake.
- Built by Keya Homes Pvt Ltd
- Land: 10,522 sq m, or about 2.6 acres
- Total of 52 apartments in 2 blocks
- Structure of one basement with four floors
- Four-bedroom and five-bedroom types
- BBMP approved the plan
RERA registration PRM/KA/RERA/1251/309/PR/210119/003787 came first, and construction started in April 2016. A deadline of 30 June 2022 was on record, while the occupancy certificate is dated 19 May 2022. Families numbering over 40 now live in the homes.
Alongside the certificate, the portal holds sanctioned plans and a unit list showing carpet area, parking and land share. The portal records zero complaints in October 2026.
The Clubhouse
Inside the campus, the clubhouse has these facilities.
- Swimming pool with temperature control, plus a jacuzzi
- Spa, gym and wellness room
- Squash and badminton courts
- Games and movie rooms
- Children's play park
Few homes share it, so it rarely feels busy, unlike in a large township. The trade-off is that wages, security and upkeep costs fall on fewer owners, which raises the monthly bill per home.
Is It for You?
The project appeals to families wanting a villa's space with an apartment community's security and upkeep. Employees of Manyata Tech Park or Hebbal and frequent flyers benefit from the location. Kids, pets and senior parents get use of the garden or terrace attached to each home.
Others may prefer a large township with lots of sports, or a budget below Rs. 5 Crore, and can browse North Bangalore. A duplex has internal stairs, which is awkward with limited mobility.
Before Paying
With the project complete, claims are easy to confirm on site and on paper. Go through the list.
- Study the occupancy certificate and tie the unit number and floor to the sanctioned plan
- Match what the sale deed says on parking, plot share and carpet size with the RERA unit list
- Obtain the home's e-khata along with a recent property tax receipt
- Ask the association what maintenance costs, how large the corpus fund is and whether dues are pending
- Review sewage treatment, water sources and the power backup load for each home
- Press on terrace and garden slabs to detect damp, the usual duplex fault
- For a resale, ask the seller for a current encumbrance certificate, the sale deed and a bank closure letter
As the lake is close, ask whether the approach road drains well in heavy rain. Confirm availability and prices with the developer and see the site before deciding.
