Zolaah on Old Madras Road: A Buyer's Primer on Houze of Jindal's Launch (October 2026)

Houze of Jindal's debut in Bangalore real estate is Zolaah, an apartment project of twin towers by Budigere Cross, off Old Madras Road in the east. With its RERA registration dated 27 July 2026, it is a registered new launch. Read on for the family behind it, the plan and its approvals, home sizes, the neighbourhood, money matters and a closing checklist.

Plan, Approvals and Dates

RERA lists a single project name, "Zolaah", with the number PRM/KA/RERA/1251/446/PR/270726/008846 and the Koramangala-based House of Jindal Estates LLP as promoter. Early material mentioned 130 apartments, but the registration shows 129. A mention of the registration being "awaited" is therefore out of date.

The BDA cleared the building plan (dated 12 June 2026, reference BDA/7/2026-27), with building under way from 1 July 2026. For delay compensation the date that counts is the registered one, 31 December 2031. The registration puts total cost at around Rs. 229 Crore, land included.

Money from buyers goes only into the project's RERA-designated account written in the agreement. The state RERA portal lets anyone check the registration, the plan as sanctioned and the progress updates filed every quarter.

The Towers in Numbers

On 7,916 sq m of land (around 1.96 acres) stand two towers, each built over 2 basements and a ground floor, then 33 upper floors. That makes 129 homes in all (64 in Tower A, 65 in Tower B). Of these, 97 are 3 BHK and 31 are 4 BHK, with one 5 BHK. A further 177 covered parking spaces are provided.

Floors generally have only two apartments, few for towers that reach 117.4 metres, so neighbours share fewer walls. The FAR approved for the plot is 3.204, so density is roughly 66 homes to the acre. Each home gets slightly above 1.3 covered spaces on average, which is why the exact allotment for your unit needs asking.

Registered carpet area (approx.)Apartment
1,239 sq ftStandard 3 BHK
1,433 up to 1,442 sq ftLarger 3 BHK
1,808 sq ft4 BHK
3,233 sq ft5 BHK (one only)

Balconies are listed apart from carpet area on the registration. Sales brochures show larger saleable areas that bring in walls, balconies and part of the common spaces. The sale agreement hinges on carpet area, which makes it the fairer yardstick.

About Houze of Jindal

This is the real estate wing of a business family from Bangalore, trading since the 1960s. September 2026 saw the brand announced, led as Managing Director by Abheeshek B Jindal, with Shivek Jindal alongside. For the brand Zolaah is the first housing project, and for the promoter firm the first entry in Karnataka RERA's records.

The group has referred to roughly 250 acres of land around Bangalore, with plans to cover homes, hotels and resorts across five years. Those remain plans, and no delivered tower of the brand can be visited. Family ownership of the Zolaah land means a short title chain, so the paperwork, payment plan and quarterly filings carry extra weight.

The Neighbourhood

The address is pincode 560049: Survey No. 34/1, Bandapura village, in Bengaluru East taluk (Bidarahalli hobli). The plot has highway frontage on its east, and the Budigere Cross junction is a short drive. Avalahalli, the next village along, appears in some listings as its address.

Following NH 75, the Old Madras Road, one way gets to Hoskote, and the other way to KR Puram and onto the Outer Ring Road. The Budigere road goes north to Kempegowda International Airport. Whitefield (Kadugodi) is where the Purple Line ends, and getting to that station involves a road trip.

The area has expanded fast, with large apartment projects in progress. Whitefield and KR Puram have more schools, hospitals and everyday shops, which means some errands need a car. Old Madras Road traffic is congested at rush hour, the reason to try the commute at actual office timings first.

What It Will Cost

Prices for 3 BHK homes begin above Rs. 2 Crore, which places the project at the premium end of East Bangalore. They change as inventory opens, so get the current cost sheet and price list from the developer. Use the EMI calculator to see the monthly cost of a given price and loan.

Compare cost sheets and not only base rates. Other towers should be compared after adding:

  • Extra for height (floor rise) and for a chosen view or facing
  • Each car park after the first one allotted
  • Clubhouse fee, advance for maintenance, and corpus money
  • 5% GST for an apartment under construction
  • Stamp duty at 5.6% (cess and surcharge included), along with 2% registration

Buyer Profile

Zolaah targets families wanting a big flat in East Bangalore, in a tower where few homes share a floor, who can wait until after 2031. From this address, offices at Whitefield, Hoskote and KR Puram are practical. Fewer homes mean a compact owners' association.

The calendar is a problem for anyone who needs possession in two to three years. Buyers wanting to tour finished towers by the developer have alternatives along this road. Likewise, if piped Cauvery supply and a metro station a short walk away rank highest, look elsewhere.

Checklist

The brand is new and the build runs five years, so documents need care. Put these in writing:

  1. Agreement entries for RERA number, survey number and promoter name, agreeing with the portal.
  2. Saleable, balcony and carpet area of the specific home chosen.
  3. Water source, which the registration gives as borewells plus the Doddabanahalli gram panchayat.
  4. Power backup, rainwater harvesting and sewage treatment for the towers.
  5. Instalments in the payment schedule that follow construction stages.
  6. The banks that have cleared the project for housing loans.
  7. A lawyer's review of title and conversion papers covering Survey No. 34/1.
