Habulus Tranquil is the work of Habulus at Hulimangala, below Electronic City: Habulus Tranquil has four towers and 400 flats. The sections ahead deal with registration, tower details, sizes and prices, connectivity, the likely buyer and a verification list.

Registration and Stage of Work

Karnataka RERA issued number PRM/KA/RERA/1251/310/PR/020126/008378 on 2 January 2026, in the name of the promoter, Habulus Builders and Developers Pvt Ltd. Work is registered as starting 1 December 2025, with handover proposed for 31 December 2031. The state portal shows the sanctioned plan and quarterly updates for anyone who looks the number up.

Building plan approval came from the Bangalore Development Authority on 8 October 2025. Work is young because this is a fresh launch. Water comes from BWSSB per the registration, which also lists rainwater harvesting and a plant treating sewage.

A first-time registrant in Karnataka, Habulus has no earlier registered building for visitors. The registration states that the land is clear of litigation, and no transferable development rights are part of the plan.

Inside the Community

The towers rise over 4.57 acres or thereabouts. They hold 400 homes in total, half with two bedrooms and half with three, at eight homes a floor, and each has a basement.

  • Towers A and B each have 104 homes over 13 floors, rising 47.2 m
  • Towers C and D each have 96 homes over 12 floors, rising 44 m

Around 32% of the land carries buildings, so 68% stays open for drives, gardens and games. Residents get pet parks, sports courts, a swimming pool and a clubhouse of some 25,000 sq ft.

Registration and sanctioned plan stop at the 13 and 12 floors listed. Should a flat on a higher floor be offered, check that floor on the plan and the RERA entry first. Also compare the booking form with the portal's floor, carpet area and land share for your unit.

What Is on Offer and What It Costs

Pricing begins at Rs. 125 Lakhs, for the 2 BHK measuring 1,223 sq ft, so a sq ft costs about Rs. 10,200. The remaining plans:

  • 1,292 sq ft in a 2 BHK, starting Rs. 131 Lakhs
  • 1,626-1,694 sq ft in a 3 BHK having 2 bathrooms, starting Rs. 164 Lakhs to Rs. 171 Lakhs
  • 1,778 sq ft in a 3 BHK having 3 bathrooms, starting Rs. 179 Lakhs

Carpet area should be the yardstick for comparison, because it is what the sale agreement uses. Two-bedroom carpets are 62.55-68.51 sq m (about 673-737 sq ft) and three-bedroom ones 82.1-93.52 sq m (about 884-1,007 sq ft). Extra space comes from balconies, which take 6-13 sq m.

Parking is registered as 508 covered bays and 46 open ones for 400 homes. Make sure your flat's bay is put in the agreement.

Add-Ons and a Sample EMI

A flat of Rs. 125 Lakhs attracts a 2% registration fee of Rs. 2.5 Lakhs plus stamp duty of roughly Rs. 7 Lakhs (5.6%, cess and surcharge included). GST applies if the building is incomplete at purchase. Levies for floor rise, club use and a maintenance deposit are listed separately.

Consider a borrower taking a loan of Rs. 93.75 Lakhs, equal to 75% of Rs. 125 Lakhs and is the ceiling once a loan passes Rs. 75 Lakhs. Over 20 years the EMI comes to about Rs. 81,400 each month at an annual 8.5%, after a Rs. 31.25 Lakhs down payment. The EMI calculator handles different inputs.

Location and Connections

The site is in Hulimangala, a village of Anekal Taluk (Jigani Hobli, pincode 560105), on survey numbers 271/2 together with 271/3, with a road along the west edge. The village is placed to the south of Phase 1 of Electronic City, with the Jigani industrial area beyond.

Hosur Road connects to the rest of Bangalore, while NICE Road ties Mysore Road to Bannerghatta Road. Riders have used the Yellow Line since 11 August 2025. The 19.15 km corridor joins RV Road and Bommasandra through 16 stations, three being Hebbagodi, Bommasandra and Electronic City.

Electronic City provides the shops, offices, hospitals and schools that the village uses. At rush hour its gates get congested. Drive the route to work and to the metro on a weekday before deciding.

Who Fits

People employed in Jigani, Bommasandra or Electronic City form the target, particularly couples and families seeking two or three bedrooms for Rs. 125 Lakhs to about Rs. 180 Lakhs. Pets and young children are well served by the parks and play space.

Waiting until 31 December 2031 is a drawback. Buyers who need a home inside two to three years should view ready apartments in Electronic City. Meeting rent and EMIs together across five years is a real cost for the budget.

Verification List

As the build takes six years, document checks come before payment. Follow these steps:

  • Cross-check RERA number, tower, floor and unit between portal and booking form
  • Get your home's carpet area and compute the rate per sq ft against other projects
  • Insist on a full written cost sheet: floor rise, parking, club fees, deposits and tax
  • Tour a finished building by the developer to judge quality
  • Study the agreement's possession date and late-delivery compensation
  • Ask the home loan bank to confirm approval of the project
  • Make payments only to the RERA account designated for the project

Progress by tower is reported quarterly on the portal. A glance every three months follows the build to handover.
