Habulus Oasis Grove, Electronic City: Buyer's Guide for October 2026

Maragondanahalli, a village below Electronic City Phase 1, will host Habulus Oasis Grove, a launch from Habulus Homes with 296 apartments. This write-up goes through the registration, the unit plans and carpet areas, pricing, transport links and a list of things to verify before booking.
Registration First
The company behind it, Habulus Homes Pvt Ltd, holds number PRM/KA/RERA/1251/308/PR/070526/008630, dated 7 May 2026. The registered start is 16 March 2026, and completion is proposed for 31 March 2031. The state portal lets anyone look up the number, view the sanctioned plan and read quarterly progress reports.
The building plan won approval from the Bangalore Development Authority on 29 January 2026. Being a fresh launch, construction is at a young stage, and the registered water sources are BWSSB and borewells. Declarations made with the registration say the land is free of litigation and the plan involves no transferable development rights.
This is the first Habulus project to be registered, so no earlier building by the company is available to visit. Only the homes in Towers 4 and 5 fall under the registration. If a unit in some other tower is offered, ask for its own registration before any money moves.
What the Community Contains
Two towers share about 3.24 acres, with 296 apartments between them; three-quarters are three-bedroom, which points to family buyers. Each tower has a basement beneath a stilt level, and eight homes occupy every floor.
- Tower 4: 17 floors above the ground level, 60.8 m tall, 144 homes made up of 36 two-bedroom and 108 three-bedroom
- Tower 5: 18 floors above the ground level, 64 m tall, 152 homes made up of 38 two-bedroom and 114 three-bedroom
The buildings occupy roughly 15% of the land, so the other 85% stays open for roads, gardens and play. Parking totals 300 spaces against 296 homes, of which 72 are open and 228 are under cover.
Facilities beyond the towers are an open question, because the towers carry numbers 4 and 5. Ask the developer which amenities arrive with these two and which depend on towers yet to be built. Get the answer in writing next to the cost sheet.
Plans and Sizes
There are 74 homes with two bedrooms and 222 with three. Carpet area is what the agreement for sale uses, which makes it the right base for comparing projects. The eight registered plans:
- 2 BHK: 51.72 sq m (about 557 sq ft) and 57.86 sq m (about 623 sq ft)
- 3 BHK: 66.28 sq m (about 713 sq ft), 82.46 sq m (about 888 sq ft) and 84.98 sq m (about 915 sq ft)
- 3 BHK, larger: 98.48 sq m (about 1,060 sq ft), 110.73 sq m (about 1,192 sq ft) and 112.8 sq m, which is roughly 1,214 sq ft
Every floor repeats all eight plans, six with three bedrooms and two with two. The smallest 3 BHK has only around 713 sq ft carpet, which is tight, so look hard at its room dimensions. Balconies, which are private, add from 3 up to 19 sq m by plan.
Money Matters
The developer has not fixed a list for every plan yet, so prices are on request. Carpet areas are registered already, so a figure quoted to a buyer is easy to check. Divide the all-inclusive amount by the carpet area for a rate that stands up against other projects.
Above Rs. 45 Lakhs, Karnataka charges 5.6% stamp duty after adding cess and surcharge, with 2% for registration on top. GST applies while the building is under construction, and the cost sheet itemises floor rise, clubhouse levies and a maintenance deposit.
Plan the loan with the EMI calculator, which converts a price, an interest rate and a loan term into monthly instalments. Payments follow construction stages on a new launch, so outflows are spread across years.
Address and Transport
The site consists of Survey Nos. 72/2 and 73/1, together with 69/1, 70/4 and 72/1, in the village of Maragondanahalli (pincode 560105, in the Jigani Hobli of Anekal Taluk). On the western side is Hulimangala village. The road from Electronic City Phase 1 towards Jigani passes by.
Hosur Road is the principal route into Bangalore, and NICE Road reaches Mysore Road as well as Bannerghatta Road. On 11 August 2025 the Yellow Line of Namma Metro opened to link RV Road with Bommasandra. It spans 19.15 km with 16 stations, three of them being Hebbagodi, Bommasandra and Electronic City.
The surrounding villages draw on Electronic City for its offices, schools, hospitals and shops. Peak-hour jams near its gates are heavy. Drive to the office and the nearest metro station on a weekday before booking.
Is It Right for Your Situation?
Anyone working at Bommasandra, Electronic City or in the Jigani industrial belt will find the location practical. Sizes run from compact 2 BHK plans to large 3 BHK ones, which suits buyers of a first home as well as expanding households.
Completion is set for 31 March 2031, a long way off. A buyer needing a home in two or three years would do better with finished flats in Electronic City. Five years of rent plus instalments is a real expense, so include it in the budget.
Verification Points
With five years to go until handover, paperwork deserves care before payment. Check these:
- Match the booking form with the portal on RERA number, tower, floor and unit
- Record the final price in writing, then work out what each sq ft of carpet costs
- Get every charge itemised: taxes, deposits, parking, floor rise and clubhouse
- Visit one completed building by the developer to judge finish
- Study when possession falls due and the clause on compensation for delays in the agreement
- Find out whether the bank behind your loan has cleared the project
- Remit funds only to the project's designated RERA account
Progress reports are published every quarter on the RERA portal. A look once in three months keeps buyers informed until the keys are handed over.
