Graviti Hanging Gardens apartments

Graviti Living Spaces has brought a boutique launch to Chikkajala, a short way from Bellary Road on the northern side of the city: Graviti Hanging Gardens. It comprises 172 apartments. Read on for the site, towers, price list, RERA record and a checklist.

The Site and Its Roads

The land is in Kadaganahalli Village, Yelahanka Taluk, under Jala Hobli, and carries pincode 562157 and survey number 24/2. Vidyanagar Cross in Chikkajala is the nearest landmark. Many people refer to this part of Bellary Road as Airport Road.

NH 44, or Bellary Road, takes most daily traffic. Southwards the road meets Hebbal and Yelahanka before reaching the city centre. Northwards it runs to Devanahalli and the airport (Kempegowda International). A metro line to the airport (Namma Metro) is being built beside the road, with stations planned between Yelahanka and the airport.

The neighbourhood is still developing, so hospitals, schools and malls of any size are a drive off, in Yelahanka or on Bellary Road. Heavy rush-hour jams build up on the way to Hebbal. Make a trial run to work and back on a weekday.

The Two Towers

The project spreads over roughly 3.63 acres, with Tower A having 82 apartments and Tower B having 90. Each tower rises 44.99 m high, over two basement levels, and has 14 floors on top of its ground floor.

Only 15% of the land carries buildings, which leaves 85% as open ground for driveways, play spaces and gardens. A floor never has more than six homes, and the 194 parking spaces are all under cover. A clubhouse of around 21,000 square feet is generous for such a small community, and the gardens follow a Japanese design. The registered works are completed by sewage treatment, renewable energy and rainwater harvesting.

Home Types and Rates

The price list has two plans:

TypeSaleable areaOpening price
4 BHK, four bathroomsapprox. 2,432 sq ftfrom Rs. 2.87 Crore
3 BHK, three bathroomsapprox. 1,734 sq ftRs. 1.99 Crore at the low end, Rs. 2.41 Crore at the high end

The 3 BHK comes to nearly Rs. 11,500 a sq ft and the 4 BHK to nearly Rs. 11,800. Sixteen two-bedroom homes are registered too, and their price and size belong in the cost sheet you ask for. Every home also has a balcony measuring about 7 sq m.

Carpet area is the number written into the agreement for sale, which makes it the right yardstick across projects. The registration gives these carpet areas:

  • Two bedrooms (16 homes): 77-80 sq m, around 829-861 sq ft
  • Three bedrooms (128 homes): 97 sq m, 100 sq m or 116 sq m, around 1,044 / 1,076 / 1,249 sq ft
  • Four bedrooms: 139 sq m, or around 1,496 sq ft, in each of 28 homes

Charges follow the base price. Take a Rs. 1.99 Crore home. The stamp duty of 5.6% (including cess and surcharge) is around Rs. 11.14 Lakhs, and registration at 2% adds around Rs. 3.98 Lakhs. A home under construction attracts GST as well, along with the maintenance deposit, the clubhouse fees and the floor rise.

Here is a worked example. Lenders cap borrowing over Rs. 75 Lakhs at 75% of the price, so for this home the loan is three quarters of Rs. 1.99 Crore. Repaid over 20 years at 8.5%, the EMI is close to Rs. 1.3 Lakhs every month, and the buyer puts in Rs. 49.75 Lakhs up front. Other figures can be run through the EMI calculator.

RERA Details and Dates

On 25 June 2026 Karnataka RERA made the grant, PRM/KA/RERA/1251/472/PR/250626/008754, in the name Hanging Gardens. Work is shown as starting on 15 March 2026 and ending, as proposed, on 24 September 2030. Three days before the start, 12 March 2026 was the day the Bangalore International Airport Area Planning Authority approved the plan.

Construction has only just begun. On the portal, the sanctioned plan and quarterly updates can be read. The promoter, Graviti Living Spaces (India) Pvt Ltd, has not registered a Karnataka RERA project before, so there is no earlier building of its to inspect. The land is declared free of litigation, and transferable development rights do not feature.

Water Supply

Borewells are the registered water source. Ask the developer for the borewell count, the capacity of storage and the tanker plan for dry months. Treating sewage and harvesting rainwater cut the need for fresh water.

Suitability

Families seeking a big flat in a small community towards the airport are the main audience. Those who work at Manyata Tech Park, or in Hebbal, Yelahanka and the business parks of Devanahalli, are well placed. A starting price near Rs. 2 Crore suggests that most buyers are upgrading from smaller homes.

Handover is some years off, with 24 September 2030 as the date. Someone who must move in within two years may prefer a ready project in Yelahanka. Fewer owners share the upkeep in a small community, so raise monthly maintenance at the first meeting.

Checklist for a Four-Year Build

Before paying anything on a new launch, go through these steps:

  1. Match the booking form with the portal on the tower, the unit number and the RERA number
  2. Obtain your home's carpet area, then compare the cost per carpet sq ft with other projects
  3. Demand a written cost sheet itemising the taxes, parking, deposits, floor rise and clubhouse fees
  4. Request the list of the developer's completed buildings and view one to see how well it is finished
  5. Read the clauses on the possession date and compensation for delay in the sale agreement
  6. Check whether the bank behind your home loan has approved the project
  7. Send payments to the project's own RERA bank account and nowhere else

Each tower's progress appears in the portal's quarterly updates. Reading them each quarter keeps you informed up to handover, and it costs nothing.
