The Grand County Address, Ittanguru: Layout, RERA Details and Plot Choices (October 2026)

A fresh gated plot scheme has come up in the Sarjapur belt of East Bangalore: The Grand County Address, also written Gran County Address, a project of Address Maker at Ittanguru. Read on for the layout, the approvals, the plot choices, the costs and a short list of checks.
Approvals and Schedule
Under PRM/KA/RERA/1251/308/PR/220126/008423, dated 22 January 2026, Karnataka RERA registered the layout. Work is entered to start on 2 February 2026 and finish, as proposed, on 31 December 2028. Search that number on the portal for the plan and quarterly updates.
Eight days earlier, on 14 January 2026, Anekal Planning Authority had approved the layout plan. The registered promoter is Indiabuild Realtors Pvt Ltd, a group company of Address Maker. Its earlier layouts, The Imperial Address Phase II (2020) and Phase 3 (2022), are shown as completed.
The land is declared free of litigation, and the panchayat is the named water supplier. Development had only just begun then, so ask to see how far the parks, roads and drains have progressed.
What the Land Is Used For
There are 158 plots over roughly 13.4 acres, of which 156 are for homes and 2 are commercial. Each owner builds a house later, in a style and at a pace of their choosing. The facilities are anchored by a 20,000 sq ft clubhouse, and outdoors there are play space for children, a yoga deck, a pickleball court and a multi-court.
Perimeter roads, 24 m and 30 m by the master plan, run along the edges, and inner lanes are 9 m wide or 12 m wide. The split of the land is:
| Component | Area (sq m) | Approx. share |
|---|---|---|
| Residential and commercial plots | 28,734 | 53% |
| Roads | 16,564 | 31% |
| Four parks and open areas | 5,423 | 10% |
| Civic amenity site (one) | 2,717 | 5% |
Plot Choices
Forty of the regular plots measure 30 ft x 50 ft (1,500 sq ft). Thirteen measure 40 ft x 60 ft (2,400 sq ft), eleven measure 30 ft x 60 ft (1,800 sq ft) and ten are about 30 ft x 65 ft, in two variants of roughly 1,950-1,970 sq ft.
A handful of others complete the list of regular plots:
- Five plots of 30 ft x 40 ft, giving 1,200 sq ft each
- Four plots of 40 ft x 50 ft, giving 2,000 sq ft each
- Two plots of 40 ft x 55 ft, giving 2,200 sq ft each
- A single plot of 40 ft x 40 ft, giving 1,600 sq ft
The 70 odd-shaped plots, nearly half the layout, cover roughly 1,130-3,260 sq ft and lie mostly at corners or on the boundary. Prior to fixing any price, take exact dimensions off the layout plan on record. Commercial plots vary in size.
Where It Is
The numbers in Ittanguru Village are 65/2, 67/1, 67/2 and 64/1-64/9. In Sarjapura Village they are 219/17, 219/3, 219/4 and 219/21-219/24. Both villages share pincode 562125 and belong to Anekal Taluk (Sarjapura Hobli). Along the corridor, the layout is nearer Sarjapur town than the Outer Ring Road.
Sarjapura Road is the main artery for the city, Bellandur and the Outer Ring Road. Attibele and Hosur Road can be reached to the south of Sarjapur town, and Varthur and Whitefield to the north. Educational institutions keep multiplying along this stretch, and Azim Premji University is also near.
The same group's finished layout, The County Address, is also at Ittangur. Walking through it reveals how roads, drains and parks age, a useful clue when you must judge a new layout from drawings alone.
Who It Suits
Families that want an independent house near Sarjapur and buyers who prefer holding land will find it a fit. It works best for people working in Electronic City, along the ring road or on Sarjapura Road. The house will take a few years of planning, and its budget is separate from the plot.
Anyone after a ready home should consider a flat or a finished villa. A house typically follows the plot's registration and handover, and the 2028 date relates only to the layout works.
Cost Factors
Pricing is on request, with a rate per sq ft shared for each size. Facing, corner position, size and road width all alter a plot's price, so weigh the all-in figure for one particular plot.
On values over Rs. 45 Lakhs Karnataka levies stamp duty of 5.6% (cess and surcharge included), and registration costs 2%. The cost sheet also lists clubhouse charges, utilities and maintenance deposits.
Pre-Booking Steps
With land, clean documents settle the matter. Work through this list:
- Compare the booking form with the portal for the plot number and the RERA number
- Inspect the approved plan for the plot's boundaries, dimensions and area
- Let a lawyer examine the title, the conversion order for the land and the encumbrance certificate
- Obtain one written total that includes deposits, clubhouse charges, registration and stamp duty
- Seek written completion dates for the clubhouse, water lines, drains and roads
- Verify the khata and any rules for building a house there
- Remit money to the RERA designated project account alone
Returning to the portal's quarterly updates every three months tracks the work until handover. It takes only a few minutes.
