Godrej Vanantara in Hommadevanahalli: Home Types, RERA Dates and Booking Checks (October 2026)

A new township-style project from Godrej Properties, Godrej Vanantara, is coming up at Hommadevanahalli in South Bangalore. Sixteen towers on around 36 acres will hold 2,008 apartments, and Karnataka RERA registered the scheme in May 2026. This guide covers registration, suitability, location, layout, prices and checks.
Registration and Work Schedule
PRM/KA/RERA/1251/310/PR/130526/008653 is the registration, issued 13 May 2026 to Godrej Irismark Private Limited, a Godrej group firm. One registration takes in every tower. Building plan sanction came from the Bangalore Development Authority on 2 May 2026.
Registered construction starts 15 May 2026 and finishes 31 May 2031. At June's close in 2026, 1,713 of the 2,008 homes were booked, so tower and floor choices are fewer than on launch day. The state RERA portal reports progress each quarter, and buyers can set it against payment demands.
Who It Suits
The audience is families wanting a big walled township in the south, with homes of two, three or four bedrooms. It works for people with jobs in JP Nagar, Electronic City or along Bannerghatta Road who are able to wait for a home still on paper. Completion is registered for May 2031, so five steady years at the current home are needed.
Someone who has to move soon, or prefers an intimate block, should look elsewhere. Over 2,000 homes in 30 and 32-floor towers mean queues at the lifts, a crowded clubhouse and years of construction.
Where It Is
Hommadevanahalli village, in Begur Hobli of Bangalore South, carries the pincode 560083. The land fronts the road linking Basavapura with Mylasandra, and Dinnepalya Road connects it to Bannerghatta Road. Higher up on Bannerghatta Road you reach the NICE Road junction.
Kalena Agrahara, near Gottigere, is where the Pink Line metro ends in the south. Its first elevated section, up to Tavarekere, was waiting for the last safety inspection as October 2026 began. For now people commute by road, and traffic on Bannerghatta Road crawls at peak times.
Hospitals, schools and malls line the road across the long stretch from Gottigere to the Meenakshi temple. The tolled NICE Road carries traffic to Electronic City. Make the trip to your workplace at your usual hours on two weekdays to test how the site fits your routine.
Towers and Open Land
Every tower, all 16, has three basements below it. Of the towers, nine are 30 floors high with 122 homes each, and seven are 32 floors high with 130 each. Four homes per floor is common, giving a density of 56 homes per acre.
Towers use only 7% of the land. The rest goes to gardens, roads, courts and a planned central clubhouse measuring 70,000 sq ft, with parking for 2,153 cars under cover and 201 in the open.
On registered carpet area, the two-bedroom homes (562) average approximately 863 sq ft. Homes with three bedrooms and two bathrooms (310) average approximately 1,128 sq ft, while those with three bathrooms (1,004) average approximately 1,315 sq ft. Four-bedroom homes (132) include a staff room and four bathrooms, and average approximately 1,997 sq ft.
Prices by Plan
Pricing starts with the 2 BHK of 1,200 sq ft saleable at Rs. 158 Lakhs, and the 3 BHK of 1,444 sq ft with two bathrooms follows at Rs. 190 Lakhs. The 3 BHK of 1,900 sq ft with three bathrooms begins at Rs. 250 Lakhs.
The 3.5 BHK of 2,100 sq ft starts at Rs. 277 Lakhs. The 4 BHK of 2,700 sq ft starts at Rs. 356 Lakhs, which is the top of the range.
Each plan prices out around Rs. 13,200 on every sq ft of saleable area, a measure that includes a share of common areas. Carpet area is smaller, so request the carpet size of the unit you like and test the rate against it.
Extra charges follow for an apartment under construction:
- GST charged on the agreement value
- 5% stamp duty on values over Rs. 45 Lakhs (cess and surcharge extra) and 2% registration
- Premiums for upper floors and preferred facing
- Parking fees, club membership and the upkeep deposit
Together, duty and registration reach nearly Rs. 12 Lakhs for a home at Rs. 158 Lakhs. Use the EMI calculator for the monthly outgo on your loan.

Pre-Booking Checks
Scale and length of build call for care at the start. Go through the following:
- Verify the registration number, home count and completion date against the state portal
- Find out which registered category the 3.5 BHK belongs to, and its carpet size
- Mark your tower on the approved layout and note its outlook: gardens, road or another tower
- Ask about the sequence for building and handing over the towers
- Ask how many lifts each tower with 122 to 130 homes gets
- Demand a cost sheet that breaks out GST, premiums, car parks and maintenance
- Learn where water comes from and the monthly maintenance expected per sq ft
- Pay into the RERA project account alone, and file every receipt
Stock opens up and closes out by tower and floor with every booking. Ask us for what is open now, with the newest price sheet.
