Godrej Nurture at Electronic City Phase 1: Resale Sizes, Costs and Papers

A finished, lived-in community by Godrej Properties, Godrej Nurture has seven towers and 684 homes on the Phase 1 side of Electronic City. Each home was sold by the builder long ago, so only owners can sell to you now. The headings below cover the registration, layout, sizes, resale charges, neighbourhood and the papers to demand.
RERA Record
Registration PRM/KA/RERA/1251/308/PR/191220/003093 was issued by Karnataka RERA on 20 December 2019 and applies to every tower and every home. The number can be confirmed on the state RERA website.
Finishing came sooner than registered. The occupancy certificate carries 28 December 2022, and the registered date, extended for Covid, was 30 December 2025. A building that is done and occupied carries no construction risk, the chief strength of a resale.
Layout and Amenities
The master plan fits seven residential towers, lettered A to G, onto 5.76 acres. Each tower has a basement and a stilt level under its 21 floors. Towers use little ground, leaving about 84% of the plot open.
Tower G has 209 homes, the most, and holds the whole 1 BHK stock. The remaining six hold 62 to 83 homes apiece, at three or four flats to a floor. Planners thought first of children, hence areas for play and learning. The amenities are:
- Swimming pool and gymnasium
- Skating and jogging track
- Sports courts outdoors, plus a games room
- Play area for children
- Club lounge, barbecue space and party area
- A pharmacy and a few small shops within the grounds
Sizes of Homes
Choose between 1 BHK, 2 BHK or 3 BHK apartments, with saleable areas between 618 sq ft and 1,630 sq ft. Carpet areas on the registration are lower, and are the ones to set side by side. By type:
- 209 homes of 1 BHK: 435 sq ft carpet, 618 sq ft saleable
- 189 homes of 2 BHK: carpet 674 up to 788 sq ft, saleable 957 up to 991 sq ft
- 286 homes of 3 BHK: carpet 969 up to 1,135 sq ft, saleable 1,376 up to 1,630 sq ft
Comfort and Large were the two sales names for the 3 BHK, and flats close in area can differ in layout. The seller's original agreement carries the floor plan and carpet area, so get them. Owners decide resale prices themselves, so study recent sales inside the same tower.
What a Resale Costs
When a completed flat already has an occupancy certificate, its resale attracts no GST. Both duty and registration are levied on whichever is larger, the guidance value or the agreed price. Karnataka duty over Rs. 45 Lakhs is 5%; cess and surcharge lift it to 5.6%. Registration costs 2%.
A Rs. 1 Crore purchase pays Rs. 7.6 Lakhs as duty plus registration. A transfer fee may also go to the owners' association if its rules allow one. Your planned loan can be turned into a monthly instalment with the EMI calculator.
Neighbourhood and Travel
Anekal Taluk contains Maragondanahalli, a village of Jigani Hobli, with pincode 560100. Technology campuses ring the site, and Hosur Road is the main way to Silk Board and on into town. With one of Bangalore's longest-standing office districts as its setting, Electronic City already meets everyday needs such as retail, schooling and clinics.
Namma Metro's Yellow Line serves Electronic City, having opened in August 2025 on its RV Road to Bommasandra route. Residents reach Jayanagar and the network beyond without using Hosur Road. Cars still depend on the elevated expressway, and Silk Board traffic at peak hours adds time to a trip into the city.
Who Should Buy
Employees in and around Electronic City who want a ready home from a well-known brand fit best. Because towers are occupied, the flat itself, the shared areas and their maintenance can be seen before money is paid. The range suits a lone professional, a couple or a family with children.
Tenant demand arising from nearby tech campuses draws investors, and the 1 BHK suits them well. Newer launches suit anyone wanting a new flat with construction-linked payments, or four bedrooms. The north and the centre of Bangalore are far from here, so try the trip before you decide.
About Godrej Properties
The stock-market-listed property arm of the Godrej group, Godrej Properties is one of the busiest builders in the city. In the financial year ended March 2026 it booked Rs. 34,171 Crore of sales across India. In a finished project the building's state counts for more than the financial strength of the developer, and a visit makes it plain.
Papers to Demand
Everything depends on the owner's paperwork and the flat's condition. Ask for:
- A sale deed in the seller's name, plus the agreement originally signed with the developer
- The occupancy certificate, with the plan sanctioned for the flat
- Khata and a recent tax receipt, both for the seller
- Proof, through an encumbrance certificate, that no loans or claims exist
- The owners' association's no-dues letter, with the maintenance charge as it stands
- The flat's car park allotment, in writing
- When the flat is mortgaged, a closure letter for the loan and the original documents handed back
Visit on a weekday in the morning and in the evening, timing the way to your office both ways. Lifts, the basement and common areas deserve a look, since their condition reflects the association's performance. Paying a lawyer to review the title is sensible on any resale.
