Godrej MSR City near the Airport: Plans, Dates and Checks

Phase by phase, a large apartment township called Godrej MSR City is coming up off Shettigere Road, Devanahalli. M S Ramaiah group joins Godrej Properties in building it, and in the beginning it was known as Godrej Devanahalli. Barca, the first of its two registered phases, received its Karnataka RERA number in April 2025, and the headings below cover registrations, scale, prices, surroundings, suitability and checks.
Registrations and Progress
RERA treats the phases separately. M S Ramaiah Ventures LLP promotes both, and plan approvals came from the Bangalore International Airport Area Planning Authority.
- PRM/KA/RERA/1250/303/PR/010425/007644 registers Barca from 1 April 2025, with completion on 31 March 2030
- PRM/KA/RERA/1250/303/PR/300625/007887 registers Barca II from 30 June 2025, with completion on 31 December 2030
Work continues in Barca, while Barca II has been in its registered construction period since January 2026. The developer answers for the date of the phase your home is in. Karnataka RERA's website carries each phase's quarterly progress.
Scale and Facilities
Further phases are expected, of which only two are registered yet. Barca's 31 towers, on roughly 17 acres, hold 1,961 homes, and the 8 towers of Barca II, on roughly 8.5 acres, hold 602. In every tower 15 floors rise over two basements.
Barca is made of six buildings, with five or six towers in each. Roughly 115 homes share each acre, and open land makes up close to 45% of the phase. The registered split is 870 homes with two bedrooms plus 1,091 with three, where the three-bedroom ones have two bathrooms in some and three in others. In Barca II there are 165 homes of two bedrooms and 437 of three.
A gym, pool and clubhouse are promised to residents. Sports courts, a jogging track, areas for indoor games, a creche and children's play areas are planned too. Add an amphitheatre, a park set aside for pets, retail spaces and multipurpose party lawns.
Prices
Three plans are sold, with starting prices that range between Rs. 1.22 Crore and Rs. 1.80 Crore:
- The 2 BHK Luxe, with 1,250 sq ft built up, costs Rs. 1.22 Crore
- The 3 BHK Premium, with 1,610 sq ft built up, costs Rs. 1.55 Crore
- The 3 BHK Luxe, with 1,860 sq ft built up, costs Rs. 1.80 Crore
Rs. 9,600 up to Rs. 9,800 a sq ft is the rate for built-up space. Carpet averages in Barca: 2 BHK 747 sq ft; 3 BHK 913 sq ft (two bathrooms) or 1,025 sq ft (three).
Add these to the starting price when the home is under construction:
- 5% stamp duty in Karnataka applies to values over Rs. 45 Lakhs, and cess and surcharge are charged on it, plus 2% registration
- GST based on the agreement value
- Premiums for floor rise and facing
- Parking, the maintenance deposit and clubhouse membership
Where the home costs Rs. 1.22 Crore, duty plus registration is near Rs. 9.3 Lakhs. Try the EMI calculator to see the instalment for your planned loan.
Surroundings and Roads
Bengaluru Rural district's Devanahalli Taluk includes the village of Akalenahalli-Mallenahalli (Kasaba Hobli), and the pincode is 562110. Shettigere Road, which flanks the airport on the west, is the way in, with the airport terminals on the eastern side.
Travel from the township relies on:
- Bellary Road (NH 44), which carries traffic to the city via Yelahanka and Hebbal
- The airport, with business parks coming up near it
- The aerospace and hardware parks run by KIADB
- The Blue Line metro, being built to the airport
New layouts are appearing among older villages, so the surroundings are still filling in. Retail, schools and hospitals need a short drive, to Yelahanka or on Bellary Road. For the wider area, see the Devanahalli locality page.
Who It Suits
Those seeking any 2 or 3 BHK inside a well-known brand's community near the airport, whether to live in or to invest, are the main buyers. Plans match budgets running Rs. 1.2 Crore through Rs. 1.8 Crore, and work at the airport, in hardware or aerospace parks, or on Bellary Road makes the location most useful.
Completion dates in 2030 mean the project asks for patience and staged payments. If a home is needed soon, or a compact block with few neighbours is preferred, look elsewhere.
About Godrej Properties
The Godrej group's real estate company, Godrej Properties, is listed on the stock exchanges and also markets the township. It has finished projects in North Bangalore, among them plotted layouts in Devanahalli. Seeing one tells you about the quality of construction and how a big community is maintained after handover.
Checks Before You Book
Because townships like this sell tower by tower, the exact home deserves scrutiny:
- Settle which phase and tower, then look up that home's RERA registration and its completion date on the portal
- Request the floor plan and carpet area in writing
- The agreement for sale should name promoter and developer, and state the handover date and delay compensation
- On the sanctioned plan, measure the tower's distance to the gate, clubhouse and gardens
- Find out the lift count and the number of car parks for the tower
- Get in writing: where the water comes from, how sewage is treated, and the monthly maintenance estimate
- Ask what is ready at first-phase handover and what waits for later phases
Options elsewhere around the airport are worth comparing. Write to us for open towers in this township and the current price sheet.
