Fresh As A Daisy near Yelahanka: Plot Mix, BDA Approval and RERA Number (October 2026)

Mavallipura, a village in North Bangalore's Yelahanka Taluk, has a plotted layout by HNG Developers called Fresh As A Daisy. Its 118 sites cover about 9.74 acres, the plan has the Bangalore Development Authority's approval, RERA registration is held, and completion is promised for 31 December 2028. What follows covers the plot mix, approvals, work done, costs and checks.

Plot Mix

Five standard sizes are offered, plus odd-shaped sites that follow the contours of the land. The approved plan divides the 118 plots as the table shows.

Is a Plot Right for You?

An approved plot in the Yelahanka direction, with a house built to a design of the buyer's own, is the offer. Entry costs come out lower than in layouts selling only large sites, because plots as small as 30 x 40 ft are on offer. People who prefer holding land to owning an apartment for the long term fit too.

Land first, house second: that is how a plot purchase runs. For a finished home, Yelahanka has apartment and villa projects. Mavallipura is still growing, so anyone relying on schools and shops nearby on foot should look around first.

Getting There

The parcels of the layout are numbered 57, 60/2 and 60/5 together with 62/7, 62/1 and 61/4, in the Hesaraghatta Hobli. Closest to it is the established area of Yelahanka New Town, where schools, hospitals, banks and everyday shopping are concentrated.

Bellary Road (NH 44) runs from Yelahanka towards the airport, Kempegowda International, in the north and, in the south, towards the Outer Ring Road via Hebbal. The Blue Line of Namma Metro is under construction along this road, bound for the airport. At busy hours, test the commute to Yelahanka New Town, the highway and work.

What Buying Costs

Size, road and facing set the price of each plot, and corner plots generally cost extra. Current prices, and the list of unsold plots, are with the developer. A cost sheet is expected to list the basic rate, a charge for the plot picked, the maintenance deposit, legal fees and, where they apply, clubhouse or infrastructure charges.

Stamp duty in Karnataka is 5% on values above Rs. 45 Lakhs (5.6% in effect, cess and surcharge included), and registration is 2%. Separate costs apply to the house: plan sanction, architect's fees, a contractor and interiors. Banks finance plots and construction on terms unlike a standard home loan, so decide the loan before the booking payment.

Approvals, RERA and Land Title

Approval from the BDA for the layout plan came on 29 August 2025. Registration number PRM/KA/RERA/1251/472/PR/271025/008193 was granted in October 2025, and Karnataka RERA's website lets anyone verify it.

The land is under a joint development agreement dated September 2024, in which the land owners hold a 55% share. In early 2025 the Bengaluru Urban District Deputy Commissioner's office converted the survey numbers to residential use. In such an arrangement the developer owns some plots and the land owners others, and the seller shown in the sale deed changes accordingly.

Construction Progress

As of October 2026 the layout is still being developed. The start of work was 15 October 2025, with the registered end date set at 31 December 2028. RERA's quarterly updates give this record.

  • January 2026: 13% complete
  • April 2026: 70% complete
  • July 2026: 76% complete

For layouts of this kind, progress covers parks, street lights, water and power lines, drains and roads. Only when that work reaches a plot can it be registered and built on. On site, one can judge how much of the work reported actually exists.

About HNG Developers

Only one project is registered in the name of this partnership firm on RERA's records, and it is Fresh As A Daisy. With a newer developer, more weight goes to RERA entries and land papers than to the brand. Ask the firm about its partners' previous work, and view it if possible.

Pre-Booking Checklist

Land papers come first, then the actual work on site. The checks:

  • Verify that the number, size and boundaries of the plot agree with the layout plan approved by the BDA
  • See on the RERA website that registration is active, then study the newest quarterly update
  • Pay into the account of the project itself, the one recorded with RERA
  • Ask whether the plot comes from the developer's portion or from the land owners' portion
  • Request an encumbrance certificate, the joint development agreement, the title deeds and the conversion order
  • Find out the date on which a separate khata for the plot is due
  • Tour the site and nearby areas to see how far road, drain and power-line work has gone

Plot prices and availability around here shift fast. The developer can share the plots currently open here and arrange a site visit.
