Seven Sarjapur by Fortune Primero: Carpet Areas, RERA Entry and Site Progress (October 2026)

East Bangalore's Sarjapura village is the site of a new high-rise from the developer Fortune Primero LLP. On the RERA register it appears as Seven Sarjapur, and its trade names are Fortune Seven and Fortune Primero Seven. Registration details, sizes, construction progress as of October 2026 and pre-booking checks follow.
Registration in Brief
The table gathers what the registration records.
| Item | Detail |
|---|---|
| Promoter, name | Fortune Primero LLP; Seven Sarjapur |
| Registration | PRM/KA/RERA/1251/308/PR/260226/008489, issued 26 February 2026 |
| Tower design | Four towers of 41 floors, with three basements under a stilt level, 129.9 metres tall |
| Homes per tower | Tower 4: 287; the other three towers: 164 each; total 779 |
| Land for homes | About 10.9 acres, or 44,110 sq m |
| Parking provided | 75 spaces in the open, 926 under cover |
| FAR | 2.75 (sanctioned) |
| Completion | Proposed for 31 March 2030 |
In marketing, the project is a 15-acre development of roughly 11 acres of homes and 4 acres of shops and offices. RERA covers the homes alone. Approvals and a timeline for the shops-and-offices zone must be sought separately.
Sizes of Homes
Three-bedroom homes are the largest group, at 571 of the 779. The table lists carpet areas converted from square metres, plus a balcony for every home.
| Number | Type | Carpet area (approx.) |
|---|---|---|
| 5 | 1 BHK | 575 sq ft |
| 121 | 2 BHK, 2 bathrooms | Between 760 and 800 sq ft |
| 123 | 3 BHK, 2 bathrooms | Between 905 and 950 sq ft |
| 448 | 3 BHK, 3 bathrooms | Between 990 and 1,100 sq ft |
| 82 | 4 BHK, 3 bathrooms | Between 1,190 and 1,310 sq ft |
The area on which a price is quoted is larger, as it takes in walls, balconies and a slice of common spaces. A like-for-like comparison uses the price of each carpet sq ft. Tower 4 has seven homes per floor and the other towers four, a point for anyone who wants quiet landings and quick lifts.
Getting There
The site is formed by land parcels 616 and 615/1 with 615/2, 428/2P with 427, and 425/1 with 421/1P and 421/2P, within Sarjapura hobli of Anekal taluk (PIN 562125). It is in Sarjapur town, near where Sarjapur Road ends and the Attibele and Hosur Road routes start. A radial road of 60 metres is proposed along the south edge, and the approved plan should confirm it.
Links to the Outer Ring Road, Bellandur and Wipro's campus branch from Sarjapur Road, with Electronic City reached through Attibele. Better than a map is a working-day drive at office hours. Satellite Town Ring Road also crosses the belt, and its planning authority approved the building plan.
Plans for the long run include SWIFT City, announced by the state as an office and innovation district at Sarjapur, and Namma Metro's Red Line (Phase 3A), proposed between Sarjapur and Hebbal. Both remain proposals, so any purchase should rest on present roads and services.
Amenities and Open Land
Six skybridges link the towers at different levels, bearing walkways, gardens and viewing decks. They distinguish the design, and years later the owners' association will have to maintain them. It is fair to ask beforehand what that maintenance will cost.
Roughly 86% of the plot, 37,890 sq m, is kept open. The amenity areas in the registration are tabulated here.
| Facility | Registered area |
|---|---|
| Pool | 379 sq m, alongside a community hall and gym |
| Sports, indoor | 940 sq m |
| Sports, outdoor | 767 sq m |
| Club house | An area of 3,464 sq m (nearly 37,300 sq ft) |
| Parks | 4,416 sq m |
Promotions show the club house at roughly 45,000 sq ft, above the registered number. The agreement for sale decides which figure applies.
Pricing and Total Budget
Allotment of units began in early March 2026; launch prices were changed by the developer with effect from 9 March 2026. Where tower, floor and view differ, prices differ, so ask for the most recent price sheet and the cost breakdown, with prices for the home type in writing.
The budget needs to include several more items:
- 5% GST, as the homes are being built
- 2% for registration
- Stamp duty: 5.6% including cess and surcharge, on homes costing over Rs. 45 Lakhs
- Deposits for water and electricity connections
- Club membership, parking, advance maintenance and a corpus fund
- Floor rise and preferred-location charges
As possession is some years off, loan interest on drawn amounts can run alongside rent. To see whether that fits income, try the EMI calculator before any booking payment.
RERA Status and Site Progress
Work on site started on 1 March 2026. A quarterly update dated 15 July 2026 went to Karnataka RERA, showing 10% done. Registered completion: 31 March 2030. The registration can be verified on the authority's portal under Seven Sarjapur.
A possession month of December 2030 is mentioned on some portals. What binds the developer is the date in the RERA record and the agreement for sale. A later date in the agreement needs a written explanation.
STRRPA granted building plan approval on 6 February 2026 (STRRPA/TP/CC/273/2025-26). Transferable development rights: not used. Complaints against the registration, as of October 2026: none.
About Fortune Primero
Before this launch, Fortune Primero, based in Bangalore, worked on commercial real estate. This is the firm's first housing project and the firm's first registration with Karnataka RERA; it therefore has no finished housing to show.
Under a joint development agreement, landowners and developer share the land. For the unit picked, the split of flats should be spelled out. Where a unit is in the landowner's share, the landowner sells it, and the developer is a confirming party.
Pre-Booking Checklist
New launches from first-time housing developers repay a careful read. Work through the points below.
- Compare the unit number, floor, tower and carpet area in the cost sheet with the registration.
- Get the sanctioned plan and check that approval covers every floor, all 41, of the tower.
- Ask about water supply, as borewells and the local panchayat are the registered sources.
- Learn whose share the unit is in, the developer's or the landowner's.
- Payments belong in the RERA-designated project account only.
- Study the payment schedule and what the agreement says on compensation for delay.
- Check with banks whether the project has home loan approval.
- Get the commercial zone's status and approvals written down if they affect the decision.
Projects on a shortlist in other parts of East Bangalore need the same scrutiny. A property lawyer can read the papers side by side to compare them.
