Gottigere's Esteem South Park: Plans, Price Bands and RERA Phases (October 2026)

Esteem South Park, a development by Esteem Group, is at Gottigere, not far from Bannerghatta Road. Its four towers, each 14 floors high, hold 410 apartments of 2.5 BHK and 2 BHK, with Rs. 1.03 Crore as the lowest price. Plans, costs, both RERA phases, how construction stands and the checks worth making are covered below.

Sizes, Layouts and Price Bands

Of the layouts, eleven are 2 BHK and a pair are 2.5 BHK, each sized on built-up area. Larger plans cost more, and the final price also depends on which tower, floor and orientation is chosen. The table groups them by size.

The built-up rate for the smallest home is roughly Rs. 12,700 per sq ft. In the registration, the 2 BHK's carpet area is 480-580 sq ft and the 2.5 BHK's is 635-645 sq ft. Compare carpet area, the floor that is actually usable, when weighing one plan or project against another.

Roughly 4 acres hold the development, which is registered in two phases sharing the clubhouse and open spaces. The towers are split like this.

The address: Gottigere Village in Uttarahalli Hobli, with Bangalore South as the taluk and 560083 as the pincode. The range of sizes goes from 814 sq ft to a maximum of 1,150 sq ft, while prices begin at Rs. 1.03 Crore, topping out at Rs. 1.60 Crore.

Is It Right for You?

Small families, couples and anyone buying a first home will find a two-bedroom flat here, in an area served by Bannerghatta Road. The small extra room in a 2.5 BHK can be set up for a child, or for a study. Renters hoping to move in soon get a home that is done or nearly done.

Households needing three full bedrooms have to look elsewhere in Gottigere, since every plan here has two. On about 4 acres, the 410 homes form a small, dense city community, and a large township offers more open ground.

Connectivity

MBR Scapple Road (survey number 19) is the location, close to Bannerghatta Road. Kanakapura Road, Electronic City and Mysore Road are reached through the nearby NICE Road junction. Next on the way to the city are Hulimavu, JP Nagar and Arekere, and beyond them the Outer Ring Road.

Daily shopping, malls, schools and large hospitals are already available along this established corridor. Rush-hour traffic is heavy, so test the drive to work in the morning and again in the evening. The Pink Line of Namma Metro runs alongside, ending in the south at Kalena Agrahara, close to Gottigere; check that passengers are carried on that stretch first.

What Buying Costs

Agreement value forms only part of the outlay. Stamp duty in Karnataka is 5% where value exceeds Rs. 45 Lakhs (5.6% when cess and surcharge are counted), and registration is 2%. On a 2 BHK costing Rs. 1.03 Crore, registration is Rs. 2.06 Lakhs and duty about Rs. 5.77 Lakhs.

Homes sold ahead of the occupancy certificate carry GST, charged on the agreement value; after it, they do not. Expect the cost sheet to show legal fees, the maintenance deposit, and clubhouse and parking charges. As an illustration, borrowing 75% of the Rs. 1.03 Crore price (the ceiling when a loan exceeds Rs. 75 Lakhs) over 20 years at an 8.5% yearly rate gives an EMI near Rs. 67,000 per month. Facilities

A shared clubhouse is the centre of the facilities for all four towers. The RERA phases own different parts of them, yet everyone living in the project, in either phase, can use every one. The list:

RERA Registrations and Construction Stage

PRM/KA/RERA/1251/310/PR/090523/005912 covers Phase 2 and PRM/KA/RERA/1251/310/PR/090523/005916 covers Phase 1. Both are registered under the name South Park, with the phase number added. The BBMP's approval of the building plan is dated 23 November 2022, with Esteem South Parks Private Limited as promoter. The authority's website lets anyone verify both numbers.

As of October 2026 the phases are at slightly different points. Phase 1, due 15 August 2026, was 100% complete in the quarterly update of August 2026. Phase 2, due 31 December 2026, was at 99% in a May 2026 filing.

Finished structures and homes ready for registration are different stages. Whether people may live in a tower is confirmed only by the civic body's occupancy certificate. Ask for the certificate covering your tower, or get a handover date into the agreement.

Esteem Group

Other projects in the city that carry the Esteem name and are RERA-registered include Esteem Kings Court in south Bangalore, all from Esteem Group, a Bangalore developer. Visiting an Esteem building that is already occupied shows the standard of finish, lifts and upkeep likely at South Park.

Pre-Purchase Checklist

A near-handover project shows the home itself, not a brochure. Use that with these steps:

• Look up the phase and RERA number of your tower at the authority's website
• Insist on the occupancy certificate of the tower, or a handover date committed in writing
• Reconcile the built-up area given in the price list with the carpet area printed in the agreement
• Go through the home itself for light, ventilation and finish
• Confirm if the parking allotted is under cover or in the open
• Find out the monthly maintenance charge and what the deposit covers
• Drive to the office on a weekday during rush hour
